I lived at Art House Greystar for over a year/~14 months. Recommendation: DO NOT LIVE HERE Please do not ignore the bad reviews. It is not worth the headache. I could honestly write more but hope the below would suffice. Below I will try to describe my experience while living here. The GOOD: The gym is great for an apartment gym The leasing office workers are nice The building itself is beautiful and well decorated The location is good I had a gas leak. The leasing office checked it out and said they didn't smell anything. They told me to let it air out. Everyday I would come back from work and smell gas. I brought the gas company out 3x and finally on the third time they found the leak. I couldn't use my stove for a bit and the leasing office gave me credit on my account so I could buy food (since I couldn't cook). -This was under the FIRST group (see below) The BAD Leasing office is not very helpful -I work normal business hours so many of my issues I had to email the office. Initially I would never get a response. I would then have to go to the leasing office -The THIRD group of leasing agents were okay, one was very nice and responsive to email but unable to help my most urgent issue Leasing Office turn over -While I lived there for 14months, I saw 3 different groups of leasing office staff. The first group was great, I am assuming they were the first group for that reason (they opened art House when it was first available for leasing) -With each group, 1-2 individuals were new to the role. I understand, but it is frustrating when you hear "I'll ask someone about that" or "I'll get back to you." The exception is Jianni, she is helpful Surrounding Business -There is a restaurant/bar next to Art House. When I lived there they had a live band that would play EVERYDAY except Monday. Getting sleep was impossible. I bought a noise cancelling machine; useless against the live band. I called the non-emergent hot line 3 separate nights but the restaurant was within 'the allowed decibels.' I talked with my neighbors: one said 'yeah, it's like a concert on your balcony' another moved out soon after I moved in. Those that live closest to the side with the hammocks/green grass are most affected -Apparently, many people moved out prior to my move in but they gladly left that out when I signed. Due to all the move outs and people requesting to move out, I believe the lowered the rent price by $100..not worth it trust me Move Out -You will be charged random fees w/o explanation. Leasing office will say it is out of their hands and they can't do anything about it... The financial department does not respond. -I emailed, sent letters, and called and they ignored my efforts -I cannot stress enough how unprofessional this experience was. If you can avoid the headache and the stress please do! Resigning of Lease -I was able to break my lease and move into an apartment facing the pool. The pool got extremely loud and the apartment plays music throughout the day, so I went from one evil to another -The best part is when signing my new lease, I was told 'it's the same thing just a different apartment number.' I almost signed but decided to make sure and saw they tacked on 2 extra years to my lease!!! I pointed this out, was told it was a mistake, and was then sent the CORRECT lease the following day Hallways -Not much to say except large piles of dog poop seen on 2 separate occasions Parking Lot Gate Always broken -The gate spent more time broken & permanently open than actually working. Hence why there were many car thefts and car damage. Also many non-residents parked in the garage; causing many residents to park on the roof/highest level AirBNB -I don't know if they still allow it, but my friend-who was a resident-lived next to a unit and it was loud. The amenities would be occupied by outside 'guests'

Please read my initial review for an overview of my entire experience. As an update, I renewed my lease with zero hesitation. As I continue to live here, the sense of community, security, maintenance, unit construction and design, and leasing office continue to exceed my highest expectations. Recently a neighbor of mine contacted the office regarding a noise of water running for a prolonged amount of time from my unit. I was out of town. Turns out it was no big deal, but the quick action from Danny at the leasing office and the caring action of my neighbor ensured my home was safe when I was not there. This is something money simply cannot buy. Unbelievably reassuring. If you are the neighbor possibly reading this, sincerely, thank you.
Additionally, the maintenance department maintains the property and every aspect of my home immaculately with great attention to detail, exemplary friendliness, and extremely fast service. I enjoy running into maintenance team members on my way to work, always brightening my morning with a smile and a hello. Very professional, and very kind.
