When you tour the property, it seems nice and impressive because of all the amenities and updated units, but I just want to warn anyone interested in living here that it is EXTREMELY overpriced given 1) the amount of homeless people that live and loiter directly outside the building, 2) the lack of maintenance on community spaces like the barbecue areas, gym, pet relief area, etc. and 3) many tenants that live at Next are extremely disrespectful of the hallways and shared spaces and you will often find dog poop in the elevators or in the hallways. Regarding the lack of maintenance in the amenities, there are about 4 different fire pits throughout the property and not a single one of them works and no amount of work orders will do anything. Several of the outdoor grills also don't work. I know the AC in the gym was also out of order for several weeks and it took them forever to fix it. The golf simulation room was broken when we moved in and promised to be fixed but throughout the entire year we lived at Next, it was never fixed lol. Additionally, if you rent a unit that faces into the pool area, be prepared to have ZERO peace and quiet from Friday through Sunday night. There are ALWAYS extremely loud parties that go on for hours every weekend. All of those things internally going on in the building PLUS the fact that there are large homeless encampments directly across the street from the building makes this a pretty undesirable apartment. When we signed our lease, we were paying around $2500 for a 1 bed. They wanted to increase our rent to $2700 a month for the same unit if we renewed LMAO and that doesn't include the $75 they charge per month for ONE parking spot (no, you cant get a second one!), the $80 cable+internet package they FORCE you to buy, the random $5 here and there for "key fob" or "security" fees. This place is a joke and highway robbery lol. One more thing to top it all off, the management team is a nightmare to deal with. When we moved out, we left the unit in its original condition (extremely clean, no damage.) and they tried to charge us $500 for FULL REPAINTING. It took maybe 10 emails back and forth and me threatening to take them to small claims court for them to take off the painting charge lol. Namely, MARICAR, is the worst of them all. She's easily the worst apartment management employee I've encountered. Cannot warn you enough to STAY AWAY from this place. The photos I attached are from when a random tenant kept vandalizing the trash chute area and throwing old food/random trash EVERYWHERE. Management never did anything about this and it went on for about 2 weeks. But that just shows you the caliber of who your neighbors are gonna be. 11/2/2023 edit in response to Next's reply: First of all, you did not "credit" me for anything LOL you just eventually gave up and took off the insane charge for $500 for full repainting of my unit after I emailed relentlessly for a month. Regarding the pictures I attached to my review, these photos were all taken on different days & this vandalism was happening almost everyday for 2 weeks. Yes it was cleaned up by the cleaning staff eventually but YOU as the management team did absolutely nothing to stop it. It doesn't matter if this was an isolated specific situation, that doesn't absolve you from your responsibility to ensure a clean living environment for the tenants you're charging nearly $3000 a month. Anyway... that response is a perfect example of the type of customer service you'll receive at this place. Just canned, condescending responses that deflect blame and never actually accomplish anything lol do yourself a favor and live at literally ANY of the other dozen luxury ktown apartments.

Final Update 2020: I moved out May 2020 after deteriorating conditions and unrealistic covid policies. Sure enough, management did not refund my deposit after an IMPECCABLY clean move-out (I was charged for paint). One small claims threat later, they quickly reversed and sent my full deposit, all without even seeing the video proof. Thus, for their poor handling of the move-out, I have demoted them from two measly stars, to an utterly embarrassing single star. Their apartments would be nice if priced at $1400/month, but when paying $2400, they're a hard pass. Update 08/13/19: it was announced today that this apartment complex has been sold to an REIT. So, this review will likely be inaccurate as the new management transitions. Please be aware! I will document changes about the new management here. 1) All original leasing and security staff have been replaced. 2) The free, weekly yoga class was nearly cancelled. The yoga instructor pleaded with management and they reluctantly agreed to renew the contract. 3) The free, weekly HIIT class has been cancelled. 4) Cleanliness is getting worse, particularly around the pool where the concrete and loungers are becoming dirty. UPDATE: 2nd floor Common areas are still cleaned irregularly. The ground becomes grimey and filled with debris frequently. 5) The pool temperature is about 10º colder than it used to be. Swimming recreationally is not possible as the temp is around 69º or so. 6) The caliber of residents have decreased fairly substantially from just 6 months ago, probably due to the fact that previous management relaxed the leasing requirements and wanted to ensure near 0% vacancy for the new owners. UPDATE: This complex is now listed on sites like Hotels.com and short term rental marketplaces. 7) 2 of 3 pool lights broke this past week so I will be submitting a maintenance request to see how long it takes to fix. The parking gate has been completely broken for multiple weeks now. UPDATE: Parking gate finally fixed after about a month. Pool lights still broken after nearly 2 months. Jacuzzi light is now broken too. ____________________________________ Original Review: Two months in. It’s good. If you live on floors above 2 but below PH, the ceiling is thin. Footsteps are loud. Dogs will poop and pee in the common hallways which is never a fun sight. But the complex is cleaned regularly and it smells delicious everywhere thanks to the awesome cleaners at Next on Sixth! The onboarding process is very vague. Policies aren’t clear and are only stated verbally. I wish there was an online resource for knowing the various policies and amenity details available to all residents. Maintenance is VERY timely as they work weekends. Requests are solved within 24 hours. Good job! Gym needs another workout cage as it’s always occupied. Overall good job! Looking forward to the next few months here!

