I’ve been here for 3+ years and I had some problems with the apartment. It was not what I expected at that time before the other ones came it was looking. But I found out that after a year the front office is not so friendly. They do not answer the phone like they used to the manager make excuses for her workers. they can’t answer your questions because they wasn’t. They don’t know the answer cause they wasn’t trained properly or partly right and the manager keeps making excuses for it cause I have asked questions about certain about money, especially and like damages, but they want you to pay, but they can’t tell you where and how much and why. And you have to look for yourself that’s my problem. I don’t mind looking for myself, but if you’re telling me that I have to pay for a damage and you don’t even know where it is or how much but but they’re good for selling you this place but information no telling where things are at yes. In the gate is always broken. they will tell you right away when it’s broken but months and months and months they won’t tell you nothing and it’s still broken. That’s my problem and right now because a remodeling. I’m thinking the money is going to their end. They don’t wanna say anything that’s my opinion but anyway you talk about you want to help our privacy and we’re sorry that the gates not working months months I paid for the gate here that wasn’t the main reason and the main reason is broken all the time now half the people can come in here play loud music and do all this stuff. And if there’s a problem, they don’t like to handle they like to tell you to call the police. Things they can bring to people here, but they can’t get the people out frayed or can’t. And I’ve been here and I have dealt with people that mess with drugs or selling drugs or doing illegal stuff here and it’s in the contract, but the only thing is called the police so get ready for that. That’s one thing I don’t like about it. It’s pointless but the manager always having an excuse or don’t say anything. Somethings wrong with the management up there it needs to be fixed the manager and her workers needs to go to training or get some new people, but I am gonna say this is one person that is the manager’s Angel then he’s always there to help you and he’ll do the best you can even when the management up in front has no idea what they’re doing. Pros :
Location is great. Very close to Redstone Arsenal and Research Park for a nice short commute. Target is 5 minutes away which my wife loves. Restaurants and bars are within walking distance in providence. With Research Park heading down to 565, you live centrally on the main artery of Madison County. 15 minutes from anywhere in Huntsville or Madison.
Staff is very friendly and personable. Maintenance crew is always prompt to respond to issues and the staff will call to setup maintenance to come at your convenience.
Despite almost every appliance breaking, maintenance has always come out and replaced whatever was broken.
I've never had any big problems with my neighbors and everyone is friendly. The neighborhood kids are very nice too, there's usually a roving gang of them after school running around.

In a similar vein to everyone else's complaints about security, the apartment across from me was broken into once in 2016. However, I wouldn't say that I feel unsafe here. It probably helps that we have a dog though.
The place does smell like pot every now and then, but at least there's not parties. I'd rather live next to potheads than alcoholics.
For some reason people don't pick up their pets' poop.
The main trash compactor is constantly broken. I'd say it overflows with trash about once every other month and they have to bring in one of those big portable construction site dumpsters after a day or two. What makes it worse is that it's right up front so you have to drive by it whenever you leave or enter.
The apartments are old and it shows in the details, although they are renovating most of the buildings.
The water heater broke and flooded the hallway. The dishwasher broke. The garbage disposal broke probably the first month we were there. The freezer in our refrigerator went out and we lost a bunch of food. The heater went out during the winter.
Great prices when I first moved in, but expect a 5-15% price hike in rent every year if you renew your lease. Big rent increases happen to me the two times I renewed due to "property valuation." I will say that the downtown area has gotten nicer since I've been here but I think claiming 5-15% in your rental price is a bit of a stretch. Throughout our year living here, we’ve had rude, noisy neighbors, countless HVAC issues which have resulted in several leaks including in carpeted areas. Half of our carpeted bedroom was flooded, along with our entire bathroom and dining area which caused damage to rugs, electronics, and chairs from sitting in water overnight unbeknownst to us until the morning. Our carpet was never replaced and we were given industrial sized fans to get rid of the water damage. I could only imagine the mold underneath. I have asthma and severe allergies, and those have been exacerbated since moving here.
They did replace the ceiling above the laundry from our upstairs neighbor, who flooded the bathroom with their washer. A third party company was sent to replace the small section of ceiling and damaged the floors when moving our washer and dryer.
They boast about their amenities, which are pools, gyms, tennis courts, basketball court, a gym, a sauna, etc. The pool has been closed since September and has yet to be reopened as of May despite 80+ temperatures from April until October. The sauna has been out of order for nearly as long as we’ve moved in. These amenities are not free but are built into the high rent costs along with the $18/month community fee.
Along with the poorly maintained amenities, the front gate, which is supposed to auto lock/unlock at 7pm and 7am. The gate has been broken for months at a time and the repairs never last more than a few weeks.
All tenant are forced to sign up with xfinity’s cable and internet package, which costs $80/month. In an age where streaming reigns supreme, why am I being forced to pay for a cable package that has never been used?
For $1400+ month, I expect some luxury in a fairly affordable city that is overrun with new apartments for fairly the same rate. I guess that’s why they’ve chosen to keep the large jacuzzi bathtubs in the apartments despite being filled with moldy jets and impossible to fill with enough hot water before it reaches a quarter full.
Think twice before renting here and don’t fall for the spam reviews which are encouraged...
