A review of Manor Lantana. While this property advertises itself as luxury apartments and villas an examination of the facts. put that claim in question. Let’s start with the fact that they claim to be a gated community. In the two months I’ve lived here the gates have not been functional well over 80% of the time. As this is written, they have not functioned in the last 10 days. Additionally, they claim to be a non-smoking property. A casual walk through the property at any given time will find people openly smoking while walking in the community and sitting on their decks and balconies. The proof is there are cigarette butts everywhere. Since after one year, the occupancy rate is below 80% ,it would seem they don’t want to chase away potential renters who maybe smokers. Recently, while a child’s birthday party was happening on one end of the pool two residents could be seen and were filmed smoking pot at the other end of the pool. People like that will be your neighbors. Since then, my neighbors and I have had to summon the police three other times this month alone for pot parties at the pool and at the pool tables. Check the police reports for yourself. Not a place you want to be if you have children! Certainly not a high-end luxury apartment complex. This is as they say is a pet friendly property. However, dog feces can be found everywhere on any given day. Dogs are not permitted in the fenced pool area again on any given day, you can find dogs there. Often times, unleashed and jumping on the same furniture you will be putting your bare skin on in a bathing suit. And yes dogs have been seen unleashed wadding in and drinking from the pool. One of the most concerning things is the water is tinted yellow. As yet we have not been able to get a response as to why. The only thing that was said is it’s because they are new, it will clear up in time. We are three months into our rental and the water is still tinted yellow. Is it dangerous to ingest? Is it dangerous to shower and bath ? We have no way of knowing.
The only thing really premium thing that I found about the property so far would be the prices. Yes we are paying a premium price versus similar properties. What we are not getting are premium services for our money. I do know that other neighbors have organized a group to try to address the issues. It is my understanding they too have hit a stone wall and are very frustrated. Of the eight families I have spoken to not a single one plans on renewing their lease. That speaks volumes!
A wise man once said, looks can be deceiving. Know that the property and pools are beautifully landscaped. Look further at the cigarette butts, dog resend feces, trailers and commercial vehicles in the parking lots, non-functioning gates. Even more disconcerting is the out of control presence of drug use. Your dollars would be better spent elsewhere. This property is not a good value for your dollar and many of your neighbors will not be people of quality as proven by the drug use, cigarette butts and dog feces that are prevalent. Don’t make the same mistake we did!
I also recommend you check the Google page for the management company of this property TRG Management. There are you will find any number of one star reviews and disgruntled clients. Again the very strongest recommendation I can make is DO NOT RENT from Manor Lantana, or anything property managed by TRG MANAGEMENT.
UPDATE 3/16/23 Police were summoned by my neighbor last night at around 10:00PM. They filmed another drug buy taking place at the swimming pool area. The individual fled when the police arrived and eluded them. This is getting to be a regular occurrence here. Make your own choice. Is this the kind of community you want to pay over $3000 a month to live in?

Read moreDo not live here. Absolute nightmare living here. Take the time to read this as I have lived here twice since being built in 2021. I came back the second time in February after seeing new management took over thinking it would be better than it was when I lived here in 2022. I was wrong. There’s already been multiple new people in the office from managers to front desk in a matter of a few months. They are all absolutely rude except for one guy that works in the front. On top of that 80% of the time there’s nobody even in the office when you need them. There have been multiple issues since moving back in. They hike up the rent for all of these amenities but half of the time they don’t work. The grills don’t work half the time. The security here is horrible. They have a security guy here sometimes that anytime you drive by him he’s just watching tv on his phone. They only implemented all gates and doors being fully locked in May. Then there’s the EV chargers. They have 2 and offer this as an amenity here yet there have been many complaints from residents about people unplugging each other and also people from outside the community charging as they have these chargers outside the gate. Now this week there’s been a broken charger and more issues have happened. I called to have the break fixed as I didn’t have enough miles to even get to work the next day and it stopped working and that does not constitute as an emergency. So since I got a ride email back I AM NOT able to charge at the Wawa that is “0.4 miles” away because those are Tesla charges as I wouldn’t obviously be doing that if I could and I also know how to plan ahead as I wouldn’t obviously with gas which was also rudely noted that’s why I plugged my car in as soon as I got home from work. And it is hard to plan when the chargers are always taken by teslas a majority of the time when they have charged 0.4 miles away. But what was an emergency was when my fridge power went out and I called maintenance at around 11 pm and was told he would be there at 7 am and he did not arrive till 9am which at that point everything had thawed and was at room temperature, despite me leaving the doors closed. What is the point of an emergency line if they don’t come for 10 hours ?! And when I asked for some sort of compensation for all the food I had to throw out I was told that they couldn’t do anything because they did their part basically. Also in that same week I came home from a weekend trip and the ac had been off completely and the maintenance guy came about an hour after I called and laughed that it was because there was no battery and had to reset everything. Very unorganized community and mess of thing and poorly put together units. I asked for my breakers to be checked as I thought it was weird 2 things lost power in the same week….have I gotten a follow up ? ABSOLUTELY NOT. Then to top it off my sons closet door , who is 2 years old, I have put multiple requests in because it’s constantly coming out until one day a few weeks ago it fell on him, thankfully he is okay but I requested the door be completely replaced not fixed and they only came to fix not replace and then the assistant manager said she’d look into it and follow up and again have heard nothing back. That is a HUGE safety issue and they seem to see no concern or care for their residents. So I say this again DO NOT CAUSE YOURSELF THE HEADACHE OF MOVING HERE. The units have so many flaws and you can see how poorly put together they were, management is horrible and you’ll have constant issues. Update: I spoke to the office and was told that the collections issue would be stopped since the balance had reflected 0, but it still has not been resolved. False reporting to my credit because just like the mold and electrical issues this company does correct issues they ONLY make sure that their payment system is working so they can collect your rent!!!
We have had issues since the first week we moved in. The moisture and humidity levels are never under control unless the ac is at 60 degrees or lower so naturally our electric bill was around the $300 area. Our place and others have confirmed and tested positive for mold but nothing will be done. The electrical problems are extremely frustrating to work around. Our breaker box keeps tripping and not labeled correctly. Maintenance can never seem to fix any electrical issues. We had to run extension cords and plug the refrigerator and microwave in another area. The stove would trip right in the middle of trying to cook something. One of the garage doors never worked because there wasn't enough power. We couldn't have a fan and tv on or the breaker would trip. You can hear pretty much everything going on outside and can hear people in the units next to ours
They've done two inspections and just walked right into our unit one time while i was in the shower. That is definitely not acceptable nor did they apologize. They bill water which is never accurate-we were gone for almost 3 weeks and our water bill was still $100. Trash is additional and goes up often and it's never picked up as scheduled not to mention the amount of trash that's starting to accumulate and dog feces all over the place. More often now there are quite a bit of shady people around lately because people leave the gates open all the time. Packages are stolen, lost or not delivered and many people are always trying to track their packages down. They do have a neat little convenience store to shop at and a decent fitness area. Some office staff has always been helpful but the new office manager Jaynee is not pleasant to work with. For the price they are asking this place is definitely NOT worth it!
When we moved out the property manager Jaynee removed fees after we complained about our issues, but then we noticed 3 months later that Jaynee added the fees back and sent us to collections without notifying us at all. We verified via their app every month to verify that we had a $0 balance because we never received any communication. Jaynee post on everyone’s Google comments about how she would like you to reach out so that they can make things right, but nothing will be done for you.
