Renters Be Wary
Update 1/17/25: I am currently sitting in my apartment in shock because there is water pouring in from the ceiling, doors… everywhere. The entire building has flooded for a third time, with this time being the worst. Thousands of dollars in damage in my apartment alone.
To add insult to injury, during the middle of the chaos the management crew literally gave up trying to help and sat in the lobby eating pizza together. There were people running around chaotically and a woman standing 30 feet away from them with her dog, crying because she didn’t know what to do. This is all while they were just sitting there in front of everyone… eating pizza. This is no exaggeration.
This building is so full of mold from the multiple floods (three times that I’ve been here for) that the whole apartment and halls smell like mildew. I just rented another apartment 2 months before my lease is up because this building is literally unlivable. They need to tear it down and start again.
November 2023 - I was one of the first residents to move into this "luxury" building on November 1st 2023 and the experience has been nothing but horrible. If you do a Google search of Clipper Equity, LLC (Owners of Tower 77) and read their reviews, you'll get a better picture of how this group manages their properties and business. Here's a list of issues I've dealt with since moving in:
1.) No amenities: The whole reason I chose this location was because when I took the tour in September of 2023 I was promised that the gym would be done upon move in and the rest of the amenities would be available by the end of the year. As of January 2024 there are still no amenities open. I've been told that the amenities will be open "next month" for the past three months.
2.) Major flood issues: 9 days after moving into my apartment a pipe burst three floors above my unit and the whole building was flooded. Although water got into the walls, carpet and underneath the flooring, management did not call a professional flood service to combat possible mold. I'm extremely allergic to mold and have had signs of mold present in my unit. See pictures attached.
3.) No mail delivered to building: While packages from Amazon are delivered to the building, any letters or packages sent through USPS are not delivered to the building. You have to walk to the USPS station a mile away and wait in line to see if they are holding any mail for you there.
4.) Parking garage not functional: I chose this building partly because I need my car in the city to commute and I was promised a parking garage in the building. The $400+/mo parking garage is far from being completed and is the type or garage where one car is stored above another on a car lift, so even when it is complete you're not going to be able to come and go as you please.
5.) Cheap fixtures: While everything in the building is aesthetically pleasing all of the fixtures are cheap and poorly made. The stainless steel sink has stains after a week of use and the bathtub was installed poorly meaning water pools in one of the corners against the wall etc. There are too many examples to list.
6.) Construction is ongoing: The entire building is a construction site and will be well into mid 2024. Be prepared to be woken up by compaction drills and workers walking up and down your hallway. Even though this is a dog friendly building, there are zero green spaces to...

Not worth of paying higher rent When we move in luxurious apartment or pay higher rent, there are many reasons such as staying cozy, comfortable, and convenience but it seems walk-up building is much better than this apartment.
All staffs here are very friendly and very responsive but the management is really awful and they are not working diligently.
Water leaking has happened very often since we moved in 7/1 and electricity turns off automatically sometimes.(in-and-out) It got me to the point where i cannot ignoring anyhow.
This management never say SORRY and they always said that if there is an issue, place work order on Carson app. In addition, they never fixed completely and properly. The manager should stop by and see it firsthand after fixing but never. Same issue keeps going on and on. (Leaking, flooded, elevator and so on) so many issues are still acting up…
I believe the management MUST take on different weight of responsibility since all tenants in this building pay significant higher rent and they have right to stay in convenience as a tenant but the management team never take care all of them.
Also, there is icon parking in the building. The ceiling in the parking lot has been a lot of damaged due to the severe water leaking and employee in the parking lot always mentioned that this apartment is the worst of worst whatsoever…and the management bullshit and never fix at all.
I am so regretting i chose this apartment … But i hope someone who read this review should avoid this building or cut the price. It is absolutely not worth it you are thinking of.

   Read moreIf you’re considering moving into 77 Commercial, I strongly recommend looking elsewhere in Greenpoint. There are many other luxury apartment buildings in the area that offer better-maintained amenities and a more responsive management team.
I’ve been extremely disappointed with the state of the amenities here, particularly the gym. While the facility looks well-equipped, most of the Peloton bikes have been non-functional for weeks, and only one or two actually work. This has made it frustrating for residents such as myself who rely on them regularly.
I reached out to the property manager about the issue and received a very brief response saying the bikes were “mostly fixed.” Unfortunately, that wasn’t true — and when I followed up twice, I never received a response back.
On top of that, the Carson app, which is required for apartment access, has constant issues. It’s unreliable, and yet the alternative — a key fob — comes at an additional cost. It’s frustrating to have to pay extra for a basic access solution just because the technology doesn’t consistently work as advertised.
That said, I want to give a big shoutout to the front desk and maintenance teams — they’ve always been friendly, helpful, and responsive. They do their best with what they have, and their professionalism and helpfulness doesn’t go unnoticed.
Still, it’s incredibly disappointing to pay a premium to live in a building that advertises convenience and modern amenities, yet fails to deliver on both functionality and communication. I hope management takes this feedback seriously, because the current experience doesn’t reflect the quality this community...
