I lived here from summer 2022-23. Here’s my honest opinion. [TLDR: I wouldn’t recommend this place to my worst enemy] Pro: The unit I was in (an A3; 1bd,1ba) was nice. Spacious and good layout. Be careful though. They’ll try to get you to sign a lease for a layout totally different than what you toured. They sent me a lease for an A1 which had a bedroom with no windows. I highly recommend touring the *actual* unit before signing if possible. Cons: • Package room was a mess. They refer to them as lockers before you move in but there’s no lockers. It’s just one large room with packages thrown everywhere. They have labels which delivery drivers ignore. I don’t blame them though, there’s no true system just chaos. You’ll see packages ripped open, trash, and bugs all throughout that room. • YOUR PACKAGES WILL BE STOLEN! I had so many packages stolen when I lived here, whether they were delivered to the package room or to my door. I highly recommend getting a doorbell cam if you choose to stay here. • The hallways stink. They smell like piss. I think it’s a mix of humidity from outside coming in, and ppl leaving trash on the ground in the hallways. Bugs all over the hallways. The hallway will also match the temperature outside because doors are slotted. So be prepared for humid hallways. • There were bugs in my apt. Roaches, ants, and the like. So. Many. Ants. I thought they would go away after a few months of me settling in but no. No matter how much I cleaned, sprayed Raid, and even called pest control I always had ants in my bedroom. The roaches went away 7 months in but the ants persisted. There were also so many mosquitoes. I lived on the first floor so maybe this won’t be a problem on higher levels. I read other reviews speaking of rats. I didn’t have any of those luckily. • Office workers and maintenance are incompetent. I don’t say this to be rude, but rather because it’s true. The team that was there when I moved in was not the same when I moved out (property manager and agents). I think it speaks as a testament to management if an entire staff either quits or is forced out. Especially without notifying residents. It was the latter team that really did it for me. They rarely answer their phone and never respond to emails. I emailed AND submitted my 60 day notice in person and they still called me about it multiple times. Why is no one keeping track of tenants’ documents? My AC went out numerous times in my 1 year of living here. You can’t say you “fixed” something if it keeps breaking. My kitchen sink faucet hose hung loose so I put in a maintenance order for it. It stayed secure for maybe a week… I put in an order about my low water pressure and the guy that came just completely took off the flow restrictor so then water splashed everywhere. There was a cabinet broken when I moved it that they NEVER fixed even after promising to before I moved in. To conclude, I had so much stress living here. Really can’t recommend. Staff doesn’t give a darn about residents. They just want your money while making life harder for you. And they will deduct from your deposit with absolutely no explanation why.

On March 3,2024 , I was shown apartment #2230 by leasing consultant Kayla. The apartment was filthy the previous tenants left trash, mattresses in both bedrooms, couches and a horrible smell lingering, and roaches. This apartment should have never been shown in this condition, this shows the leasing staff are not fulfilling their duties and communicating with the maintenance staff, effectively . I was then told that the apartment would be ready by March 6, 2024. I arrived to the leasing office March 6th and spoke to David. I was told that the apartment still wasn’t ready for move in and would be ready March 9th. This was an inconvenience, as I hired a cleaner to come March 7th and had to pay an extra deposit to get her to come March 12th due to the poor communication between the staff. I arrived March 9, 2024 & David showed my friend and I the “move in ready” until We seen tons of baby roaches crawling around the apartment, David killed a few himself and promised that the issue would be fixed by an exterminator. That should’ve been my second red flag.By this time I already paid my deposit of $1870 and signed the lease, so I believed it would be fixed. I bombed the apartment using roach bait and foggers on March 10th, and had my own exterminator come out March 11th & 12th. I had my cleaners come to clean and was told that there was live roaches crawling around while they were cleaning. I have talked to the current residents and they have told me that this is an on going issue which means the building has an infestation. This is my first apartment and I am expecting my first child and refuse to raise my newborn baby in this infestation. So they agreed to terminate my lease because of the miscommunication and infestation on 3/14/2024 and refund my deposit and what I payed the cleaners and my exterminator. They said it would take two weeks to process and I still haven’t received a refund nor updates and it’s April 4,2024. Why should it take this long to receive my money for an apartment I wasn’t even able to live in !

