I have lived here for 5yrs and the new management are dishonest argumentative and deceitful. We were told the sliding doors (which are your front doors in the 1 bedrms) would be replaced by French doors of which lock properly, this has not happened. As a matter of fact they are no longer replacing at no charge to current tenants you must pay or when your lease is up they up your rent $75 or you sign a new lease and are charged $200 more on rent. They have even suddenly said your lease will not be renewed due to construction. They are ever consistant. It's a mess what Mary (Mngr) is doing. Time and time again our water has been disconnected for hrs at random and notes were not given. Bugs are rampid on the property, of which management has never notified current tenants about bedbugs in buildings. The buildings also have bats. Walking at night is very dangerous.
This month has probably been the worst as it has been 18 to 20 degrees and the gas generator that services the heat to all the apts has not worked properly. The maintenance men they have working on the property do not complete work orders and often do not leave work orders to let you know what they have fixed. As I complained numerous times in the last month about the heating in my apt not working properly management argued they completed the job so I filed a complaint with HAA & City of Houston at the request of Channel 13. Funny but as soon as I made the complaint the next day my heater was repaired. As a tenant we shouldn't have to go to such great lengths to get something done. I am not the only tenant to complain about improperly working equipment and items in the apts. IE (stove, water in the shower runs cold rather than hot (sounds like a heater problem) electrical wiring in light fixtures, carpeting not padded properly.
Make note many of the apts that current management have moved in 1bdrms have 3 to 4 people living in them. Management is more concerned with idol gossip about dogs deficating on property rather than fixing problems you will receive more notes about getting an up charge on your rent if dog is reported (no proof) rather than a note on your door repairs or water being shut off. Of which the construction crew has damaged numerous times.
Many of the great paying quiet tenants have all but left. Which is shameful because this could be a great place to live with al the conveniences the area has to offer. Not while this manager is here it looks and feels disgusting. When you opt to pay for cheap construction all you get is cheap cosmetic repairs done. Live Oak also does not offer security. The tenants recently confronted management about falsely advertising security on their website and to us when we moved in. We recently experienced vehicles getting vandalized of which made our local news on channels 13, 11, 2 & 9. Management locked their doors and wouldn't tell us why nor discussing with the news stations.
Walk the property before you move in. Come and talk to tenants as they arrive home for work or as they leave in the morning. I promise you until they get rid of the current management things will remain the same. HALF...

I was forced to leave because of hurricane Harvey and Iāve been reading some of the reviews I feel like a lot of the information is incorrect. I shared a building w the property manager (Mary) and she was always very polite and respectful. The management staff was always very accommodating to me and my family. Words can not describe how destructive hurricane Harvey was to this complex and community. The complex was completely under water and that was before the release of the waters from the Addicks reservoir. The leasing office was destroyed along w all the residence information in it making communication very difficult for several weeks after the hurricane. (Also take note that the water didnāt go down for about ten days bc it was in a direct path of the reservoir water release) when my family evacuated the apartment manager (Mary) was still there and she was there for several days after. and even after she left her apartment she was still right outside the complex directing boats and passing on information to all residents who were coming in and out. Every single time I came to the complex she was there always with kind words. Not only was i informed in person when they were going to empty my building and how long I had to get my stuff out, there was also a note on my door telling me the same information. The several weeks after the hurricane were very difficult and I think under the circumstances she did an amazing job. So if during that time, she was hard to get a hold of, or running late, or not dressed professionally enough just know that it was a very devastating time for the entire community and she really did do a great job. I have a unit in the back by the creek and I love how close it is to nature. Sure, the place can flood but that's something you just have to expect in Houston, especially near a waterway.
The staff, Mary and Cynthia, are both great and easy to talk to. In my time living here I think I've only had to contact maintenance twice, once over a leaky pipe and once over a squeaky A/C blower. In both cases I was able to leave a maintenance request online and the office called me within the hour to tell me maintenance was on the way.
There has been some issue with neighbors smoking in their unit causing the smell to waft into my unit and make my family feel sick; the office sent someone to speak to them, but I wish there was more the office could do when the neighbors smoke out of office hours.
