What an absolute disappointment. It’s a shame that I had to encounter Earl Mallett out of all their leasing agents. He was the most disrespectful and arrogant leasing agent I’ve ever encountered. I’ve toured 3 similar properties in the last week and Avenue Grove was recommended to me by my leasing agent. I visited the property with my friend who is also looking for an apartment and I assumed Avenue Grove would be a great fit for both of us. I walked in and was unfortunately met by Earl, he asked us to sit down and wait for him. The previous day I had spoken to another leasing agent at the property and told her what I was looking for and my move in date, she was so friendly told me she wrote me down in the system and would look forward to touring me that coming weekend. I let Earl know this and he looked into his computer and told me I wasn’t in the system and seemed to be put off that I had spoken to someone. Once we sat he asked us the standard questions regarding what we are looking for and our move in time frame. My move in was more than 60 days out, and I understand how this industry works. Prices and availability changes weekly if not daily but as someone who plans ahead I wanted to tour the property and apply the month prior to my move in if I liked what I saw. When my move in date was closer I would find availability and sign.
Earl rudely told me that giving me any pricing would be useless and a waste of time since my move out was so far ahead, when I explained to him that I understood that but I was more interested in finding out if the property was even something I would consider when that date came closer. He once again with every ounce of arrogance told me that it doesn’t work like that and that they are at 80% occupancy and are filling up so quickly, then turns directly at me mockingly and says “Do you get it?” At this point all three of us are over his condescending attitude and his blatant disrespect. He turns to my friend and acknowledges her because her move in is a month prior to mine so she is worth his time.
My friend is over it and asks for a price sheet and brochure since we have no interest in dealing with Earl Mallett but still want to consider the property with another leasing consultant later on. He then tells us that’s not how it works at this property, they aren’t like ANY other property we’ve ever been to and they don’t give price sheets or brochures until after the walk throughs and consultations. After this we have no interest in the property or speaking with him anymore, we promptly get up and leave. If you tour this apartment complex I hope you’re not as unfortunate as I was and you’re welcomed by any other leasing agent. This complex has the potential to be a great property and I do hope that Midway Companies invests more time into training Earl to have better customer service and relationship building skills. If you’ve received this type of treatment at this property I would recommend for you to look at The Catalyst in downtown, Amber the leasing agent there is wonderful and I will be...
Read moreI have lived here for two years. I have seen changes in management, low COVID prices to high inflation prices, and mass move outs to mass move ins. All I can say is that I love Avenue Grove. To start with the cons, the elevators are agonizingly slow. I've even been late to work waiting for them. Additionally, the gym equipment could use some drastic improvements, it's a small space but could do well with some updated equipment. Also, there aren't many amenities. Apartments often have game rooms or rooms to host events and have guests but Avenue Grove really only offers the pool, bbq area, and gym as its main amenities. Lastly, some people have loud dogs, there have been a handful of garage break ins, and often there will be a smell of weed in the elevator or hallways. However, these problems are not unique to Avenue Grove. Any apartment complex in the city will have those apartments, and I've lived at 6 so I would know. All that being said, I love everything else about Avenue Grove. Location is prime as it is right off the highway and as someone who is always running late, it is very convenient. The park view cannot be beat. I often take walks in the park that are very good for my mental health. They'll often have events (mostly for kids which doesn't really benefit me), like movie nights and festivals that are fun. There are very few apartments within the loop that offer you the peace and quiet of suburbia with the entertaining, dining, and career opportunities of the city. The management under Midway is preferred to the Lincoln management that briefly took over just because of their availability, response time, and overall pleasant attitude. The concierge staff, particularly the young woman whose name is escaping me is especially helpful and kind. I was also greatly helped on my lease renewal by Stacey Rodriguez from the corporate office - kind, helpful, and attentive like the rest of the staff here. And, as someone who has never been one to befriend neighbors, I have actually made lots of friends with neighbors in my time here. It is unlikely that I could see myself moving from Avenue Grove. Even as my lease price went up on renewal, I still couldn't imagine living anywhere else. Pros and cons in mind, I'd recommend living here...

• a warm, loving and extremely helpful staff (Thanks Earl, Ramey David, Alex, Mark, Rumi and Miguel), • the natural lighting – our apartment is on a corner and two walls are wall to ceiling windows, • the view of Levy Park and downtown Houston – we have a special benefit as we are located right over the dog park, • the sound is very quiet as it is a concrete structure – I know we must have neighbors but I have never heard them and the windows do a great job of masking exterior sounds, • the large walk in shower with a big shower head and great water pressure, • the spacious kitchen with lots of counter space and under cabinet lighting, • lots of conveniently located indoor parking, • a nearby storage unit and a special Bike Room for our bicycles, • there countless bars and restaurants within walking distance, • there is convenient access to and from the Southwest Freeway, • HEB, Whole Foods and Trader Joe’s are with a 1.5 mile radius, and • Avenue Grove is home to lots of animal lovers whom I find to be special people.