New renter here so this will be deep & thorough: Found these apartments on apartments.com & decided to take a look. I was looking to move in within the next 3 weeks due to my parents selling their home. Walked in a few days later after looking on the website & satisfied with what I saw virtually. I didn’t make an appointment to tour, but the Assistant manager Casey, still let me tour the floor plan. She in fact showed me a floor plan I actually overlooked & im glad she did. My phone ended up dying during the tour so I wanted to circle back and tour again. About a week later, I came in again & the leasing agent assisted me with a tour and I was able to record. Both were very knowledgeable about the property & the floor plan. Less than 24 hours later, I applied (wanting that 1st months rent special + the $1,000 gift card. Once applying, I did have to actively check in on my application, it was only due to the influx of apps coming in, but they were patient with me & answered all of my questions. Upon move in, it was a swift process. No complications or confusion. I wasn’t able to get a key fob, but that’s due to the previous tenants not returning them. YALL, I’m obsessed with this place. The floor plan I chose is BEAUTIFUL!!! Clean, huge, and very little problems in my unit. I turned in my check list & Casey insured I will get everything fixed. So far 10/10. Parking garage has enough spaces, neighbors are nice & quiet and the view from balcony is AMAZING!!! I gave 4 stars because I’ve only been here less than a week. But no issues so far. Words of advice: These apartments are inexpensive compared to similar floor plans in the city, so expect a delay due to the influx of applications. The website is accurate, once I applied for my unit, it was off the website immediately! Hopefully in the next 30 days I receive my gift card. I’ll update this review then!

I’ll be moving out after two great years here, because my job is moving me out to Seattle, but I wanted to leave a review because I truly had a great experience here.

I live on the fourth floor, facing the pool. Had decent natural light during the day, and even though a lot of people complain about the noise in the pool, I never felt that it was a problem. You couldn’t ever hear it from the bedroom, and when the weather is nice, I like sitting at the balcony and reading with a glass of wine to the ambient noise of water and laughter. Music could get loud, but people would always turn it down if I asked. That being said, the party spaces are great. There’s an awesome rooftop with a sink, fridges, and a fire pit, with a great view of downtown Houston. I threw a birthday party there, and didn’t have any problems. $100 mandatory cleaning fee, and $100 refundable security deposit. Seemed fair compared to other apartments in the area. There is also a club room that has a huge fridge and is kept very clean. Sometimes the complex themselves will have food, or vendors will do demos. I personally liked all the vendors and food trucks. They would park between the buildings, and you could get a convenient bite for dinner without ever leaving. Grit Grocery is also awesome!! They used to park at the Lofts, but have come here the past few weeks. You’re probably looking at the review because you’re thinking of getting a place in EaDo/Downtown. Clearly, that comes with the pros and cons of being so close to the city. There can be homeless people, but I’m a 5’2” skinny girl and never felt unsafe walking my dog, even at night. The apartment is awesomely close to BBVA stadium, and close to Minute Maid as well. Also walking distance from Warehouse Live. Of course there’s noise and traffic, but that’s to be expected if you’re trying to live in a poppin’ area. There is a security guard keeping non-residents out of the garage, and they are especially strict when there is an event nearby. The location was perfect for me. I was finishing up my degree at UH #gocoogs, and the metro rail runs right from the apartment to two stops at UH. The apartment is also

