Been Here for the last three years and it has been the absolute worst experience that I have ever had in my life we've had problems from day one of moving here... from mold to leaking water and various chemicals through the light fixtures all the amenities they claim to offer are non existent they don't answer calls they take forever to fix any maintenance problems there's roaches everywhere there's rats and garbage everywhere the maintenance crews over the years only speak Spanish and when sent to do a maintenance request they only do the bare minimum at best citing that they are not making any money from it so they don't care about working they actually broke the glass sliding door with a weed whacker and it took over 8 hrs to get the glass repaired...

The appliances when we moved in were not top as we were told that they were they were run down and hardly working our fridge upon moving in was full of rotted food and mold and would crap out and they stove/oven was overrun with thousands of roaches... And spiders galore

Our bathroom has black mold everywhere which is bad for both me and my emotional support animals (to whom one of which has epilepsy...) meanwhile I have a very weak immune system and because of all the mold I keep it getting sick and it effects my mental state cause it's so bad I can barely breathe and it triggers severe panic and anxiety attacks on a daily basis... And after several requests complaints and threats to sue the solution to the issue just paint over it altogether

There are no ceiling lights in the bedrooms either only lights in the rooms are the lights in the closet that's it...

Next up the swimming pools are not properly maintained in the area the water is always full of algae and stuff its completely disgusting.... There's even been dead kittens in the pools

The front gates always malfunction allowing for homeless people, drug addicts and even pedophiles...

people will steal your furniture and decor off of your patios and break into your vehicles cause there's barely any regular security guards that make normal regular routine patrols shit they'll even steal packages off your porch too I have to keep my katanas nearby at all times when my roommates are at work overnight just to protect myself and my animals due to constant paranoia not to mention all the parties and loud Mexican music blaring all the time during the night beer cans and bottles get thrown from 3rd and 2 floor balconies all the time and my roommates and I got blamed for it... Hell a disabled person died here too... We also had a shooting here that ended in a standoff with the gunman and a damn swat team

As for being "pet friendly" they were untill a couple of weeks ago after this last property management change to where I have to rush to get things for my ESAs (Shot records/Vaccines up to current ECT) by the middle of next month when they implement a 3rd party verification system to determine that my felines are registered ESAs (Which to some degree I can see the need to do so due to people abusing the system...) but this is the first time I've been in situation to where they could still deny my support animals if they choose to despite validity and reasonable accommodations request but I know my legal rights and I am trying to comply with the stuff needed for verification screening but with such a short time and now being screwed by SSI it's not gonna be an easy task but in fairness it's gonna take a good while to get everything in order once they implement the system....

Only have 6 months left of lease (which unfortunately we can't break off from cause it is from the previous property management made it iron clad )

Unfortunately gonna have to ride this shit storm out I guess) but I'll be glad to leave this place behind but I will make this clear this property is absolute trash...

So to anyone considering moving here do yourself a favor and DONT!!! SAVE YOUR MONEY FOR...

Hello. I am speaking on behalf of all of the residents here at the palms on Westheimer. We had a chance to all talk, those of us that are able to communicate in English (which your " must have ID" policy is shamefully attempting to mitigate), In the state of amount of CapEx being diverted to this project is only enough to cover the basic raising the apartment buildings so that raw sewage is not flowing into people's kitchens. I will say it was very nice this morning to walk out and see the pool not being a complete trash-filled cesspit and actually being blue, however having to deal with poop water being in the same place where I cook... Is slightly higher priority for me right now. I'm sure you're well aware that raw sewage inside of a dwelling entirely makes it uninhabitable. This is the location where people are raising families. Children live here. People are working their butts off trying to provide the best life they can for their children. Unfortunately right now for them, That is an apartment complex in orderly deplorable condition ran by a predatory management group who swung in and quote unquote rescued a distressed property in order to ring all the profit possible out of this failing property. I absolutely hope I am wrong in my assessment however no one from your team has made an attempt to address any of the issues at hand. And I'm sorry this is Texas If you tell me I can't grill... We're going to have a San jacinto "come and take it" style battle.... You don't get to tell me how I can and cannot cook in my own house thank you very much. Additionally I have now spoken with neighbors in two units and they'll report that they do not have hot water. I will admit I might have hot water for about 5 minutes out of the month. 5 minutes is more than enough time to do all those things required of hot water like cleaning or showering once a month is fine for all of those things. Leaving here you will learn that. I'm writing this actually in the breezeway in front of the office. I would very much have preferred to have this conversation with an employee of management, however they are closed apparently during normal business hours that's posted on their sign. There was also a murder here this morning so I guess I can see why they went home but I can also very much see how every single person here would want to talk to them right now. And actually as I'm standing here writing this review, another tenant walked up looking to talk to the now closed office... And she reminded me my neighbor's air conditioning has been broken for 3 months. I understand that this property is going through a state of transition right now and you are the incoming property management team. I'm very much sure that you guys really didn't know exactly what you guys were getting into before y'all jumped in. I don't know where you guys are at financially, But I do know you guys are trying to push out your core tenant base, But also are in no way shape or form providing even minimally adequate levels of service for your desired tenant base. I don't really see why I would need to explain this, But if there is a homicide on your property, In the sense of community the correct thing to do would be to make yourself even more available to address your customers concerns. At the very least a canned printed statement taped to the door. That is not too much to ask.... I hope I'm incredibly off base here and you guys actually getting contact with me and we begin to have a dialogue but that would require actual contact between us so.... You know...

Well where do I start. The roaches are EVERYWHERE and they do not die no matter how many times they come and spray. As big as that problem is, a bigger problem is the fruit flies. I have no idea where they come from since i don't have any fruit but it is a massive infestation. I honestly feel like i am a African lion sitting on the African safari in the heat being tormented by insects all day. It is so embarrassing i refuse to have company over. Since i have been here, i have witnessed a murder, renegade drunken mexican deciding to play bumper cars with REAL cars and almost kill someone, break in of my daughters mother car, my car get towed for being over a line by half a centimeter, locked out of my apartment because i decided not to pay my utilities when they wanted me to pay them, constant threats of being locked out of your apartment EVEN if you inform them that you are going to pay your utilities on a certain date and have to deal with the constant noise of living next to a halfway house/apartment (or it could be a brothel). The property is disgusting and i am constantly being solicited illegal drugs every time i walk to their convenience store. the main pool is filthy, the make shift gym with 3 pieces of equipment is only open during business hours (when most people are at work) and the staff is downright incompetent with no people skills or empathy. The Palms is by far the WORST apartment complex i have lived in my life (and i have lived at allot of places). I wish the city would just bulldoze the property and turn it into a strip mall. I am counting down the days i can get out of this trap.

Second part...

The security guards have their patrol cars light flashing all night I.My mother came into town and she honestly said, "it feels like beirut when she comes into the entrance because of all the lights". The gate stays open so anyone can just walk or drive right in. Drunk Mexicans with 30 packs of beer walking around everywhere. Hey i like to have a drink after a hard day of work as well but damn can they do it in the confines of their apartment, not in the middle of the parking lot. Oh yeah here is a good one. Why take my car to the shop to get a tune up, when i have make shift garage right next to my parking spot? Talk about convenience! I moved here from Philadelphia last summer and i thought i left the trashy, urine smell, beer can filled hallways behind me. I just simply hate this place and where i am at in my life, this place is benthe me and embarrassing. I moved here not knowing anyone and did not have anyone to tell me what places to stay away from, they had GREAT specials and i needed a place to stay. I have nothing good at all the say...
