There are some nice aspects of living at these apartments and I will say Jesse at the leasing office is always very helpful. The reason for 2 stars is for the issues below.
The complex is not smoke free. People are allowed to smoke on the property and on their balconies. If a neighbor smokes on the balcony below you the smell can come into your open windows.
We had a cat in our apartment and paid a one time pet fee and an additional $25/month pet rent but were still charged $250 on move out for pet carpet cleaning. We did a walk through with Luis who told us there were no damages but that the carpet is assessed through an independent 3rd party vendor who would come later.
We were not allowed to be present for the carpet assessment. When we received our final moveout statement $250 was withheld for pet detox and sanitization of the carpet. Luis told us during the walk through we would not be charged for anything that was considered standard cleaning of the carpets.
I spoke with Luis on the phone to clarify and he said that pet sanitization is not considered a normal cleaning process and any apartment that has a pet will have to pay the $250 for special carpet cleaning.
At no point was this advertised to us. Luis also clarified that the pet fee and pet rent are simply charges for the right to have a pet in the apartment and in no way cover cleaning. This left us pretty upset because we maintained the apartment very well during our stay and took care to clean thoroughly on moveout. We had no other damage charges.
Luis even commented on walk through that the carpet appeared very clean and he would be surprised if we have additional charges. He said he did not know we had a pet during move out assessment (probably because he brought the wrong resident folder which we pointed out to him at the end after seeing the forwarding address and personal information of the people who lived there before us on the move out sheet.)
Maintenance left unresolved several issues during our stay. Microwave outboard was never replaced despite repeated follow up by us. We had water damage from a problem with the roof that ruined the interior walls. They fixed the roof and said they would return to fix the paint but never did. I'm sure the apartment has more water damage we can't see so I hope they fix it before the next resident. Lastly, the doors do not fit the door frames which led to them always being either stuck or coming easily ajar. For this reason we arrived to a 50 degree apartment on move in day because the balcony door was wide open with heat running.
You have to pay a monthly smart home service fee for technology that is not very smart. Why this is not lumped into the rent I have no idea. It basically means you have a smart lock (which is nice), a couple lights that can link to your phone (never used), and a thermostat that links to your phone (but takes 5-10 minutes to sync).
You have to pay a monthly valet trash free ($25) and cannot opt out. We lived about 50 feet from a dumpster and I would have been happy to save $25/month by taking out my own trash. They also send a lot of threatening emails that if you don't have your trash cans in by a certain time someone patrolling will report you and they will charge you additional fees. Not very homey.
There is no security. My catalytic converter was stolen while my car was parked in a parking space directly outside my apartment. There are no cameras. I spoke with another resident in my building who said his mother's car has been broken into several times.
The gutters do not drain correctly which causes the bottom of the staircase to be drenched in water when it rains. It's like a waterfall. In the winter this causes the bottom steps to become icy and multiple residents have fallen but they still won't fix it.
The back pool was never functional for the entire year we lived there. The complex provided no updates or reasons for this. They filled it with water and then let that water sit in it to become green and...

While living here, i got to experience, racism, ageism, and harassment from the first night I spent here. Do not go off the model house because it is a lie!!! if you can see the unit beforehand, go with that option. We were placed in the oldest building they have and it was infested with spiders to a point where I thought KCMO was a spider infested city (mind you this is my first time in KCMO). I had to kill so many spiders in this apt, it made no sense My first night in the unit, I thought my room was haunted. I literally had to call my roommate to make sure i wasnt just hearing noises. She came in my room and felt the same way. the noise were so loud and unbearable to a point where i called my mom to tell her what i was hearing. I am african and truly believe in ghosts and of course my mother is no different. After explaining this to her, she realized that it was the wind blowing outside that was causing the pipes in the wall to shake. i believe the lady that lived below us was hearing the same noise. I am not too sure because she was very expressive about her hectic doctor schedule during the day while i was moving all my stuff in. at about 12 am in the morning, we heard a knock on the door. My room was the farthest from the door, so i let my roommate and her boyfriend (who was in town to help her move) take care of that. the lady was complaining about noise. it was around 12 am pushing 1. we were in bed way before that time. Now i would've understood if she came knocking at 10pm when we were actually talking in the living room talking, which was not loud, but the fact that she came knocking at 1 was a little sus. we had no internet, tv, or anything that can produce loud noise because we had just moved here. I was in my room