The security here is outstanding. I have not once ever felt unsafe. I practically earned my degree from the office pods in the lobby and the indoor and outdoor lounge on the roof, frequently studying in the lobby until early morning hours, sometimes until the sunrise. Whether it is a Monday afternoon or a Friday at 3:00AM, the security standards are the same. Given the proximity to downtown (a 3 minute drive...with traffic) this observation says everything. I enjoyed making conversation with security team members in the middle of the night, which was also an excellent excuse for a study break!
To reiterate my original review, the leasing office team members are unparalleled. From the very first phone call I made to tour (Hi Jianni) to every interaction I have ever had since then, I have been blown away. The most friendly, efficient, professional team ever. It is obvious that they care greatly about their community beyond it being their work. Not only that, Danny, Jianni, and Vivian (the property manager herself) have individually each gone above and beyond to me personally while I have lived here regarding any and all problems I have ever had- from packages I forgot to pick up, to forgetting to close my windows before going out of town and it started raining, to providing touch-up paint for my failed decor attempts, and way, way more, it honestly feels like I have family that look over my apartment with me! Again, this is just not something that your money can buy.
Tour the property yourself- from the rooftop pool with a panoramic downtown view, the for-purchase art gallery on property, and the entertainment space alone will have you sold. My hobbies, work, and education surround architecture and design, and the extremely fine details such as the unit paint finishes, unit construction quality, unit cabinetry quality, unique floor plans, and even high end GE appliances (kitchen and laundry) elevate the living experience indefinitely. I have seen every apartment in this price range in the Heights and downtown- save your time, no other complex has this combination of high-end elements in the design of their actual units. Sophisticated, durable, and non-builder grade homes.
I am so excited to continue to live at the property for another lease term. It is awesome to know that I decided to choose Art House within a 24-hour time frame upon touring almost two years ago and I could not have imagined a better living experience in Houston. Thank you so much,...

Let me spill the tea on the latest disaster: Art House seems to get a kick out of cutting off the water supply like it's some kind of sick game. If you're into basic stuff like showering or having water to drink, do yourself a favor and look elsewhere. They blame the city every time, as if that's a legit excuse. Over the past few months, I've had to deal with water shortages multiple times, Art House cutting off the power, and fire alarms going off in the dead of night, followed by three days of non-stop smoke detector testing. Yeah, like, so much fun, right?
Safety is a major vibe killer here, with fire alarms constantly disrupting my sleep. Plus, there are zero cameras in the garages, making it feel sketchy AF. The hallways? Let's just say they've got this funky mix of dog poop and the unmistakable scent of marijuana, making the whole living scene seriously grimy. The shared spaces, like the sky lounge and pool tiles, are consistently trashed, and there's this poor cleaning lady, who's gotta be pushing 70, trying to clean up the entire place. Stains everywhere, elevators reeking and forever acting up, and the garage is pretty much a hot mess.
Break-ins are practically a regular occurrence in the garage, and Art House's emails claiming it's out of their control are just plain annoying. The so-called security in the garage at night is a joke. And don't even get me started on management—they couldn't care less about the problems, and if you try to talk to them, they're all high and mighty.
The package delivery service, Fetch, is a total disaster too. They're practically pros at losing or straight-up stealing your packages, and when you try to raise a stink about it, they just shrug it off. And guess what? Management won't let you send packages to the building, so good luck getting anything delivered without a headache.
Oh, and let's not forget the shady moves by the leasing office. They've taken the art of self-promotion to a whole new level by slapping their own stellar ratings on review sites. Like, seriously? It's so obvious that they're trying to boost their image by inflating their own scores.
So, not only are they failing at providing a decent living experience, but they're also playing the review game dirty. It's like a cringe-worthy attempt to mask the glaring issues with a shiny facade. The whole thing reeks of desperation, and it's a major red flag for anyone considering signing on the dotted line. It's a classic case of smoke and mirrors—make sure to see through it before getting yourself into this hot mess. They're out here trying to sell this place as some boujee spot for remote work, but it's all a big fat lie. One star is me being generous because, let's be real, zero wasn't...
