IF you consider adding a tenant, accept a re-screening process for dual (both) together on a new application - however long you have been in your lease. IF you do not have a steady backup supply of roommates and happen to need one, accept that you will be served a written notice of a lease violation IF you advertise on AirbNb and Craigslist. Every tenant that has moved on has a gripe to load about the heavy move/clean out fees. Regardless of how human and appropriate the staff may be, accept that yours and all are other stated personal considerations are treated as a standard. No exceptions are considered. It would be unfair to others who came with a like - but not - similar circumstance and receive a different outcome. - agreed. IF you have a concern while residing, the on-site property management is responsive and proactive. However, there are many defaults - commonly known as tenant oversights of the property to which are not addressed and oftentimes line items on the bill to foot on your way out. Most certainly these are factual statements. Relative to the business and relationship, these are elements to consider when looking for a place to live. The Community is great here and the surrounding area. Schools are fantastic. We love the diversity and integrity of the individuals that make up our neighborhoods. If I could rate zero stars I absolutely would. The only positive takeaway was the people/ families that live there. The owner and son (Omar) are an absolute disgrace. The pointless sheriff meetings they hold are soley what YOU can do on your own to detour theft and crime. I have witnessed this man literally catch attitude and roll his eyes when tenants have brought up issues to his attention. Exposed pipes and caution tape must be part of the new look. Yet they make a fuss about innocent children playing and creating a noise "disturbance". Let the kids play and enjoy! Too lazy to take out patio furniture for families to enjoy even though we are Way past Co-vid. I Never see a pool man clean the pools regularly and the little gym center and dog wash spa closes way to early. Looks like they are aiming to get soley young couples to live at the hills, families beware. You will be ripped off and there are countlesss stories of people, good paying tenants who where given the boot, I'd rather pay more in rent and still live in Diamond Bar than pay less and be stuck at the hills do not rent here within 3 months time you will see not only the disfunction and unorganized management but unfortunately the discrimination you might be subject to. The bad reviews are all true. I have so much to say, pictures etc... bottom line stay with you're parents, or go...

waste your time! I moved in just 3 weeks ago, the unit was dirty, Signe of urine on bathroom wall, Pet hair all over carpet Mold on mulitile location No window covering Signe of unit has been broken in, the door missing big chunck of wood And lock is broken Smell of GAS inside unit from burner that malfunctioning Fridge is broken No Light fixture only light fixture in kitchen and bathroom area, so the unit is nothing but a dark dungeon. My kids are getting depression Both entrance to building has a deep steep and when you drive by you see many scarthc lines from cars/truck stuck and YES our UHAUL truck stuck when we were returning it, had to call Tow Truck to Tow the truck! Firedeprrment, police and Tow truck company who came to help us on May 8 2017 all told us this place is a Joke and management never care, they see truck stuck at least few times a week. No signe or anything to help. Managemnt is NOT helpful they just try to show this is your problem. I am paying 1975$ expensive rent for this Junk and I stuck becouse if kids school as school registration is done and I cant move againas it just cost me 1000$ to move.
