Avoid, don't believe the false advertisement or the professional photography. Lived here for 12 months & was counting down the days until my LED. The apartment itself & location were good. However, had multiple issues:
Moved in & had 2/6 outlets working in my room, maintenance came twice to fix the issues, I had 4 working outlets throughout the 12 months.
Took a 27 hour road trip to come home to a non functioning lock on my front door at 3AM, called the emergency number multiple times, called locksmiths, they couldn't get me in, ended up sleeping in my car.
They punish PAYING residents due to their inability to keep the outsiders out. Curfew is at 8 PM for amenities including the pool. They hired a guard service who bullies the residents but allows the outside trash to roam free. The police even patrol, what a waste of tax payer money. The exterior gates were consistently broken.
My bill was incorrect for the first 5 months and was being overcharged. Not to mention some of the ridiculous monthly charges. Ex: Fetch package service fee, pest control or lack of I should say, charging $35 extra to have a second car parked in the lot in a (2) bedroom apartment.
Fire alarm went off for (9) days in a row in between 2:30AM - 3:30AM. They blamed their vender. Management has no spine.
They entered my apartment 3X throughout the year to tac a device to the wall to test for "radon", never has an apartment complex entered my space more in a 12 month time frame.
Paid for amenities not available & no updates provided on next steps. Ex: Media Room & Sauna.
Lack of maintenance response time, asked for my hallway to be cleaned as there was cooking oil spilled in the middle of (4) doors including mine. Asked for the area to be cleaned, was told they were power washing in (2) weeks. Had to send a nasty response to get it cleaned 6 days after, all for maybe 10 minutes of work.
Some of the apartments have mold issues & they are willingly leasing the apartments. They are lucky 1,200 people a day are relocating to FL.
Photos attached: Broken exit gate, moldy cabanas that no longer have couches in them/ moldy umbrellas/ moldy pillow on lounge chairs. Dirty diaper on lounge chair where you lay to relax, the dirty hallways filled with lawn debris & pests, the pool closed dark & no lights on, security guard watching the neighborhood kids in the pool during the middle of a lightning storm while using the pool safety rafts.
Place is in need of a serious audit & management needs a wake up call internally or via corporate, maybe both. This will also be published on the Better Business Bureau.

I've been out of this dump for 2 years & when I left rent & all fees were paid in full. Today I get notice these thieves have sent me to collections!! Make sure you keep all records of payment as they'll come after you & screw your credit record. Complete miss management.THIEVES!!!!!!!
UPDATE-It's very apparent that management, at all levels, are only concerned with the dollar & not the safety, privacy, comfort & satisfaction of the residents that provide those dollars. There continues to be almost daily thefts & all management it going to post signs. Disregard the manager response as it's a standard reply conveying how the respond to all issues, total disregard. Nothing ever gets better only worse. I'm counting down the days till my lease is over.
For those looking for LUXURY living this is NOT the place. Once you get past the pool area it's all downhill hill. This place isn't open 1 yr & the problems are too many!! Management is arrogant & does not respond to the community issues, needs or concerns. They respond "thanks we'll look into it" but it's nothing but lipservice. We have a community app, Livly, but mgmt keeps shutting it down to censor us. The guard gate is nothing but the maintenance staff break room. There has never been or will be on-site security. The gate was broken for approx 2 months & when it does work 3-4 cars can get thru. The walk through gates are also broken with no fix in sight. Since April, several vehicles have been broken into, bicycles stolen, mail& packages stolen, etc. The apartments are alright if you don't mind the flooring scratchings from sweeping, no drawers to put items in(3bdr has not 1 drawer in the kitchen or bathrooms). I'm still looking for the hardwood floors & waterfront views they advertise. The stairwells are disgustingly dirty and slippery especially when it rains, which is always in FLA. They had to install water boosters because most days the pressure was so low showering was impossible - they continue to blame the town. They had to install ceiling fans for circulation due to the poor AC system. The walls are paper thin!! I hear my neighbor in their bathroom & it's 2 bdrms away. Many units have mold & water issues that go unresolved. Service requests get closed with no service performed. Nothing gets better because management doesn't care!!! Wish I could...

Lived here for 3-4 years since they opened in Covid with nothing but hope that the community would get it together. 3 management companies, and 3 rental raises later guarantee that this was a mistake. False promises on amenities. The movie theater got locked away, the spa room locked away, the steam room reconstructed 3 times and now it’s a sauna that is also locked away behind doors with no handles. (Was only available for use for like 1month total in all the time I been here). Dumbell/kettlebell sets are incomplete as some have been missing since forever. The expectation set by management is that these amenities are no longer available as if the community should be punished as if we’re children. They have outrageous fees, $25 on valet trash, and $25 for dumpster, $25 for convenience lighting? $25 in admin fees.. $25 on rental insurance? literally an additional $150 on nothing. They power wash the stairs maybe once every 6months. Looks like the additional fees went to our security whose only job is to make sure we have limited use of our facilities. Management culture is clearly “Business First”. Any relationship you think you have with them, you don’t… keep in mind, you’ll probably experience a management change once per year. And they provide rental verification ledgers during move out in the hopes that any of your history with them can block your future moves. Security deposits take 30 business days to return via mailed letter check… various apartments dealt with mold issues as well. Best case scenario, you take care of your apartment, pay rent (along with any late fees), keep your head down, avoid issues, and remain friendly with management in hopes that they renew your lease.