It's aesthetic pleasing place to live but a little faulty. Our air condition broke 9 times. The staff is pretty responsive to service requests and very polite. There have only been a few exceptions to my previous claim. One time, a part in the oven/stove got messed up but the part was back ordered and we couldn't use the kitchen for we couldn't cook for a week and half. The worst thing about this place (at least in my room) are the ROACHES. If you are slated to move in apartment 2103, DONT! It's really bad, especially in the bathroom. I have seen roaches in the bathroom and closet since I first moved here. The very first week, I discovered one crawling on one my shirts when I was trying to pick out something to wear in my closet. I then started seeing baby roaches in my bathroom, but they were usually dead, but I knew as soon as I saw the babies that the place was probably invested. I have spent a lot of money buying product for roaches including multiple cans of spot killer, defensive lining, bait traps, and bombs! At one point, i was spraying my room with the whole raise treatment kit every day just to keep my sanity. One time, I decided to try a roach bomb and when I returned home after misting the entire apartment I found 5 dead roaches, 2 in my bathroom and 3 in my closet. It got so bad that I stopped putting my bathroom rugs on the floor so I could at least catch them crawling on the floor. I have found them under my bathroom sinks (both sides) multiple times! I have quite a few roach horror stories! Including one time when I saw trying to kill one and it crawled up the tile only to disappear at the top of the shower, I suspect that they were crawling through a gap in the wall and the tile, which I requested to get sealed but it never happened! O proceed to spray the spot I saw it disappear, and about 5 minutes later, I heard a loud thump in my shower. I returned to see not one, but two giant roach on the floor of my shower, I think I sprayed one of their hiding places! I have seen them casually crawl by me while I set on the toilet as if they pay the rent here! The worst story I have is of the day when I saw a gang of roaches trying to bust through an air vent in my bathroom! The noise of that happening sounded like a grown man trying to break down the vent with his hands, and I knew it was roaches cause I could see their antennae crawling out the air vent! The worst thing about this is that no matter how many times I asked the exterminator to spray! It doesn't help that they congregate in my closet light bulb and even though they don't come out I can see them in there hanging out doing roach things! There are at least 20 roaches in there of all ages and sizes, dead AND alive, maybe more! The roaches have never left, even after the service requests, the apartment pretty much belongs to If you are terrified of roaches don't stay here! You will lose a lot of sleep! Luckily, we are moving out today, and we are surely not renewing our lease! Hopefully they don't follow me to our new spot! I have a lot more pictures but I'm only posting this one because the app keeps shutting down! I have videos too! The only reason this place is getting three stars is because the...

They sent me a lease for an A1 which had a bedroom with no windows. I highly recommend touring the actual unit before signing if possible.

Cons: • Package room was a mess. They refer to them as lockers before you move in but there’s no lockers. It’s just one large room with packages thrown everywhere. They have labels which delivery drivers ignore. I don’t blame them though, there’s no true system just chaos. You’ll see packages ripped open, trash, and bugs all throughout that room. • YOUR PACKAGES WILL BE STOLEN! I had so many packages stolen when I lived here, whether they were delivered to the package room or to my door. I highly recommend getting a doorbell cam if you choose to stay here. • The hallways stink. They smell like piss. I think it’s a mix of humidity from outside coming in, and ppl leaving trash on the ground in the hallways. Bugs all over the hallways. The hallway will also match the temperature outside because doors are slotted. So be prepared for humid hallways. • There were bugs in my apt. Roaches, ants, and the like. So. Many. Ants. I thought they would go away after a few months of me settling in but no. No matter how much I cleaned, sprayed Raid, and even called pest control I always had ants in my bedroom. The roaches went away 7 months in but the ants persisted. There were also so many mosquitoes. I lived on the first floor so maybe this won’t be a problem on higher levels. I read other reviews speaking of rats. I didn’t have any of those luckily. • Office workers and maintenance are incompetent. I don’t say this to be rude, but rather because it’s true. The team that was there when I moved in was not the same when I moved out (property manager and agents). I think it speaks as a testament to management if an entire staff either quits or is forced out. Especially without notifying residents. It was the latter team that really did it for me. They rarely answer their phone and never respond to emails. I emailed AND submitted my 60 day notice in person and they still called me about it multiple times. Why is no one keeping track of tenants’ documents? My AC went out numerous times in my 1 year of living here. You can’t say you “fixed” something if it keeps breaking. My kitchen sink faucet hose hung loose so I put in a maintenance order for it. It stayed secure for maybe a week… I put in an order about my low water pressure and the guy that came just completely took off the flow restrictor so then water splashed everywhere. There was a cabinet broken when I moved it that they NEVER fixed even after promising to before I moved in.

To conclude, I had so much stress living here. Really can’t recommend. Staff doesn’t give a darn about residents. They just want your money while making life harder for you. And they will deduct from your deposit with absolutely no...