watching youtube videos on my cellphone, so if thats what the lady heard then the crossing has a big issue. the next day, I went and complained about the noise in the wall and told them about the lady knocking in the middle of the night. they came to check out the noise and of course could not hear anything because it was caused by the wind. I ended up recoding the noise and having the desk clerk listen to it. to sum that wall issue, it never got solved and my brain just adjusted to it and i was able to start tuning it out eventually and actually falling asleep. Now the lady living under us harassed us about heavy walking and stomping. she would poke on her ceiling whenever we're walking to go to the bathroom in the middle of the night. she also did this whenever we had to get up at 3am and leave whenever we were traveling for work (we both worked for Cerner so it was a lot of late nights having to haul our luggages from the third floor to the first. she called the cops on us on multiple occasion each and every time the cops showed up they did not hear the noise she was always complaining about. We told the crossing team about this multiple times. they told us we couldn't do laundry past 10pm. quite hours starts at 10pm or 9 I dont remember. so we couldnt wash the dishes, cook, do laundry, watch tv, basically put our life on pause till 8am the next day. we ended up getting a notice from the crossing giving us a warning because the neighbors were compaining about us coming back in late at night (we travelled and had no control when we had to leave or return back home)they also went through our apartment searching for drugs because the neighbors complained about the smell of weed.since we were black, they searched our pt while we were at work with no notice. the neighbors also complained about us having a black man that lived in our apartment. my roommate boyfriend came to visit her from time to time so i guess the whole neighborhood was watching and assumed he was living with us. that 1 star actually needs to be a 0. The floating fountains that were in the two small lakes on the property were the selling point for me to move here. The fountains have not worked for a year. The fountains block interstate noise, noise from adjacent apartments and also circulate the goose poop from the lake. There are a lot of geese on the property. The landscape used to be beautiful here, another selling point but it is no longer taken care of at the complex. Trees are very overgrown, bushes are tall at the entrances of apartment buildings to the point my safety could be at risk because they are tall and can hide people. The residents with dogs rarely pick up their dog feces and you have to dodge dog poop in the grassy areas no matter where you walk. Management tells you to take pictures of the residents who refuse to pick up their dog feces. Uh, that's your job. The ground by the building that I occupy has settled since last year to the point there are 14 inches from the step to the ground. The pipes that should be buried underground are now exposed above ground. The building has shifted to the point that there is a one inch gap in the concrete on the landing of each floor. There is debris on the grounds that has been on the concrete landing, the sidewalks and parking area since winter. The gutters are clogged and the rain pours by the gallons off the building instead of filtering through the gutters. Good luck not getting soaked trying to leave your building because of the run off from the clogged gutters. The geese have eaten most of the grass around the lakes and the grounds are barren and ugly. The pools are never open on time for Memorial Day. The excuse is the city inspectors have not been here yet. The second pool still is not open and it's the middle of June. One pool for the amount of residents here is not big enough to entertain us. The pool furniture was removed last year and has not been replaced. Bring your own chair to the pool if you don't want to sit on the concrete. The pool gate is never unlocked on time during operating hours. You might have to wait for an hour and wait and wait some more for staff to unlock the gate for you to swim. Even though there are four gates to the pool there is typically only one gate unlocked. Isn't this a safety violation? There is a revolving door of staff in the office. There have been 3 managers in a 6 month period or no manager at all. There is very poor communication among staff. Issues that get reported are most always ignored or never communicated to the person who can resolve an issue. The gym equipment is always out of order. The TV's in the gym cannot be heard and no closed caption to even read what is on the TV while working out. You might be listening to three or four people playing different music from their phone in the gym. The office doesn't want a volume on the TV because it is disruptive to the residents but multiple genres of music being played at the same time is not? Do not move here. The apartments are spacious but outdated. Good luck getting a maintenance request communicated to anyone who will resolve the issue. The lack of communication from staff member to staff member is one of their biggest obstacles. This place used to be great and beautiful and fun. It has gone downhill. It is very dirty on the outside and on the grounds. I cannot wait for my lease to be over so I can move. The current manager is very inexperienced and never follows through with anything. Good luck if you move here. The office staff needs to walk the grounds and take note of all the damage to the grounds and buildings. Get out of the office and take care of the property and listen to your residents. Soon this complex will be empty if you don't...
