The Vineyards of Colorado Springs. I have lived in multiple apartments but this place had the worst management and living space i have ever been in. If you love yourself or your family PLEASE DO NOT MOVE HERE!!!!! >Upstairs neighbor informed us that someone had died in the apartment we were being moved into, a WEEK before they moved us in and the vineyards never mentioned it >Orange CHEMICAL water for the entire duration of the lease that made me and my roommates have hair loss, ruined my clothes, and turned my blonde hair green at the ends. This is what’s coming out of the sink, tub, shower, everything. All the water WILL be orange. >Pot holes that had been there for the entire duration of our lease and my roommate went every other week to ask the front desk to fix it, which they poured a little asphalt on a random spot on the ground near the north gate and that’s all they did to fix it for a year. Colleen’s reply when my roommate repeatedly asked when the pot holes were going to be fixed after they dumped asphalt on the ground was, oh I thought maintenance fixed that. And that was the only explanation given. >Dryer was not fully connected to the wall so lint was blown all into the laundry room. >The air vent filter hadn’t been changed since they built the apartment so there was 3 inches of dust and god knows what else built up on top of it >The thinnest walls and floors possible, you can hear EVERYTHING your neighbors are doing. >The pool burns your eyes if you go underwater because of the chemical water and it’s also green and gross because they never clean it, not to mention how even more green gross and murky the hot tub was. >Because the dryer wasn’t connected to the wall you had to run laundry 3 times to get it dry which shrunk and destroyed your clothes. >Our apartment was next to their sewer drain and when it rained it smelled like a sewer more than usual, sadly you get used to it > Put in a work order to fix the stove that wasn’t working on the over and after a week of no response went up to the front desk where Colleen said inspections were coming up. Asked to be notified a day or even an hour before maintenance came. She acted like it was an inconvenience and then we were woken up at 9 to maintenance knocking on the door to fix the stove. > Over half of the outlets didn’t work. >dog poop on almost every inch of grass >You’re not going to get your security deposit back because they will make up anything to get every last penny out of you >After paying on time for an entire year, the second to the last month we were two days late to pay the rent and got an eviction notice the first day the rent was late. >On our last day of the lease we rented a U-Haul to move our stuff out and parked it in front of the apartment and were actively moving everything out when the vineyards decided to be more “family friendly” that day and hired a security officer to patrol the apartment complex and he told us we have to move the U-Haul, despite it only being there so we can leave. I cannot emphasize how grateful I am to be out of that apartment complex. Me and my roommates were literally traumatized especially by the non stop orange water. You never felt clean, your clothes turn orange and rough, and I know for a fact if I stayed there for more than a year then I would have skin cancer, lung cancer, and stomach cancer because of how bad the air quality was from the dirty vent, dryer blowing lent into the apartment and onto the porch, and the ORANGE WATER. Don’t let them tell you they’re sorry and they are going to fix any of these problems because they’re not because it costs money and the vineyards are not going to spend a dime on making this place livable for anyone. A lot of these positive reviews are false and are from when the vineyards were paying tenets to leave a positive review.

I've lived at The Vineyards for a year to be closer to work at Children's Hospital and was commuting for 3 years from Castle Rock. I don't know why I didn't move sooner as I'm only 2 miles from work which is so nice in the winter. The location is PERFECT! There is so much within walking distance...groceries, oil changes, pharmacies, walking paths, etc. You can hop in your car and go to the movie or the mall within 10 minutes and restaurants, breweries, hiking and any activity. My favorite thing is leaving for work and seeing the BEAUTIFUL view of Pikes Peak. That is priceless. I just renewed my lease and they didn't raise my rent a ridiculous amount. I believe they are more interested in resident retention and building a community here at The Vineyards. Also, Collette has been here since I've moved in and she has been A+ in service. She's always listened to any need I've had and made sure it's taken care of in a timely manner. Maintenance always responds to requests within a reasonable turnaround time. My apartment feels like a homeand not just an apartment and my adult children spent Christmas here last year even though they have a house in Aurora so that should tell you this property goes above and beyond.

Staff is very friendly and it is important to note there is only so much they are allowed to do,

On a separate note, this place can either be a good experience, or a bad one. I am in my second year of living here, the first year was absolutely terrible. The people above us had (I believe) 3 families living in the apartment. Stomping around at all hours of the night, then to make it worse, their kids and even the parents, were breaking into peoples cars, stealing whatever they could get a hold of and if you even looked at them funny, they keyed your car, egged it, dumped soda on it, spit on it or even cracked your windshield. Their kids even made a game with the other kids in the building in which they would throw rocks at cars. Management was informed of this multiple times which resulted in police involvement and notices sent to our building. It didn't stop it. There are no security cameras so the police cannot do anything. These people seriously needed an eviction notice as they constantly disrupted everyone around them(We were not the only ones complaining).

Coincidently the day I moved out my roommates TV was stolen in the time it took us to drive across the complex and back. This Primarily happened and is popular occurrence for the apartment buildings on the south side of the complex. DO NOT MOVE INTO ONE OF THOSE BUILDINGS.

