The best apartment I've ever lived in.
I stayed in their 1x1A unit (the rare one bedroom layout, only 7 in the building) for a year from 2024 to 2025, and only vacated because they were leasing out the floor to a university. The views from this unit are absolutely gorgeous, and the entire unit has ample natural light from both south and west directions. There is adequate space to move around and live comfortably, and the unit is fully furnished with everything you would need. The mattress and couch are so comfortable, I've never woken up with a back ache. The water pressure in the shower is so good, you feel like you're washing your sins away LOL. Hot water is always available and there is no downtime. Every level floor is concrete so you don't hear any noises from upstarirs or downstairs neighbours. And the WiFi! The WiFi is spectacularly fast and responsive for working from home, with no interruptions, disruptions or lags. Cherry on top is that this property also has a generator on site, so you're hurricane proofed in Houston. And because it's a new construction, the central heating/cooling is also designed keeping Houston winters in mind.
The building is also located in the best neighborhood in Houston, you can walk 10 minuts north on Stanford street and find a coffee shop. D&Q is right across the street. Museum district is a 15 min walk and H-E-B is 25 mins walk but the walk is honestly not bad at all. Another massive location advantage is Big Tex Storage being few streets away, so even if you have a lot of stuff you cant keep at your studio/apartment, you can always rent an accessible storage space.
If there are any negatives I can think of, it's that the kitchen in the 1 bed layout is too tiny, and it's more of a kitchennette, not meant for serious cooking. Cooking any serious meal will fume up the living space quickly. But if you're not in the habit of cooking and mostly take out/ order out, it shouldn't be an issue.
Another nitpick would be pool area isn't maintained in the off season, and benches and chairs are dusty. But again, it's off season so it shouldn't really matter I guess. There's also no balconies on most of their units.
But the facilities are top notch. Mail and package room is secured. You have email alerts for package deliveries. Butterfly intercom makes doordash deliveries smooth and convenient. The building is very modern and I really can't complain. Most of my maintainence requests were handled within 24 hours. The leasing/management team is very sweet and responsive and I've never had a bad experience with them throughout the duration of my stay.
I also gotta say, when I moved to Houston for a new job, I moved with only my clothes and as a recent graduate, had no money to start furnishing or investing in furniture. I needed a furnished home so badly, and I'm so glad I found this property when I was looking. Over the year, as I became more rooted and confident in living independently, I can only be thankful I found this place to give me the shelter I needed, when I needed it.

Read moreI recently move into one of the Studio C floorplans and mostly love it, however I have had a few issues with the overall experience.
The good: The studio C room is fantastic for living in by yourself if you do not plan on having people stay over. I have nearly no complaints about living here, and would easily recommend this apartment to anyone who fits into its demographic.
The kitchen is great for cooking most things in, just be aware that the room is quite small, and it is very easy to set off the smoke detectors. The fan and the balcony door should always be open while cooking.
This is the only apartment that I have ever heard of that use concrete in their ceilings and floors, which is amazing, because you will literally never hear your upstairs and downstairs neighbor. The same cannot be said of your next door neighbors, however I could be an outlier, as mine loves to blast music so loud you can hear it in the elevator. If you live next to 630 and you're reading this, I hope your ears fall off in your sleep.
The included amenities are fantastic, and I rarely, if ever, see them being used. Never used the pool before, however it looks clean.
The WIFI here is also super fast. Writing this review while elsewhere at the moment, however I'll try and test the upload/ download speeds and post them here later if I remember.
The location is also fantastic, Walmart is within 7-10 minutes, and HEB is even closer. There are numerous restaurants in the area, although the walkable restaurants in the area are of varying price and quality, but are mostly passable. Expect lots of homeless while walking/ driving anywhere, as this is Houston.
The bad: The AI. God forbid you try to contact this place using AI, because you WILL receive a nonsense or incorrect response, and you WILL NOT receive any human interaction, even if the AI recognizes its failure and says a human will contact you. The only way to get into contact with a human is by calling their office.
The kitchen feels like it was designed for a very tall person, but the living room area feels like it was designed for a very small person. I am 5'9", and require a step ladder to reach the top shelves, and I have to stand on my toes to use the microwave. The table in the living room area folds out to use it as a table, however I would need to either kneel to use it as a table, or hunch myself over and hurt my back.
Additionally: Alyssia, Carlos, and everyone else I have spoken to were super helpful during my tour and leasing process, however my overall rent price changed multiple times during the leasing process, and I was told both higher and lower numbers than what my final renting price...
Read moreWhat an absolute joke and the worst apartment complex I’ve ever done business with !!! Where to start . I’ve been here since July 2024. Cannot wait to move out July 2025! The leasing agent lied to me when I signed my lease. She told me my utilities were included. As of two months ago they started billing me for so called going over my allowance ( first of me hearing about an allowance) how about $165 electric bill for a studio!
My employer changed pay dates in December due to holidays. I missed my rent payment due to insufficient funds by accident. They kicked me off auto pay. So I continued paying via debit card. I paid three months of rent via debit card before the manager kicked me off that for no reason … supposedly after the autopay incident the system accidentally allowed me to still pay with a debit card . Now I have to go to the atm monthly and take out $2000 to pay rent at CVS because they will only accept money grams. How inconvenient! All the people in the office are rude as hell and could care less about people that live here! I was harassed in the fall when I walked in the office with my dog. They claimed I moved in a pet without permission although I had my dog the day I moved in 🤷♂️ My heat has broken twice ! New building 🤔 They rejected my renters insurance and decided to still charge me monthly for renters insurance They charge an arm and leg for parking ! You have to pay for parking . You cannot park in retail parking in garage on first floor for free although no retail shops exist! They will threaten to tow you! They just want you to pay for parking ! $2000 a month for a studio is not worth it! Way overrated and run by money greed...
