Think twice before renting here. I’ve been trying for about two months and I can say I’m officially done. I’m not sure what it is about the property management but I’ve been getting bad vibes from the tour alone. I’ve been treated as though I can’t afford a unit here when my income is well over 3x the rent. I work for the city making almost 100k a year(much over time given) and I’ve been getting the run around for a unit. I’ve been told I can’t afford a one bedroom for 1500 monthly all the way down to a studio for 1,100. Even with proof of income. I sent bank statements. Which I don’t keep my money in that account because it’s a chime account but that’s where my direct deposits go. Instead of going off of my paystubs(verified income) the property manager decided to go off of my balance in my chime account to see if I make 3x the monthly rent (pictures below). This was for the one bedroom. I settled for multiple studios. Each one saying I didn’t mean the requirements. Then when I settled for a studio so cheap that it was affordable "it has been leased" now I can’t say this treatment is because of my race because there is no proof, but it sure feels like it was. Read moreI've been a resident of this complex for a while and it's slowly improving after a period being run by Madison Parke who kind of ran it into the ground. It's now under different management and they are turning things around. The units are nicely built and maintenance staff is quick to respond to issues. There are nice amenities like a rooftop pool and fitness center and rents are still somewhat reasonable as this area is quickly gentrifying northward.
On the downside, a lot of the residents here do not have any respect for the property and leave trash in public spaces, smoke in stairwells and common areas even though it's supposed to be a smoke-free property, fail to pick up after their dogs, etc. Hopefully the new management can do more to enforce rules that are designed to enhance quality of life here.
If you do sign a lease I'd recommend scrutinizing it or even paying a few hundred dollars to have a real estate attorney look it over. They sneak lots of extra charges into unexpected places in the lease (like somewhere in a random section "you have to pay for AC filters") that are easy to overlook if you don't know what...

The management company (E-Built) will nickle and dime you for everything. There are notes everywhere threatening fines for various things like leaving trash on the trash room floor even though the bins are always overflowing. The real problem is that they financially squeeze current residents to make up for vacancies. For example the fees other reviews have noted for changing a filter you can get at Home Depot for under $20. I probably will not be renewing my lease because I'm sure they will be jacking up the price on me.
They seem to be cost-cutting because even stuff that was nice when I first moved in is slowly degrading. The common areas are not kept clean and repairs are not occurring in a timely manner even though they seem to employ their own contractors. Floors in common areas are not kept clean, the wooden boardwalks in the townhouse areas are filthy and growing cobwebs, etc.
