I recently attempted to buy a house. I’m a single mom and this would be that special place for my kids. I had a WONDERFUL real estate agent who is so supportive and helpful. I also had a mortgage broker who is amazing in his profession. The seller was represented by 24k real estate.
With the help of my family, I was able to pull together a down payment and earnest money for a house I saw myself and my children living in for a long time. I was through the moon. FINALLY! However, I needed to sell my car. I qualified in every way except that my car payment was too high so I needed to sell it. I found out I was grossly upside down on it, and I wouldn’t be able to sell it, so with defeat in my heart, I had to withdraw my dream of purchasing this property I fell in love with.
The next day, I am told the seller, who is an investor in this property and has had it listed for some time, has decided that I should give them $4000 of my very much needed earnest money and will only release $1000 of it to me. At this point, it’s a compounding heartbreak. Not only am I not getting a property I was so very excited for, but now there is no chance of easily finding another possibly lower priced one, because my earnest money is being held for something out of my control. My realtor spoke to them and was able to get the seller to give me $3000 back instead, and I appreciate that my realtor worked to try to help me here.
I will have to figure out how to get that money back if I ever hope to try to buy another home, and it will take time because my priorities are my children at this time. I feel that this has been very exposing and very sad. I felt that the only way I could get my money back was to fully expose all the details of my life to a complete stranger and it was so invasive. While this may not be the definition of predatory practices, it felt predatory in that this realtor knew my situation. Read moreI cannot quite express how indebted I am to Dave and how thankful I am for the exemplary job he did selling our property. In fact, I never imagined that someone could take on the level of responsibility he took and carry through everything with such diligence, thoughtfulness, and attention to detail. My brother and I had inherited my uncles house in Colorado and were both going through difficult personal challenges. I live in California and my brother lives in New York City and therefore it was going to be a massive challenge to sell the property for us given our distance, competing priorities, and hectic schedules. Furthermore, the house needed significant amounts of work prior to being ready for sale. Dave came highly recommended but I never thought he would take on all these responsibilities that he did. These included coordinating multiple projects necessary to prepare the house for sale including hiring people to fix the wood floors, the interiors/cabinets, the carpeting, painting the house, and the air conditioning. He visited the house on a weekly and often greater than weekly basis to make sure everything was moving along smoothly and that from a security perspective the house had not been violated. He took the time to actually pick out financially solid/reasonable interior upgrades prior to sale (which he then ran by us) and essentially made it such that I never had to go back to Colorado after my initial meeting with him. The house sold at the price that he recommended on the very first day from the very first family that saw the house. I am eternally indebted to Dave for all of his fine work. He essentially took on the role of a contractor in addition to real estate agent. Truly remarkable.