I have recently moved into the North side of the complex and have to say the experience is the difference from an LA suburban ghetto to an upstate friendly neighborhood. The kids are more respectful, the people are more friendly and the amenities are a lot cleaner/newer. Also, the grounds don't look like an apocalyptic wasteland, more-so due to the simple fact that my new neighbors are a lot more clean and sanitary than that of the last (Last neighbors never cleaned up after their pets, threw their trash off their balcony onto our deck, and even puked all over the stairs on numerous occasions, which I had to eventually scrub off the pavement because I could no longer stand the smell).

My roommates and I even witnessed two different residents of that building kicking the SH** out of their dog.

Now to talk about the disaster that is the pool and hot tub. Last summer, the pool and hot tub started out great, the hot tub was sanitary and very warm, like a hot tub should be. The pool was heated and clean as well. But all that changed after about 2 weeks of the pool being open. That same thing has happened again this summer. Shortly after opening, the young ones of the complex run amuck, half the time with no adult supervision, leading to broken glass, trash, and clothing left in the pool area. (I believe this is why everything breaks down all the time)The pool is currently closed with no timeframe of it being back up and running, the hot tub is filthy and cold, the water level is too low, preventing the filter from effectively cleaning it, which also means it is dirty beyond belief, yet the office states it is "In working order" My friend and I have constantly been going down there every night after work to relax but to no avail. We even found a very disturbing item float out of the jets in which really makes me question if I should even attempt to use the hot tub ever again.

Unfortunately every resident suffers as we get footed the bill as a "Water Bill" during the summer in order for them to maintain the disaster of the pool area.

A simple solution: You would probably save money on maintenance just by having someone, not even a lifeguard, monitor the pool area to prevent other residents from ruining what we all have to pay for in the long run(and maybe even develop some adults only hours). I have a strong feeling that by paying someone to monitor the pool, you will still pay less than having to re-build the pool and hot tub every 2 weeks during the summer. For the $1000+ in rent I pay each month, this is BY NO MEANS too...

BEWARE!!!! Move in if you are fine with not only loosing your deposit but being turned over to collection before you even receive an itemized statement. We provided 60 days notice and turned in our keys the day before our lease was complete. We provided a forwarding address as well. We were contacted by phone a week later saying that our rent was late! They charged us for rent and tried to say we didn’t provide notice until I provided the confirmation of their receipt. Two weeks later Kimberly emailed me requesting a forwarding address again even though I had provided it in our 60 day notice when we turned in our keys and again a week later when they said we owed rent. I provided the address yet again and asked how much of our deposit we would get back. I never received a response. About 4 weeks later I got a phone call from a collection company demanding payment. I hadn’t even received an itemized statement. I called the vinyards upset telling them that I had been contacted by a collections agency saying that I owe The Vinyards money. They refused to talk to me. I finally had to send a 7 day demand letter demanding the return of my deposit for failure to provide an itemized statement within 60 days. They returned my deposit and mailed the itemized statement then. The damage was already done. My credit damaged and the debt was sold to another collection agency and I had to attempt to dispute the charges for common area utilities for two months I didn’t live there, dispute unpaid rent for 3 days even though I had paid my full rent the last month. They also claimed our animal ruined the carpet by peeing on it... we didn’t have any animals and they listed an invoice saying the carpet was worn and needed to be replaced! That’s normal wear and tear! We were charged hundred of dollars in late fees in addition to the other false charges. We were never provided an opportunity to dispute any of the charges with the vinyards. Now I have to file disputes in writing through certified mail to the collection agencies and all three credit reporting agencies. They have caused me a nightmare!! They are crooked cheats!!!! Make sure you video everything when you move in and write down everything that has the slightest blemish because they will charge you when you move out. Be prepared to replace the carpet no matter what and deliver all correspondence through certified mail. Keep all receipts and never agree on anything verbally, make sure you get it in writing. Make sure you video the apartment after you have cleaned or pay a service yourself to clean and keep the receipt to prove it was cleaned. Be sure to do a walk through and video that as well. Do not leave the office until you receive a list of damages or a statement of condition. Be sure to follow up a week later demanding an estimate of any damage estimates in writing and any justifications for withholding any of your security deposit. Be prepared for them to refuse to refund disputed portions. Plan to file a demand letter threatening to sue in order to get the disputed portion back. Make sure to list in your demand letter that the worn carpet is normal wear and tear because they will turn you into collections for it after they return your deposit. Make sure you file a written dispute letter delivered via certified mail when you are contacted by the collection agency along with any proof you have within 30 days or the debt is considered validated. Immediately after sending the written dispute letter certified mail send another letter demanding them to send proof that you owe the debt, again certified mail. If you don’t, do all of this within 30 days you are considered to owe the debt and they don’t have to prove anything... you do. That’s when the real he’ll begins! All of this doesn’t sound worth moving...
