6/29/25: The main outstanding issue is the AC in the unit smells extremely damp and musty. There's also mold in the vents (they look FURRY) and on the walls. Tried addressing this but I’ve been told I need to figure it out on my own. If you have severe allergies I wouldn’t get an apartment here, find somewhere with better central air.
UPDATE 7/9/25: Property Manager Kelli Stuart does not care about my concerns whatsoever. I bought a humidity reader to test the unit and the bedroom is 75%, which is higher than outside! Ideal range is 30-50% according to every website but the property team has told me my apartment is "cool and comfortable" and there's nothing they can do--so not only will they not help, but apparently I'm in the wrong for thinking there's an issue, too! I've got a sinus infection already; it feels like I'm sleeping underwater. If you have allergies, don't move here! Find somewhere else. Really disappointed with the lack of help thus far.
SECOND UPDATE 8/1/25: After further gaslighting, the property manager sent a "restoration contractor" to my apartment, which consisted of a woman in plainclothes and two guys in matching t-shirts. They immediately clocked that the apartment humidity was 75-80% and told me that the smell of the apartment alone was enough to have them concerned. They then recommended an industrial strength dehumidifier be run to begin solving the problem. This thing was massive, literally bigger than me. It's what they use to dry out homes that have flooded. I was thrilled--finally we're getting somewhere. They plugged it in and over the course of a full day the humidity trickled from 85% down to 55%--the strongest machine they had, and it was still struggling.
Seeing as how the vents are still wet and moldy, I emailed 1360 asking what their next steps would be to create a permanent fix. I got an reply a few hours later telling me they were done providing any further help, the dehumidifier was being unplugged after 48 hours, and if I still had a problem, I could buy my own. They turned it off and the humidity was back up again within 2 hours--clearly coming out of the HVAC. Not wanting to spend several thousand dollars to purchase and run an industrial strength dehumidifier constantly, I pushed back. I was about to threaten legal action when the landlord offered me the opportunity to break the lease "penalty-free" (how kind). I ran.
At this point, I'm out $3000 in rent, $300 in duct cleaning fees, and $1500 in moving costs. I spent the entire month of July on a friend's couch, hundreds of hours fighting with these people, moved twice in 6 weeks, and after all that I lived there 3 days. "Penalty free", sure.
Let me ask you something: do you really want to risk living here? They don't tour occupied apartments, which means you're signing a contract to spend at least $24,000 on a room you've never seen before. The building is decades old, and my HVAC technician told me he thought the ducts had NEVER been cleaned. What if your place is moldy too? If this is how they treated me, how will they treat you?
TLDR: I've rented in Chicago for years, and this is by far the worst experience I've ever had. I'd be thrilled if this is the review that helps you make your decision. Don't rent here, and definitely don't rent apartment #1505. There are way better buildings on the lake for...
Read moreSharing my pros and cons of the building as someone who lived there for a year and recently moved. I will say overall a great place to live with a few caveats!
PROS: Amenities - gym, rooftop, market on 1st floor, laundry room (nicest i’ve seen in a lot of buildings), dog wash in the parking garage, etc everything is pretty well kept!
Location - arguably one of the best neighborhoods in chicago & so close to the lake
Staff - especially maintenance who responded to requests promptly and professionally, management keeps residents very up to date on things happens inside and outside building which is appreciated (there were never surprise visits or window cleanings etc)
Neighbors - can only speak for the floor i lived on but neighbors were respectful kind and i never had any packages stolen
The roundabout in front of the building - game changer in the city for ride share, people visiting etc
Fun activities - the building always had social gatherings for residents and did cute things like pet of the month, not many places do this and it really made it feel inviting and like “home”
Seamless online portal and move in - payments, lease packets, renewals, reservations for elevator/grill etc are all done electronically and very user friendly. Move in was seamless with the help of the leasing agents. It was the easiest process ever.
CONS:
Delivery service (Fetch) - arguably my least favorite part of living in the building for many reasons but mainly because packages took many additional days to get delivered as the package would have to go to the warehouse, get sorted, you would have to set up delivery times etc so amazon prime was not 2-day delivery like you pay for. The time frames (although delivery people were always on time in said frame) are annoying because it would make you stuck at home for a few hours waiting. One of my packages got lost in their warehouse and they did absolutely nothing to resolve the issue so moving forward was always nervous to buy expensive items and have them shipped. It’s also a mandatory fee of $25/month which is just wrong. 1350/1360 should 100% accept packages.
Utilities - a metered system that charges you based on unit size. Very annoying to not have control over usage and therefore price. One month it would be reasonable next month $150 no matter how conscious you are of your usage. It was just not predictable and felt like they could easily be scamming.
Rent hike - I personally saw a 14% rent increase after one year of living there. You have to remember it’s a leasing company vs private landlord and that comes with pros and...
Read more1350/60 is easily one of the best apartment buildings in the area for a solid price. We had the opportunity of living here for 1 year in the 1360 building, and generally had 0 complaints.
The leasing staff has all been beyond helpful when discussing move-out, move-in, potential to moving to another unit within the building, and everything in between. Kelli is super responsive and provides exactly the answers you need and more every time.
Neighbors are all nice, building does host a lot of events for residents, rooftop amenity is probably the best view Chicago has to offer.
Front door staff was always very welcoming, especially the morning shift (6am) in the 1360 building! She pretty much felt like saying goodbye to my mother every morning with how genuine she is wishing you a good work day. Even jokingly got mad at my GF and I for coming in late one night cause "We're suppose to be morning people!!!!" She was the best and felt like family.
Maintenance orders were handled quickly and done efficiently. Never had crazy problems and anything we did need fixed was done once and never a problem twice.
As far as general areas, everything felt well maintained, clean, quiet, and properly handled.
The one thing everyone hates is Fetch. Which I agree, was not ideal and was responsible for maybe 2 missing packages over the course of 1 year, but to me that's not the building's fault and i don't think they deserve anything less than 5 stars for that.
I will forever know that if for some odd reason I needed an apartment in a pinch, I would so quickly move back to 1350/60. Even if not a last minute move (which it was not for us) this place hits the nail on the head for most things people look for in a high rise. Modernized, friendly, young, and actually has a pulse. Quickly felt like home and already miss that rooftop view!
