I have lived here for about two years, my lease ends in about a month and it honestly couldn't end sooner. Denton Student Apartments is a failing business with a revolving door of management teams. In my two years here, we have had three different management teams, not a single competent team yet. My best advice, move anywhere but here. My air conditioning has worked probably 20% of my time here, I currently am on day 3 with no hot water. This new management team is extremely slow to set up, there's no way to leave a voicemail, they send emails but don't reply to them. The poor leasing agents have to take the brunt of the management from tenants because they're the ONLY ones you can get into contact with. I was hopeful with this new management team but it's clear that in a year it'll be out with the old and in with the new, I don't give it more than a year with Asset Living, unfortunately. The truth is that the University Place buildings are way too old and run down but no management team or DSA itself will ever invest in redoing and fixing, just letting tenants suffer and run their maintenance team to the ground instead. The rent for the two bedroom, two bath is about $700 and it's barely worth $300. We have no amenities, nobody to help you out. You can guarantee when summer starts to roll around the ancient chiller system will break, but they'll never update the system, just keep haphazardly fixing the same broken one. When things go wrong, management will never remedy the situation, when things are broken it's nothing but excuses and "we're working on it." They work too slowly and expect their tenants to just put up with these dangerous circumstances compensation free and solution free. It's absurd. Many times I've had to show up to the leasing office with all types of paperwork with hours notice to keep myself on AHP when there's no way they were notified the day of. I recommend if you're a student looking for a place to live, skip DSA altogether, it's one big upsell and they will never care about YOU just your payments. Every management team that's rolled around here should be humiliated for it's poor care and treatment of tenants.
Honorable mentions for this place: My bathroom outlet doesn't work with the light off, they painted over TILE in the shower so now it's just a white peeling shower with teal tile underneath, storage lid container adjacent for a toilet tank cover, hole in the wall that was duct taped as a repair (management put the hole in the wall), weird, mildew smell comes out of the vents if AC is on, paint peeling off the walls, roaches everywhere, smoke detectors are one time use, very loose two-prong outlets, the blinds barely work and are difficult to adjust, walls are extremely thin I can hear my neighbor gag as he brushes his teeth every morning like I'm in the room with him, poorly maintained courtyard and it floods easily, leaking bathroom sink, poorly painted walls, poorly painted doors. Read moreI’M BEGGING YOU, DO NOT GIVE THEM YOUR MONEY!!!!! I knew it was going to be rough because of the reviews and how horrible move-in was but apparently that was just the tip of the iceberg. When I first signed the lease last summer, they had claimed to be undergoing new management and would be fixing any previous issues. The whole nine months I’ve been here I’ve seen no change. I don’t even know where to start with this place. The roaches and bugs have been slowly taking over my entire unit and nothing I’ve bought will kill them. They have such a diverse population in roaches, it's lowkey impressive. Maintenance does nothing about it either, I have never seen them come to spray the whole 9 months I’ve lived here. On top of that, I have seen the lawn get mowed maybe three times. MAINTNANCE DOES NOT EXIST. Never once has one of my work order even been opened. I had to go to the leasing office that's about a five minute drive FOUR TIMES before anyone decided to come look at my leaking and moldy apartment. The people that work there do not put any effort into their already simple job. My unit was swarmed with gnats, non stop leaking that damages lots of my food and personal belongings, and the majority of the floors and walls have water damage. All Amber did was get someone to paint over the mold. It took me threatening code for that to even happen. It’s still growing back so they’re gonna have to put a new coat on before the next victim. NONE OF THE WASHERS/DRYERS WORK! Don’t waste putting any of your money in those, they will ruin your clothes. Because they messed up real bad during the move-in process, I currently live in a 2x2 for just under $800 and I don’t even feel like that's worth the price. Read moreI wish I could rate this place in negative stars, this is a last resort and I wouldn’t wish staying here on my worst enemy. I don’t even know where to begin because there’s so many problems with this complex and management. Upon move in there were instantly multiple problems, absolutely disgusting roach infestation, one even painted on the wall. It clearly had not been cleaned in weeks, it was absolutely filthy and the vents are disgusting. There is a putrid smell coming from the air, like just an old stench of odors and weed, it’s so trashy. We didn’t even get a mail key until 6 months later after move in, they said they were still “waiting” to get the new keys. Be prepared to not have AC or heating at certain points, because they use the ancient system of boiler/chiller which means you can only have heat or AC and they never change it to AC until it’s absolutely scorching outside and your apartment is beyond stuffy. It also is constantly breaking, last year it wasn’t even fixed until July, which is inexcusable, ridiculous, and dangerous. As for management, it’s poorly managed, don’t expect anyone to answer the phones or for them to be helpful. They are very uncaring and don’t care until you have to bring in code enforcement, I literally had to get an officer to be on them last year in order for them to fix the AC. If you are also apart of the AHP, they will spring on you at the very last minute that they need multiple different forms of paperwork otherwise you’ll be kicked from the program.
