I really wanted to like living here. However, every single month there seems to be something. Letās start with the fact that this is the noisiest place to live. If youāre looking for a place thats peaceful and quiet The entire building is surrounded by busy roads and streets. thereās a fire department next-door and a train track where trains seem to run every single day starting at 5 AM until the middle of the night.
Iāve had several issues with my water/sewer bill being extremely high since living here. I emailed the assistant manager Colette last year and October 2023 never received a response. I escalated it to the property manager in December. She said she would look into it. I reach back out to her January 2 with 2 emails, and have not heard back as of today 1/9/23. This is the only place Iāve ever lived where my water and sewer are extremely high . And based on the fact that Iāve spoken with other residents, there seems to be something going on in this building because Iām not the only one.
Letās move on the parking garage. It is a death trap. It is very poorly constructed so unless you come to a complete stop you could possibly get hit. The gates are not working properly. And havenāt been for months. Someone from management needs to come out there and see that the gates are not working. But that would take effort.
The hallways, are full of stains on the carpet and scratches all over the walls. Some of the stairwells doors have broken door handles leading into the hallways. Some doors to the parking garage do not latch securely. Iāve seen dog poop in the hallways as well.
The fire alarm goes off monthly. Sometimes twice a month. Each time it has been a false alarm. Whatās bad is this latest time, very few residents even left their apartments because this happens so often, and itās always a false alarm, which at the time we donāt know that.
The management has not sent out any communication, no acknowledgment of the situation. We have gotten emails for lesser important things. I guess they donāt care since they are not the ones being inconvenienced.
The elevator certifications expired in August 2023 and just this month finally got updated. When I brought it up, I was told itās being worked on. It does not take five months to renew your elevator certification. That is a safety hazard on so many levels.
Itās very clear based on all of these issues that upper management does not walk the property on a daily basis. Because if they did, there would be no way these items would be missed. Itās rather unfortunate that if someone someone is late on their rent they have a note on their door because thatās a violation of our lease. But what about the property holding up there end of the bargain keeping this property safe, doors that work properly, etcā¦
This building is very poorly designed/constructed. I can hear both sides of my neighbors talking and coughing. The walls are very thin.
Courtney is absolutely amazing. I wish they were 4 Courtneyās every single day not only does she know everything thatās going on with the community. You can tell she truly cares about where she works and takes pride in her job, but also being customer service centric. Sometimes there are several residents waiting to speak to her. She is super friendly, knowledgeable and approachable and when you ask her something she has an answer. She is the reason I chose this property.
I cannot say that about the other members of the management staff specifically Colette and Francia. They do not seem to have a very personable and or approachable disposition. Nor do they seem to want to be here. That is terrible especially because people are wanting to find...
Ā Ā Ā Read moreMCC is probably the best rental community in the greater Orlando area, frankly, this does not mean much. It is relatively well managed by the people working there. The area is quite nice, especially for the people who like weekend activities.
It is one of the few places outside of downtown Orlando where you can walk around and enjoy the day at the park. This is mainly because Independence Lane is a Tee junction at both ends, which ensures that there is no transient traffic. The units looking towards Independence Lane are far superior to the rest. The sky view on the fourth floor on the Independence Lane side (West) is quite nice.
There is a farmersā market at Independence Lane every Sunday. It is setup early around 7 AM and it will be gone by 2 PM. There is usually live music for about 2 hours. The quality of the music varies quite a bit, but it is never disturbing. You will also hear some live music on Friday and Saturday nights from the brewery, but it is barely audible from the fourth floor, meaning it is much quieter.
MCC has a decent-sized swimming pool where you can actually do some laps and get a little tired. Not to mention, the pool was almost always empty on week evenings, which I saw as something positive. I had a chance to use the gym during a short-lived new-year-resolution and I can say that the equipment is in good shape and the place is not too crowded.
You will be close to the fire station and two train crossings. Though the freight train can be a little annoying once a night, I would be unjust if I called this area loud.
So, why am I giving them three stars? Let's get to it now.
The building is pet friendly, maybe even pet centric. Unfortunately, this means hallways, elevators, and even open-air areas smell like animal urine. Do not get me wrong, I am not blaming the animals, but this is just something that you will need to live with. It is not a clean place. That pool I mentioned earlier is not clean either.
The building keeps selling your contact information to various vendors and keeps acting like they are doing you a favor. You will also get three emails every month reminding you to pay your rent even though you have set up an automatic payment order and never even paid your rent on the second of the month. You will get these spam emails even after you pay your rent. I am not sure why they cannot figure out the people who forget their rent and only remind them.
Sometimes they will show up at your door and ask you weird questions like "Are you the one who threw an egg to the gardener on the street?" or "Are you the one making construction noises?" even though they have a construction project underway at the pool deck. Yes, they are so all over the place that they will start questioning tenants about a noise for which they are responsible.
Staff will act like you are a student at a boarding facility. They will talk down to you and you will wonder which one of you is the customer and which one is the employee. If you like to listen to barely educated fools talk down to you like they are some kind of unelected political leaders, this is your place.
With all that being said, if I had not decided to move to my own property I would probably stay here. Be warned, the other apartment complexes...
Ā Ā Ā Read moreI have lived at this property for going on 4 years & while my experience started off pleasant I am at a point where I am very ready to move on due to a steady decrease in building & property management/maintenance.
For starters there is a significant roofing/structural issue which has resulted in multiple leaks. This was first reported well over a year ago & has progressed over time due to lack of proper repair. The result is two minor ceiling collapses, flooding in the halls, sub floor rotting & water damage, none of which has been properly repaired. Now I am being told there is a structural issue with the pool which is right above my unit & currently leaking into my ceiling. The property manager came to my apartment Mid November to personally assure me that these issues would be handled in a timely manner yet here we are at the end of December & the issues have not only been neglected, they have only gotten worse.
As others have mentioned the grounds are poorly kept & there is a fruit fly issue. In my experience my hall is often missed during cleanings & often smells like trash. They repainted the interior of the building but completely skipped my hall all together so it not only smells like trash, it also looks like trash. The AC in my hall doesnāt work properly which means the doors in the hall have to remain open for air to circulate from other parts of the building. Instead of fixing the AC or at the very least investing in the magnetic door holders that the rest of the building has, they opted to shove pieces of cardboard under the door. We canāt even spend $2 on actual rubber door stops?
At this point I canāt use my balcony because it is covered in bird feces due to a family of pigeons that have taken residence out there. This was reported months ago yet nothing has been done to resolve the issue.
Over the time I have been here the elevators, security gates & package parcel pickup have all broken multiple times & it takes weeks if not months to fix each time. The audible fire alarm often goes off in the middle of the night without there being an actual fire. Each time it takes no less than an hour to turn it off which means you have to endure multiple loud sirens & flashing lights in your apartment.
As others have mentioned there have been multiple vehicle break ins & Iām surprised no one mentioned the abandoned Mercedes in the parking garage with the bullet holes through the windshield.
This place is appealing because of the location, friendly staff & at a glance it appears to be a luxury community but due to poor management this place just isnāt worth the money. Now Iām curious to see if there will be an obligatory response asking me to reach out to management to address my concerns because in this case I already have. What Iād like to see is a response that says exactly how all these issues are being addressed & when. Thatās how youāll know this is being...
