Where do i start? Well we came to see the units back in May of 2023 in person and really came away impressed with the area of Cinco Ranch and the units. It had everything, space, pool, natural light and people were friendly. Instantly knew these were the units we wanted to call home. Considering we are New Jersey residents with children we wanted to make sure we were making the right decision for our family. We placed a deposit and secured our unit. That’s where the nightmare began. We saw a model home and spoke to Lisa who ensured us that whatever we were looking at finish wise was the exact same unit we would receive minus the space, layout being a lil diff and garage fitting 2 cars side by side. Well well, they ended up delivering a unit to us with CARPET FLOORING THROUGHOUT! We were on the brink of having no job, no apartment with a job transfer that didn’t align with our original move date due to their negligence of sharing this information. After pushing my Job transfer, loosing more vacation time we agreed on another unit that resembled the promised model home we were shown in the first place. After driving nearly 2,000 miles from NJ to IMT Cinco ranch in Katy Tx, we walked in to a pile of mess. The apartment was absolutely filthy, the guest tub was never resurfaced and you could see stains from the previous tenants mats, the cabinets were spray painted with the alphabets all over it which every time we touched would get all over our hands and clothes, the dishwasher was not working, the entire apartment was completely dirty (which they said the had a cleaning company come out, interesting). We had to skip unpacking and start CLEANING. So after driving 2000 miles is this the welcome you would like to receive? Cabinets were spray painted while my family was at home, the smell of the fumes was unbearable. Only got an apology from the maintenance person. All of the work that should of been done before we moved in was done 8 days AFTER we moved. Please do yourself a favor and rent elsewhere. I cannot wait until our lease is up to move on. Our family is extemely devastated by this experience. Not luxury AT ALL. The office recently reached out regarding the issues we’ve been experiencing, and I really appreciate their effort. The property is home to many families and children, which should be reflected in the overall atmosphere. They mentioned that a letter is being sent to those with disruptive subwoofers and loud music. Hopefully, we’ll see some positive changes. I’m grateful for the outreach.

I’ve only had one interaction with someone in the office, and unfortunately, it wasn’t a helpful experience.
I understand that living in an apartment comes with its challenges, but allowing multiple tenants to drive around blasting music so loudly that it’s audible inside your own living room is completely disrespectful.
The request to "record" the noise is frustrating as well—why put that responsibility on us? It only reflects poorly on the management when such behavior is allowed to continue.
Posted: 4/18/2022 If you’re considering moving here, I recommend avoiding anything larger than a one-bedroom unit. If you do opt for a two-bedroom, steer clear of the floor plans with stairs.
The building’s air conditioning setup is poorly designed. The vents face the windows—why cool the outside air? The spare bedroom gets no airflow at all, and one room will be consistently 15 degrees cooler than the rest of the apartment.
This leads to ridiculously high AC bills, and the temperature will hover around 78 degrees or higher, no matter what you set the thermostat to.
Even with a new or clean outdoor AC unit, (I am thankful that the Maintenance Team tried to troubleshoot the issue as much as they did) whoever designed the layout and vent placements— overlooked the insulation—needs to rethink their approach, especially in a Texas climate.

Read moreMy goodness! The management has the audacity to take me to a collection agency for reletting fee. My family and I moved there in July 2022 from California. Within weeks, we were constantly experiencing roaches in our apartment. Exterminators came all the time (which by the way is on record), but nothing helped and my wife was constantly cleaning. My four year old who is asthmatic was experiencing flare up and his doctor advised roaches poop could be the reason. Ever since we moved out he randomly experienced any asthmatic attack. Now back to the management, I initially wanted to move to another apartment and informed management 3 months prior to my lease expiring date. However when my son's doctor advised roaches poop could be a reason for his flare up, I decided entirely to move out and save my son's life. I informed management a month to my lease expiration date and paid every penny they billed me except the reletting fee. (Reletting fee) NOT INFORMING MANAGEMENT OF MOVING OUT 60 DAYS PRIOR TO YOUR LEASE EXPIRING. I recently noticed this amount on my credit records and have instructed my lawyer for legal advice and action. This is my experience so please do your due diligence.