The location is incredibly convenient — having a grocery store right downstairs is a huge plus. The gym is well-equipped, and though the community areas aren’t large, they’re comfortable and thoughtfully arranged. I want to give a special thanks to Dylan, the leasing manager. He’s truly the best! Always responsive, always helpful, and genuinely cares about the residents. Whenever I had an issue or question, I knew I could count on him for support and the best possible solution. His professionalism and kindness are a big part of why I’ve enjoyed living here so much. There’s just one downside, and unfortunately, it’s something management can’t fully control — some residents simply don’t respect shared living. In both apartments I lived in, there were neighbors who made noise late at night (jumping, stomping around at 3 a.m.), left pet waste outside, or left their dogs barking for hours. There’s also a noticeable smell of weed in some areas, which, although common in the U.S., can still be unpleasant for others. If it weren’t for this lack of consideration from some tenants, I would have happily renewed for a third year. I understand this can happen in any community, and that’s why I’ve decided to move to another area — just for a change of environment. But I want to be clear — the management, amenities, and overall organization of the complex are excellent. I’ll miss it for sure. 🩷

It took maybe 10 emails back and forth and me threatening to take them to small claims court for them to take off the painting charge lol. Namely, MARICAR, is the worst of them all. She's easily the worst apartment management employee I've encountered.

Cannot warn you enough to STAY AWAY from this place. The photos I attached are from when a random tenant kept vandalizing the trash chute area and throwing old food/random trash EVERYWHERE. Management never did anything about this and it went on for about 2 weeks. But that just shows you the caliber of who your neighbors are gonna be.

11/2/2023 edit in response to Next's reply: First of all, you did not "credit" me for anything LOL you just eventually gave up and took off the insane charge for $500 for full repainting of my unit after I emailed relentlessly for a month. Regarding the pictures I attached to my review, these photos were all taken on different days & this vandalism was happening almost everyday for 2 weeks. Yes it was cleaned up by the cleaning staff eventually but YOU as the management team did absolutely nothing to stop it. It doesn't matter if this was an isolated specific situation, that doesn't absolve you from your responsibility to ensure a clean living environment for the tenants you're charging nearly $3000 a month.

Anyway... that response is a perfect example of the type of customer service you'll receive at this place. Just canned, condescending responses that deflect blame and never actually accomplish anything lol do yourself a favor and live at literally ANY of the other dozen luxury...

Final Update 2020: I moved out May 2020 after deteriorating conditions and unrealistic covid policies. Sure enough, management did not refund my deposit after an IMPECCABLY clean move-out (I was charged for paint). One small claims threat later, they quickly reversed and sent my full deposit, all without even seeing the video proof. Thus, for their poor handling of the move-out, I have demoted them from two measly stars, to an utterly embarrassing single star. Their apartments would be nice if priced at $1400/month, but when paying $2400, they're a hard pass.

Update 08/13/19: it was announced today that this apartment complex has been sold to an REIT. So, this review will likely be inaccurate as the new management transitions. Please be aware! I will document changes about the new management here.

  1. All original leasing and security staff have been replaced.

  2. The free, weekly yoga class was nearly cancelled. The yoga instructor pleaded with management and they reluctantly agreed to renew the contract.

  3. The free, weekly HIIT class has been cancelled.

  4. Cleanliness is getting worse, particularly around the pool where the concrete and loungers are becoming dirty. UPDATE: 2nd floor Common areas are still cleaned irregularly. The ground becomes grimey and filled with debris frequently.

  5. The pool temperature is about 10º colder than it used to be. Swimming recreationally is not possible as the temp is around 69º or so.

  6. The caliber of residents have decreased fairly substantially from just 6 months ago, probably due to the fact that previous management relaxed the leasing requirements and wanted to ensure near 0% vacancy for the new owners. UPDATE: This complex is now listed on sites like Hotels.com and short term rental marketplaces.

  7. 2 of 3 pool lights broke this past week so I will be submitting a maintenance request to see how long it takes to fix. The parking gate has been completely broken for multiple weeks now. UPDATE: Parking gate finally fixed after about a month. Pool lights still broken after nearly 2 months. Jacuzzi light is now broken too. Original Review:

Two months in. It’s good. If you live on floors above 2 but below PH, the ceiling is thin. Footsteps are loud.

Dogs will poop and pee in the common hallways which is never a fun sight. But the complex is cleaned regularly and it smells delicious everywhere thanks to the awesome cleaners at Next on Sixth!

The onboarding process is very vague. Policies aren’t clear and are only stated verbally. I wish there was an online resource for knowing the various policies and amenity details available to all residents.

Maintenance is VERY timely as they work weekends. Requests are solved within 24 hours. Good job!

Gym needs another workout cage as it’s always occupied.
