I was a resident from September 2023 - November 30, 2024. I’m going to be a bit long-winded but honest. On the day I was set to take possession of my apartment, I was given an appointment time of 11:30am to come and get keys and sign remaining documents. When I arrived, I learned that my apartment wasn’t ready and that they were changing the locks still. I left my daughter there and went to meet the movers I hired. She did not get keys until 1pm and there was only one key and no mailbox key. She did her best to take photos of the state of the apartment though there are some things that are difficult to capture. The carpet had A LOT of animal hair from the previous owner. There were some minor damages here and there (bathroom mirror had weird circle scratches, paint splatters, etc). The refrigerator had sticky stuff on the shelves and there weird loose tortilla chips in the cabinets. I was not given a checklist to talk about any of this stuff. I had to move my things into a dirty apartment and clean around it. After moving in, I found a leak under the kitchen counter and informed maintenance. They told me they couldn’t find it and to reach back out when I figured it out. It also took an entire month to get my mailbox key (weekly visits to the office finally paid off). The parking lot was filled with deep craters. I had millipedes throughout stay and never saw pest control. I sprayed for bugs myself once a month. The extra charges each month were close to 200 at times and I never got to use the pool as it was covered by a mold and bird feces-covered for the entirety of my 15 month lease. A few months before my lease was up, new management took over and the potholes were fixed and maintenance came and fixed my leak. I can appreciate that they have a lot of work to do to bring things to a good place. However, when I moved out I signed over my keys and left a forwarding address and just yesterday (5 weeks after moving) I received an email stating I owe money and have 60 days (so by January 30th) after move-out to pay or I’ll be sent to collections. I’m not sure what the charges are for as there was no invoice attached and I paid a deposit to move in and my rent was paid through the end of my lease. Also, this was the first I have heard of it. Long story short, as a single woman with one income, this property was appealing because it was affordable. But the price listed is not what you pay. And you are paying for amenities that are largely unavailable. I just want people to be aware of these issues if they are considering this as a future home.

DO NOT EVER EVER LIVE HERE!!!. You have some balls to call me 10 days....10 days after all this and ask about rent? (I told you 3 months ago that I was moving out, and I signed the paperwork). You just now ask me if I filled an incident report with the apartment complex while I'm still in the hospital? You replied to my review 8 hours ago, acknowledging your maintenance is incompetent, but you didn't know? This apartment complex is waste management most wanted. The maintenance here is worthless. I'm currently sitting in the E.R. with lower back pain because there's no handrail on the stairs (hasnt been for almost 2 weeks, wobbly for almost 2 months) and as I was moving my stuff out today 7/5/25 (before going to talk with the office staffand sign papers) a piece of the concrete stairs broke off, and I fell down the flight of stairs. Luckily, my 2 1/2 yr old son didn't fall. Also, as you can see, there are holes where the hot water heater is located, which is a huge fire Hazzard. Holes in the door, and it look like they did a half ass job at patching drywall. It's been like that since I moved in. My neighbors and I have told maintenance about the problems we have, and nothing has been fixed. These people act like they care when you first move in, but they really don't. They just want your money. Get what you pay for, I guess. Multiple maintenance requests have been put in, and they always say they never got any. As soon as I'm out of the E.R. I'm calling a personal injury lawyer to find out what can be done legally so that this place is held responsible for what happened to me.

I didn’t want to share this experience as it’s embarrassing to show this is where I live under such conditions. There’s been feces in my hallway since July 4th. I’ve submitted multiple requests which have been closed repeatedly without resolution. I’ve spoken to Julio in the office twice. First, he was understanding and advised would be clean up promptly. Over a week later still there. Today, after a second conversation with Julio he advised one grounds person has been on leave and would be back Monday to have it cleaned up. There were current leaks that needed to be addressed by the maintenance team and could not be addressed then. When I expressed my embarrassment and disgust to have this where I live Julio advised that’s how management work and there’s not anything to be done at this time. For reference today is July 19th

I have lived in apartments for quite awhile, so I'd like to think I have a general understanding of what is "acceptable" and what is not on a reasonable scale. No apartment is perfect and there's some give and take when finding an apartment for certain price ranges.

