We have sold, bought and are currently discussing selling again with Cody. He is truly the best. When we bought, we bought contingent (hard to pull off those days) on a new build. He was prudent on our offer and we walked in with equity - not only that, he helped negotiate last minute upgrades with the builder that were perfect for our family like an EV charger and hard surfaces throughout. We were able to go from not planning to sell to photographed and listed in THREE days. His strategy for listing was clever and aggressive. We had an 25k over-list price with several contingencies waved in 3 days (over Thanksgiving, nonetheless). We rallied and rushed for a simultaneous close and he negotiated early access to our new house, getting in 4 days before Christmas - just enough time to host 7 family members!! Incredible. Not only that, he showed up unannounced to help us move. He even ensured our cleaners could gain access to our old house in a total blizzard and that we could close on time. 2.5 years later, we have moved again, out of state (smh). He has been an expert advisor on when to sell, how to position our listing in a funky market and has been checking on our space to see what if anything needs to be done. We sold during a wonky time in the market and were about ready to pull our listing from the market and try again a year later.
