Update 3/2022 - effective April residents have to pay $50/year for parking and you can no longer back-in to spots. This tow/parking pass system has been inefficient because there are still too many cars and no parking, so theyāve decided hiring another company to tow people and charging us for it will be a better alternative. āā When I moved in the apartments were maybe 70% full. I never had a single issue with parking until around March. Weāre all filled up now and parking after about 6pm daily is musical chairs. Paying rent and parking in front of a curb is not what I signed up for.
Management has also changed in the last few weeks. The only thing Iāve noticed is a new fee to pay rent. There was always a fee if you used a card but now thereās even a fee for your checking account. The few staff Iāve met seem nice though.
Idk that the walls are paper thin. Youāre side by side so of course youāre going to hear stuff. But itās not constant and itās not raucous. But I could just also have amazing, courteous neighbors.
Itās a non smoking complex yet people are constantly smoking. Ppl donāt pick up after their dogs. And there arenāt breed restrictions.
Thereās 1 dumpster for cardboard and one for trash for 5 apartment buildings. itās always running over, especially during the holidays. We also have to pay for valet trash, $25 a month. They come Sunday through Thursday but have been known to miss days without notice.
Overall Iād say the property is well maintained. The pool is relaxing and even in the summer it has only been crowded a handful of times. Gym in clean and frequently empty just like the main lobby.
The mailroom is too small. I canāt say someone stole a package for sure but I can say clothes were ādeliveredā that I never got. The other 100+ packages Iāve had delivered without incident. Be sure to keep those tracking notifications. You donāt always receive notifications when your items are in the parcel lockers so youād never know it arrived. I like the unit itself. Very spacious. Great air quality and sunlight. (You have to remind them to change the air filters. They donāt just do it themselves.) no issues with cell service (Verizon) or internet (frontier). I havenāt had any maintenance issues. Like most apartments you can see some things were rushed (paint splatter on carpet, flooring not flushed with cabinets, I literally see the up arrow on my dry wall), but overall it could be so much worse so Iām pleased. Inside the buildings are dirty, trash and debris in the halls. The gym has broken and missing equiptment. They had a fire in apt above. Water damage ruined the gym. Took them several months to repair after being told a couple of weeks. They had ceiling fans that already didnt work prior, you'd think they'd fix that. They didnt. TVs dont work, equipment went missing and never replaced, blinds not reinstalled, light fixtures hanging and still has leaks.
After the hurricane, it took several months for repair to just get started, and things are still not 100% fixed. The watering system for landscaping has leaks everywhere wating hundreds if gallons of water. Not to mention the odor or reclaimed water.
The offer a coffee bar, however, there are no cups. They claim to have "gone green". The cups were paper. Yet they will waste hundreds of sheets of paper, taping nonsense notices to doors vs sending an email.
Security gates to the buildings do not work. Anyone can enter buildings. Not very safe as advertized.
They have had a total of 5 managers in 18 months.
They have a courtesy patrol staff member. He does nothing. Hes a cop, and flat out lies. I had new neighbors that were banging on walls for several days from approx 9pm-3am. This patrol said it was their washer and dryer. Really? He does only pay 50% of rent. Sweet gig for doing nothing.
The point is this place is not worth the money. Residents that have been here for years are leaving due to this decline in property management. They are more concerned with superficial appearance and nonsense, than actually running this place properly.
They ignore and do not reply to simple requests of residents.
Do not waste your time, money ir effort. There are much nicer places. They should rebrand Aria to Lipstick on a pig.
Read the reviews and just look at all the commonalities. Then look and the insincere replies from management. Canned responses. They do not do anything to make it better. Seriously, look for other places. This place is...
