I lived at overlook from August 2024-July 2025 and it was the worst nightmare I have ever experienced. I cannot express enough how horrible my experience living here was. On move in day when I arrived to get my keys I was pulled aside by the property manager who informed me that I would be unable to move into my assigned apartment due to a âmassive leak that has made the apartment unlivableâ. I was told to wait around and that they would find an apartment that Iâd be able to move into but it wouldnât be for a few hours. Eventually- a hour or so later I was given keys and told that maintenance was still working on âfinal touch upsâ but it would be ready in a hour. An hour+ later I showed back up and excitedly walked up to my new apartment. Upon arriving at the stairs I instantly heard loud music and smelt the smell of marijuana and my front door to my new apartment wide open. I walked in to see maintenance tools scattered across the entire apartment, filthy- and I mean filthy walls, and broken furniture, mold, and the smell of marijuana reeking throughout the entire unit. I then spoke to the office and who showed me 5 more apartments. The first one, walking in with the leasing agent, SHE even said it was unlivable due to the mold growing. The second one, a POLE in the living room, with a stranger roomate. Yeah, not happening! Especially after being told it would stay just me and my one roomate due to the inconvenience. The third unit was another random stranger who was âviolating the leaseâ, I asked why? It was due to drug use, but they didnât have intentions of addressing the issue. The 4th still had trash all throughout it from the previous tenants and the ac didnât work. The 5th- that I ended up having to say yes to due to it being the only one available, wasnât much better. To start, the floor dipped up and down throughout the entire living room, there was a roach infestation which later turned into a flea infestation as well, and even after putting in a maintenance order to have these issues taken care of, they never went away. And magically ânever existedâ on their end when I went down to the office to address it. Continuing on, mold was growing on the ceilings and walls in various spots and even after putting in maintenance orders and overlook claiming to have fixed it, the mold continued to keep coming back in bigger and bigger spots each time. Eventually I went down to the office and spoke to the staff about it, and showed them photos and they told me the new property manager liked to have meetings when it comes to mold and set up a meeting time with me. The day came, I went down to the office and guess where she was? Not there! âJust left for the dayâ (I was 15 min early to the scheduled time). I asked them to reschedule and never heard back from them. Additionally the sink disposal was nonexistent in our apartment which was super handy!! The microwave handle and light cover fixtures were missing as well. Now Letâs talk overlooks great amenities! The pool!! It was radioactive green for a bit, and there was a light fixture that sat on the side of the pool with the cords in the pool, for the entire 12 months I lived there. It was never touched- gross and unsafe. They also let groups rent out the pool for loud parties that required a payment to get into the pool that im already paying for in my rent, this was very professional of them and very relaxing on a Sunday during the school year!! Outside: The fire extinguisher boxes on all 3 levels of the stairs were broken and shattered on the ground the entire 12 months. Graffiti appeared on the stairwell halfway through the lease and was never taken care of. And anywhere you walk in the entire complex smells like marijuana! -Letâs talk about safety! If you value your life live somewhere else. gate is always broken and random people who donât live at overlook will lurk around in the courtyard area when itâs dark & halfway follow you to your apartment and car.    Read moreMy son lived at The Overlook during the '23-'24 school year and moved out in August of '24. In April of '25, I got a surprise debt collection notice for $165â this was my first communication about an any outstanding balance and it's nearly impossible to talk to anyone there. The manager Lisa, sent me pictures that showed the inside of the refrigerator, the stove top, and inside the oven. My son had three roommates, so almost $500 to clean those three items? She said she didn't have any other documents that showed what the bill was for. I told her that I received zero communication from them regarding this bill from August-April, and asked that they forward the documents that were sent to me and my son regarding this balance. She said she didn't have those, as the last manager is no longer there, so they don't have access to those. Really? She also said that was one of the reasons the last manager is no longer there: her lack of communication with customers. Itâs ridiculous that after all this, the manager Lisa Wilkinson canât find any documentation, yet they have no problem sending this bill to collections. They have mine and my sonâs emails, phone numbers, and mailing address. And now Lisa won't respond back to me to get this resolved, which is very typical of this complex. I would most definitely not lease here, there are many better leasing companies and apartment complexes in Nac.
5/15/25 response to The Overlook: I stated to the Overlook manager that I had no issue paying this bill, I would have paid it if we actually received any notification of it, but we did not. My issue is that we were NOT notified of this balance, regardless of what the Overlook office is saying. I asked the new manager to forward me the emails, text messages, notices that went out in the mail, etc. that were sent to myself and my son, and she said they no longer had access to those since that manger is no longer there. What they have are logs in the computer system that says things were sent, but the former manager never sent anything regarding the cleaning fee's and balance. There is no actual documentation that can be shared with us that anything was ever sent regarding the bill. I am requesting again that the actual emails that were sent regarding this balance be sent to me. I have searched my Gmail account and there are no emails from the Overlook regarding a balance due. No phone calls, or any documentation in the mail. The complex had my email, my sonâs email, my cell phone, my sonâs cell phone and mailing address. We received nothing regarding this balance. Like I stated, I have no issue paying this bill, my issue is that it went straight to collections without notification, and is now on my credit report and my sons. The contract is BINDING. if you live there and decide you dont like it, well I hope you're going into the military or have someone to pay your rent and take over the lease for you. Otherwise you will be paying to live there whether you move or not.
I graduated in the middle of my lease and moved to Dallas, and apparently this was not a good reason to pay a simple early lease end fee and be let go. I had to pay for 4 months at grove/verge when I did not even live in nac anymore. My new apartment has a policy that says you can break lease at ANY time as long as they have a 4 week notice. Simple, agreeable, mature. THERE ARE MUCH BETTER PLACES TO LIVE. The reason this complex puts an iron cuff on its lease members is because they know no one else will want them. If you complain to management about anything you will get a "yeah sure totally it will be fixed" just so that you go away and they can watch youtube during their shift.
The amenities _the internet: You are required to use their internet provider, and they switched to the cheapest provider in east Texas recently, AKA the internet NEVER works. BUT DONT WORRY, youll still get to pay for the required internet fee on your rent bill.
_the gym: There is no air conditioning in their tiny little gym /closet. It is so dark and the few things they have are shoved against walls and into corners. The floor is ripped and damaged and coming right off the cement, incase you felt like tripping while working out. You will get that close to each other feel when you and your fellow prisoners workout in the dark damp dirty hotterthanhell "exercise area".
_The pool: it sounds nice in theory, but really this area will be used by random people with their young children. Where are these people coming from? its not a family type of complex. Nevertheless, frat parties at 3am, huge families during the day, I hope you enjoy small pools always being taken over by strangers that dont even live there! It is not a community size, It fits 6 people comfortably. not 46. They will often rent the pool to people who dont live there for 50$ and they can stay all night, and make as much noise as they please, if you complain to management they will kindly tell you. Welp! they paid for it! sorry, sukah.
_The Rent: The grove/verge has gotten worse over time, their internet is now awful and the gym is no longer air conditioned, etc. The hilarious part, When I rented (spring 2015) I paid $540 a month. They are worse now than before and their starting rent has moved up to $585!! WHY why do they think they can raise the price? their god awful. It astounds me.
All in all, If you rent here, I am so sorry for you. Maybe next time it will be more satisfying to rent a hot storage garage and burn the rest of your money in a fire. It will have about...
