POTENTIAL TENANTS BEWARE – As a former tenant of Cool Springs Galleria and its parent company CBL for five years, you should avoid leasing space from this company at all costs due to their poor service and unethical business practices.

The mall staff and CBL are very difficult to work with for any landlord repairs due to lengthy delays and subpar repair work. When you finally get them to perform the repairs, such repairs are usually completed very poorly. Very unresponsive and everything becomes the tenant’s problem.

As it relates to recordkeeping, the CBL accounting department will continually demand duplicate rent payments even though you have already paid the monthly rent with the check clearing your bank account. This attempt to require you to pay rent again is either related to an amateurish lack of internal controls or an unethical attempt to collect additional rent payments to increase their rental income.

At the end of your lease, you can be assured that mall staff and CBL will develop excuses to withhold your security deposit.

We were absolutely outraged yesterday when we were waiting to go inside Windsor (apparently the fire alarm has been pulled earlier?) And one of the guys that worked for MGK started shouting at us and making a scene. He literally yelled at my 16 y/o daughter who was wearing an Alabama shirt, "HEY ALABAMA! MOVE!" My husband went to say something to him but i stopped him because we were there for our daughters to find a dress, not to cause a scene, and the guy continued to say hateful things towards us. When his manager came over to see what the issue was the guy told him that we wouldn't move from beside the kiosk and that my husband tried to "swing on him" even though there were at least a dozen other people out there with us waiting who said differently AND a security camera. The manager apologized was very cool headed but we shouldn't have had to stand there with our children and be shouted at by an irate employee who has no idea how to act professional when speaking to customers or be understanding that there wasn't room because of the situation. My husband even told him, as we were trying to move over as much as we could, that he didn't have to go about it the way he did. I've never been much of a mall person. For some reason mall air dries out my eyes, and I'm not much for crowds. I know these facts should keep me from providing a worthy critique of this place, but I actually think it uniquely qualifies me to render an accurate review. The Cool Springs Galleria has been the quintessential mall experience in the area for years, and really what a true mall experience is supposed to be. It has all the shops you would expect, plenty of dining options and it has maintained high standards to make sure the visitor's time is safe and enjoyable. It seems that they are always bringing in new stores, getting rid of ones that aren't performing and remodeling areas to make it a comfortable place to be. I often wish that the folks that work in the small carts in the middle of the walkways didn't constantly try to pull you in and the parking was less of an issue, but I guess that's just a part of a thriving mall destination.
