This apartment is in my opinion, a pretty good (one of the best in denton) value for what it costs. Me and my roommate (living in a 2x2) spend about $800 a month total to live there, including all utilities and rent. There are no amenities but thats honestly a benefit as they are usually useless, left unmaintained, and add significantly to rent. The price is definitely more expensive than student living, but if possible, it is definitely worth it for the increase in quality of life. If you are a student, the apartment is only about a 6-7 min drive from campus, and if you enjoy going out, the square is about a 5 minute walk away which is really nice.
I'm not sure what building some of the people complaining about wall thickness are living in, but I live in the building across from the police station and I rarely ever hear my neighbors. Even within my apartment, someone can be watching a movie at a loud volume in the living room and it will be reasonably quiet in any of the rooms if you close the door. Same with the train, firetruck, etc, it will depend on your building but in my experience it becomes negligible and has never bothered me.
As for the Martino Group and the management as a whole, I have never had a problem with them. Some of the reviews on this site are old and perhaps they have undergone a management change, but while I've been living here they have been very communicative about any routine maintenance, status of the trash valet, or anything else we would need to know.
I am writing this review a few days after the winter storm in Feb. 21' and my experience with the apartment during that time has been very positive. Since we are on the same block as a police and fire station, we never once lost power or water, and the Martino Group has been very actively communicating information to us, taking care of neighbors whose pipes burst (most likely because they didnt take the precautions we were told to follow), doing emergency maintenance for those who need it, and generally being as helpful as possible.
Granted I may have been lucky with some of my experiences here such as my location and building but I do not think the negative reviews here fairly reflect this complex at all. The train is a non-issue, the walls are not thin, and management is not poor. Overall, if you are looking for a nice, fairly modern apartment in the $800/mon(total) range, then I would recommend this complex. I have had to call the cops numerous times due to the amount of people (the homeless population as well as people from surrounding neighborhoods) walking onto property and making it unsafe to exit my vehicle to get into the building. One guy was walking along the side walk, saw me pull up, turned around towards my car and started dancing, screaming, making gestures, etc. I had to call the cops because I could not exit my vehicle. Just last night, I was in my car, and there was a man pacing the parking lot. He passed behind my car multiple times, so I waited to get out. Once I saw he made it to the street on the left of me, I looked up, he made eye contact with me, immediately started screaming, and rushed to my driver side door. Luckily, I peeled out before he could touch my car, but I had to call the cops. They were there within minutes to canvas, but he had vanished. Another morning, I was leaving early for work. There were 2 young men dressed in all black waiting in the parking lot. I parked on the street right next to my building. I waited a few moments, then eventually made way to my car. These 2 immediately started following me. I bolted to my car, got in, and locked the doors. The minute I drove away, they walked away. As a woman who both leaves early and returns late from work and classes a lot, I do not feel safe at my own apartment when it is dark (yes, even with the police station RIGHT there). The complex itself and management, though I have minor opinions, are pretty great! I have never had an issue with management, maintenance, or my apartment itself. However, I do not feel safe here. Read moreMy main complaint with this complex is the noise issue. The walls are indeed paper thin, but even worse is management’s (lack of) response to the issue. I have been hearing music, arguments, and a looottttt of stomping/“thuds” from my upstairs neighbor in particular. I’ve reported them to management a handful of times with video evidence. They ignored my phone call and emails for weeks, then had the audacity to ask for more video evidence this past week when I reported my upstairs neighbors again.
Another thing is the loud drunk people outside/inside on the weekends, or other people yelling in the hallways while walking by. The train is the least of my worries here.
As for everything else, it’s okay.
The units appear nice for the most part. The cabinets in the kitchen are white on top and brown on bottom which makes it seem unfinished.
I haven’t had any pest issues within my unit, although i’ve seen a few within the halls as other residents leave the doors wide open sometimes.
As for the cost, I think the base rent is reasonable when compared to other apartments in the area. They do charge you everytime you need maintenance though.
The location is really nice, because it’s walking distance to the square and a few minutes drive to/from campus. Also, I like being next to the police station, despite the people who seem to loiter around there.
