I have a lot to say about this place, but I'm only going to touch on a couple things to prevent this from being a 5-page essay. I lived here for a year and a half after moving in with my partner who lived here for a total of 4 years. The management over the years has significantly decreased in quality in the time I lived here, and certainly since my partner moved in 4 years ago. We have had several encounters with management that were so rude, we then second-guessed reaching out if there was an issue that needed addressing in the future.
One of the biggest problems aside from management is the unbelievable amount of dog poop absolutely all over the property. I've never seen anything like it. It's not the responsibility of management to have to pick up after lazy residents' dogs, but sending out an email every few months is going to fall on deaf ears. I literally had to warn visitors to watch their step because there's dog crap everywhere, which is really embarrassing. We've stepped in poop more times than we can count living there. I just cannot believe how inconsiderate and disrespectful these dog-owning residents are to absolutely never pick up after their dogs.
Among many other problems, I'll fast forward to move-out. I'll preface by saying we kept this place incredibly clean. We also spent days before moving out deep-cleaning everything because of the horror stories we'd heard about Tuscany charging people for the tiniest of things on inspection, and then hours after the movers left making sure everything was as spotless as we could make it. I will also preface that we did have a dog and my partner's former roommate had a dog who had some accidents in the apartment - but we steam cleaned after these instances. Apparently none of this mattered. What you can expect upon move-out as a dog owner at Tuscany is a huge charge for carpet replacement - because they have carpet professionals come in to rip up the carpet and assess for damage. And Tuscany charges YOU for carpet replacement for the next tenant based on the $1400 it costs to carpet the entire apartment, minus however many years you lived there. EVEN THOUGH they took up the carpet already and are replacing it anyway! I have lived in apartments my entire adult life and have NEVER heard of such a thing. This is horrible business practice and it's using former tenants as a means of funding carpet replacements - which needed to be done anyway due to normal wear and tear since they use cheap carpet that got matted down just from walking on it. We paid a one-time pet deposit and monthly pet rent, which traditionally goes toward potential damages. I don't believe for a second that it goes toward provided waste bags, and it certainly doesn't go toward upkeep of the dog park - because there is none. Two of the benches in that park have been broken for years and nobody's ever mended it, and the grass/mud issue has never been fixed. So we threw all that money for a pet deposit and rent for seemingly nothing, because we got charged to replace the carpet anyway.
Don't live here. They're cheap and they only care about the bottom line, and too many residents are loud, inconsiderate, disrespectful, and leave dog poop everywhere. And Tuscany - do me a favor and don't bother responding to this review apologizing like you have on so many of the other 1-2 star reviews. I'm not interested in the...

i finally moved out a year later, but i will not be changing this review besides to further emphasize THIS PLACE IS NOT WORTH YOUR MONEY. If i could, i'd give them negative stars. They tried to put in a gate to mitigate traffic through the complex, but they settled for the cheapest option, so people can still get through the complex even if you don't live there. Plus, my dad is an older fella and is handicapped, but they just allow their residents to park in handicapped parking! They posted around everywhere they would handle this issue, but even until move-out day, my dad couldn't park close because the complex failed it's residents... once again. Plus i believe they were annoyed with us once we got a dog who is an ESA, because now that we moved out, were being charged nearly 2k dollars and zero dollars back from our security deposit back because our dog 'destroyed' their carpet... mind you, we had our dog for about 6 months in that complex before leaving, and she was potty trained and wouldnt be left out when we weren't there. I'd like to know when she had this so called time to 'destroy' the carpet when she was never left unsupervised, and why this made up issue is valid enough to CHARGE me 2k for moving out. And if you thought i was finished, im sorry there's more (just want to keep everybody well-informed), if you ever have an issue, might as well just call the police. Or at least that's what the front-office will suggest everytime you have a problem. A man that works there that won't stop harrassing you? Call the police (even though he works there????) A teenager parking in a handicap stall? The police can handle that. Whatever concerns i had, they would direct me to the police rather than doing something about whatever was happening. Tuscany Living Apartments does not care about you, they only care about that paycheck they recieve every month from you. Living proof is the fact Laurie somehow still manages this complex, even though she doesn't care about the residents. Just don't waste your money or time at this place, it truly isn't worth it, and you won't get your deposit back, because they'll make up some reason to get even more money from you. Plus, i dare management to try and console my google review with their own, because they ignored my review for a year now, so let's see if they even want to acknowledge this one or just act like it doesn't...

I have nothing but positive things to say about my apartment, the grounds, and most importantly - the staff.
I moved here after my boyfriend and I decided to move in together. I work 60+ hours a week in Midtown Omaha (where I lived before moving to Tuscany) and so I didn't initially want to move here, not because of anything bad on Tuscany's part, but because my commute is 30 minutes each way. I have zero regrets in moving here, though. I love our apartment. I love the amenities. I LOVE the staff.
Having a dog, I greatly appreciate the dog waste stations (with waste bags included!) placed throughout the grounds as well as the leashless dog park. I also appreciate that Tuscany has Yappy Hours, a place where dog owners can get together; although I haven't been able to participate due to crazy work schedule and a less-than-social dog.
I appreciate that the clubhouse will accept packages (I've had four since moving in) instead of me having to go to the post office to retrieve them. It's not like the clubhouse is required to do so, so it's a nice amenity to have.
I love the gym. Working a crazy schedule, sometimes I cannot get to the gym until 3 or 4 in the morning - so it's nice to have 24 hour access. One thing I'd suggest that would make it even better is maybe a scale in there, but I feel they've already gone above and beyond in providing an array of exercise equipment.
My partner and I have had a few maintenance issues (they happen - no big deal) and they've been taken care of very quickly (same day even). I cannot speak highly enough for this maintence team who not only work on maintence requests from residents but also clean up the grounds of any trash, pet waste, etc.
We love it at Tuscany. We have ZERO complaints about life here. Jessica (our leasing agent) went above and beyond to make sure we were happy with our lease agreement, but also genuinely asks how we enjoy our lives here every time we see her. Every time I walk into the clubhouse, be it for chatting with Jessica or grabbing free coffee from the business center, I'm embraced with genuine smiles and a caring staff.
Now that's its summer, I cannot wait to take a swim...