That being said...

This is downright, without question, the worst apartment I have ever had the displeasure to inhabit. The office and management are basically nonexistent, and if you are looking for any help or resolutions to any problems you are more likely to find help in a crystal ball. Time and time again they have had issues with their billing system (once it ended up with half of the tenants in my building area having eviction warnings due to unpaid rent from them failing to bill properly). Even now I am forced to pay rent every month with a cashier's check instead of their online system because they failed to bill me properly on autopay, and I am forced to do it "for the duration of my residency". I understand missing a payment once and making THAT payment with a cashier's check...not every payment forever after that point when it wasn't even my fault.

When I tried to call and see about getting the issue resolved I was told their online help chat was first a hacker/virus, then told on a second call no one was trained on it, then that it didn't exist. Which I know sounds absolutely insane and outlandish but...here I am unfortunately.

The apartment itself has issues with bugs and spiders.

The AC went down for almost a year in which their solution was to install a window unit, unsealed, which doesn't cool the space anywhere near enough and lets bugs in. When they did "install a new one" it first didn't work because they never finished installing it and no one knew, then it flooded my closet twice from leaking condensate.

The kitchen sink freezes multiple times every winter because the plumbing is on the exterior wall that is like 2 inches thick with no insulation. The tub is peeling whatever paint or coating they put on it to "refurbish" it. The toilet isn't even bolted down to the floor properly so it rocks and shakes.

The entire outdoor space is covered in animal feces and cigarette butts that is never cleaned up. There is an outdoor small bridge over what used to be a retention pond that is covered by a plywood piece of wood to cover the gate because it is unsafe.

The parking awnings are ripped apart like they went through a tornado and are falling apart.

There are no washer/dryer hookups and the one shared laundry area has like 2 washers and dryers for a hundred people or more...and they are broken 24/7 so you end up having to go the laundrymat across the street.

Seriously I could go on. Don't get an apartment here. You could pay the same in rent for a place that is 100 times nicer without the slumlord nonsense they shovel here. It's a complete mystery to me how this place hasn't been shut down from building inspectors or health inspectors, or just sued into nonexistence.

All that is alot so I know people will ask if it is so horrible why am I still here? It's because I moved in from out-of-state in a hurry, and I never had time to actually walk through the apartment (the virtual tour and pictures were from the one apartment they keep nice to sell to people). And now that I am here it is going to take some time for me to get everything back in order after the move. Once that is done I will be doing everything I can to try and get me and my family out of this embarrassing, frustrating, and dishonest apartment complex.

Don't deal with this, you deserve more for your rent. Don't get trapped here on a lease. It's a slumlord hovel.

Edit 1 And their reply to this review is to ask me to take time out of my day to come to THEIR office instead of having a supervisor call me. Give me a contact and I can post pictures if...

MANAGMENT STEALS PACKAGES! this is by far the absolute WORST apartment complex I have ever stayed at! NEVER RENT FROM HERE!!!! If I could I would have it shut down for all the illegal and terrible things they do here!

maintenance problems: lets go down the list of awful things shall we? I moved in last May and immediately noticed our front burner on the stove did not work, I put in several maintenance request and asked the front office person.. a year later and still not fixed. EVERY power outlet in this apartment is so loose that they won't hold any chords (I had to glue the chords into the sockets because again.. they never came to fix it after MONTHS of me requesting a fix. another power issue was my heater. my heater went out the start of this winter and even after several requests it never got fixed (for over 1 month I was dealing with no heater) it was only after I informed them that I could and would sue them if they didn't come fix it that they finally got someone out. ALSO a big one that doesn't just effect my apartment is the laundry facilities... one washing machine SOMETIMES works... nothing else does though. it has been that way for over 10 months where no one can do laundry and many families have brought this directly to the front desk... they just say "that's not our problem or responsibility". I haven't been able to wash my clothes here at all pretty much.. so that's another added cost on top of things.

