Before moving here into The Reserve or any other apartment community managed by Sunridge Management do your research. Read these google reviews carefully and go to the Sunridge Management website and read the reviews there. All the reviews in how deceitful the office staff is are all true. First let me start by saying the location is great and the community is amazing. My neighbors have all been courteous and friendly. However, the office staff lacks integrity and customer service skills. I've been living here 8 months and the elevator has broken down 3x for weeks at a time, the trash chute has been out service at least 4x for weeks at a time and we are being charged a trash monthly fee and the garage entrance has been broken multiple times as well. Management also does a poor job at keeping the grounds clean. There are areas that have a strong pet urine smell especially on the 1st floor. In addition to these things I had a frustrating experience with the office when requesting a transfer to a smaller apartment. I was given an option of 2 apartments and was provided 2 quotes. The manager Samantha and 2 of her employees Ufani and Lupita all three made an error on communicating the transfer move in date. Charged us a $600 transfer fee and made us sign a document with the move in date and a breakdown of charges. After everything was done they reached out to us and told us they made a mistake on the move in date and that we had to move in to the apartment sooner then what was agreed on. We told them we were unable to do that because all utilities and other moving arrangements were already set for the agreed date. We were told over the phone that it was fine and that we could move in on original date as planned. They then turn around and told us that we didn't transfer into the apartment when we were supposed to and acknowledged they made a mistake and that there was a miscommunication but to move in at the date we wanted ("agreed on") on the rent would be $183 more. I escalated this all the way to corporate and they did nothing to fix the situation. All they did was pull additional quotes out of their system to raise the monthly rent and not acknowledge and own up to their mistake and honor the original agreement. All the reviews on here and on the Sunridge Management website are accurate. They did nothing to research the complaint. I even got the President of the company on the phone who acknowledged they did have an issue with their system and that he would look into it. To no avail. After the anger and frustration I experienced I just asked them to reverse everything so I can just finish my last couple of months and get out of here. My advice is to BEWARE and do your reaearch before residing here or any other Sunridge...
Read moreCan they just treat people with courtesy and respect? Is not much what I´m asking for.
Leasing experience was a nightmare thanks to a staff member. The apartment had a lot of stuff that needed to be repaired, and also a really dirty carpets. Then, we had a leak the first week and I had to report the leak during 3 consecutive days until they did something. Now, I don´t have hot water at my apartment.
Reserve at White Rock manager, this apartment is expensive enough to have at least a little bit of empathy from your workers.
I know things cannot be done or repaired when I wish or right away, but courtesy and being nice is free and help when you have an issue going on in an apartment after the worst leasing experience ever.
UPDATE: I am enjoying my stay here, what I am not enjoying is the poor management. Today I have been with no air conditioning since 7pm. I have called several times to the emergency number and nobody answered. 80 degrees right now in my unit at 10pm. I love the apartment and the location is excellent but again, management could be a little bit better. And I already wrote to the manager directly anytime I needed anything. They use to answer but you cannot have a family with no air conditioning and this hot when you have an emergency number.
I guess they will resolve this tomorrow but⌠who knows?
EDIT: in only 3 months here, I had so many issues that were not address in time by the management. I was 2 days with no AC in June, and they fixed it because I call City of Dallas. And now, a week ago, my neighbor got his apartment flooded and all the water came down to ours. I have humidity odor and water stains on floors and walls. One week after, is still not repaired. They offer a transfer, but, of course, paying deposit again, only 4 days for moving and wait until September if I donât want to pay for 2 apartments at the same time (new one and the one Iâm already in) and this issue it wasnât my fault at all. But they are not helpful and they donât care about you at all. Counting the days to March so I would be able to move out of here and donât see these people anymore. Worst management ever. Good...
Read moreWish I could give ZERO stars. I am posting because it has taken this property since May 4th 2022 to correct a leak in my roof. This leak has caused serious damage to the drywall on the ceiling, walls, carpet and baseboards in my bedroom. They finally showed up yesterday to do an inspection after CANCELING two service request in May, marked one as completed in June when no work was done and now we are in September. During the inspection for repairs yesterday I noticed 3 visual spots of black mold, 2 large and 1 small. The company the complex hired simply covered up the mold, did not remediate nor replace the drywall. They told me this is standard practice. So they cover up visual mold on the drywall and tell me that there couldn't be mold on the other side of the ceiling without even checking. I spoke to a Mold remediation Specialist who stated that it is definitely not standard to cover up black mold, also in a period of 6 months from the first visual leak till now that he guarantee's there is more mold on the back side of the drywall as this is the first contact of water before it leaks through. He stated that if the drywall is not checked and/or removed if needed and no remediation is done the mold will keep growing ; 1: behind where they covered it up 2: above the ceiling. The only options are remediation or replacement of all drywall NEITHER of which the apartment is willing to do.
I have reached out to speak to management with no luck. As Black Mold can cause serious health issues short and long term, I feel its only right that my complex does the right thing that being; Mold inspection, remediation or replacement of all contaminated drywall.
I am hoping they do the right thing but I would be very careful if you are thinking about moving in here. Definitely think long and hard.
Would you live in a place that has black mold and the complex simply covered it up? Didn't check for more? Not worried about it?
I have added some pictures of the mold, and believe me this is barely any of the water damage on the...