management issues: the only reason I discovered this about the front management is because an employee who no longer works here (because of how corrupt it was) called me and let me know that several packeges I had ordered but never received were actually taken by the front desk. literally thousands of dollars worth of goods stolen by the front desk. Not only do they steal packages (which is really bad in itself) but they also do not accommodate anyone at all or have any customer service skills. many times I have gone in there while others are asking how to pay their rent because they changed their system.... but the new system doesn't work! and although they know this and inform everyone "the new system is really bad" they make zero effort to remedy it because they try and make sure you miss your payments so that they can charge late fees. truly corrupt people working here.

Living: although this is considered a safe area with a police station and many schools right next to it, the amount of crime, illicit actives and homeless breaking is outrages at this complex because people know they won't do anything about it. a homeless lady literally tried breaking into my apartment while I was napping on my couch!! and nothing has been done to prevent any further illegal action from taking place (people have been shot in apartments right next to mine, windows and things break but no staff fixes it and just leaves broken glass laying around with zero repairs being done. the walls are so thin and poorly put together that EVERY window and door has massive gaps to let large amounts of wind in.

literally not one of my neighbors has had anything but negative things to say about this place. It seems nice but it is TERRIBLE!! please no one waist your time with checking this place out. I am moving out the very moment I can break my lease.

this is long but it isn't even the half of it. all that to be said... never ever rent here... there are places way nicer and cheaper that you should definitely...

I wish i would have took the past reviews more seriously upon moving in. Being from the Northglenn/Thornton area I didn't think they could be that bad. The apartments were the right price and they were okay with my 120lb dog. Of course it was all too good to be true and I'm counting my days until I'm out of this crappy place!

I moved in last December expecting a renovated apartment. I wasn't allowed to see the actual unit until move in. To my suprise nothing was renovated! My carpet had huge stains, closet door is broke and half hanging on to the wall. My kitchen had new countertops but the cabinets are nasty, half are covered in a sticky goo that won't come off, some don't open, and the fronts of the drawers are coming off. I went to the office right away with my problems and they basically laughed at me telling me this was renovated. This was nothing like the model i saw and this was just the beginning of the problems.

Maintenance was a problem from the get go. I could never get anyone in my place even after several complaints. During winter my heat went out in the middle of the night, I could see my breathe it was so cold. They didn't come until the next day and i was left with a heater no bigger then a foot tall and half foot wide. This was their solution until my thermostate was fixed the following day.

Finally new management takes over and honestly they are worse than the first management team. The most unpleasant and unprofessional women i have ever dealt with. I came to them with my problems (like drawers falling off, broken screen door, and fan that didn't work) they acted I was bothering them. Four weeks later a maintance man comes over unannounced. He left without fixing the problems. I leave for the day and come back to a horrible smell and a note from the guy. I had no idea he was coming back, he entered my property with out my knowledge or permission, and he still didn't fix the problems!

Don't plan on doing laundry at this place. My lease states the laundry and weight room are open from 8am-10pm. Rarely are these hours right. The machines are always broke and supposedly its not the apartments problem, they tell tenants it's the laundary companies fault.

Dog poop is everywhere!!! Also my dog fell in a hole in the grass. Not sure why giant holes are scattered throuhgout the property.

Last but definitely not least this place isn't safe. I wake up to police outside my window at least once a week. The worst night i had police and firetrucks were outside most of the night and I watched a coroner carry out a body. Kids run wild and destroy property. Last week I witnessed a child no older than 13 being cuffed and put in the back of a squad car mid afternoon. By the looks of many of the tenants, methamphetemine seems to flow freely here. Unsavory individuals are seen congregating and wandering around the parking lot and property on a regular basis. It is not a pleasant feeling leaving your house everyday and worrying about some tweaker breaking in.

Thanks for taking the time to read this, please don't make the mistake I did by moving here! I have rented in other several other places in this area, Aspen Park Apartments is by...
