Update! I am happy to share that the issues that I experienced with my unit upon move in has been addressed. The community residents are friendly and the property is extremely pet friendly. If you enjoy dog stench and barking, this is a great place for you! There is excessive dog barking starting at 7:30am and continues throughout the day. I have to keep my windows closed and turn the volume up on my tv up in order to muddle the dog barking. There is a strong dog stench at the entrance of building two, in the elevator and all along 31st street bc the sidewalks are never cleaned. Management could do a better job at maintaining the outside of building two. The sidewalks are never cleaned and are soiled with dog urine and feces and it smells really bad. There is always an excessive amount of trash outside of building two and despite putting in a maintenance order to have the accumulation of leaves cleaned up, the leaves are still all over the outside of building two only. Also, when I toured the property, there was a nice lounge area where residents could comfortably sit and have a cup of complimentary coffee read, work or watch tv. That lounge space no longer exists and has been converted into rental office spaces and now the residents lounge space has been reduced to a less cozier area. The removal of the comfortable and cozy lounge area was very disappointing.
Upon moving in, it has been a complete nightmare! The unit was not cleaned, the dishwasher is filthy and no matter how many times I or the company runs the machine, to clean it, particles collect in the bottom of the machine. Those same particles would end up on my dishes and therefore wouldn't be cleaned! I will attach the photos. The washing machine does not work. The unit itself was not cleaned upon moving in. The garage disposal reeked, was covered in grime and had large clumps of hair stuck to the bottom of the disposal. After sharing my concerns and providing photos to the management team, management still refused to call in a professional cleaner to deep clean the dishwasher or the garbage disposal. I had to clean the disposal myself. The property manager Antonio, is unreachable by telephone or email. I've sent at least 4 emails and called many times and he never responds or returns my calls. I can't help to feel like I'm being ignored. In order to reach Antonio, I have to stop whatever it is that I am doing to speak to him in person at the leasing office as he never follows up! I was told that the dishwasher would not be professionally cleaned or replaced. Instead, some type of chemical cleaner was being ordered to run thru the machine. As you will see from the photos, the dishwasher is beyond that and has been neglected and therefore requires more than just a wash cycle with an Affresh pod. In the meantime, I cannot do laundry or use the dishwasher. I was told by Antonio that professional cleaning services were used to clean the unit before I moved in but it wasn't cleaned at all and the management team failed to simply check to see if it was move in ready. I asked many times if the unit was cleaned and ready and was told yes every time! This management company lacks integrity, does not follow thru, has poor communication, lacks care and concern, fails to ensure that the units are suitable, cleaned and that appliances are operable and clean! The place was dirty when I moved in, so immediately I was already tasked with housekeeping duties on a move-in ready unit. It’s not gated as they try to portray, so you pay for this major amenity that doesn’t exist and it’s already over-priced for the area. I was told the area was secure prior to signing the lease, after signing and being taken to my new apartment it was said that the gates don’t work. I would have never signed if I knew this prior.
Apparently anyone can just rent a room here like an Airbnb too, so people are coming in and out that don’t live here permanently. This wasn’t disclosed. Parking spots are nice, but since the gates don’t work I have seen several car windows broken out in the month I’ve lived here.
Trains go by at all hours of the day and night blaring the horn, so sleep is rare and working from home is not ideal. Pets are allowed here, so imagine the dog barking on top of train horns and the screeching of the rail.
Management is typically MIA and when he is around he clearly doesn’t care about the residents. My mail (computer equipment for my job) was even stolen from the locked mail room by an Amazon delivery driver and caught on video and nothing was done about it. I had to keep calling, emailing, and physically going to the office to even get a response and when I finally got one it wasn’t helpful. I’m sure they will reply faster to this bad review than to my emails :(
If someone needs to come by when you are away, you will have to either give them your only key fob or put it in a lock box out side attached to the fence or something so they have a key to get inside of your actual unit. Not sure what other options there are, but that seems to be the only one from what I’ve gathered from neighbors.
Overall, this place is poorly managed and VERY uncomfortable. Subleasing isn’t allowed, so unfortunately I will be living in this misery until end of April. Hopefully I’m still somewhat sane by then given the sleep deprivation.
I hate it here and wake up every morning tired, depressed and feeling absolutely defeated. Again, if you’re into that this is the place for you!

Read moreOne of our biggest issues, has been mail delivery and package security. There is a secure mail room with cameras, but often delivery services leave the packages outside or in the entryway. Recently, my Nike shoes were taken out of the box in the "secure package room." My significant other alerted management within 30 minutes of the package being delivered. However, Amy did not answer him for over 1 month. She also did not approve his message, asking if people have seen the package, onto the message board. After multiple inquires, Amy finally rudely answered him stating that it wasn't her responsibility to watch the cameras constantly (even though we gave her a time frame.) Her response was unprofessional and she stated that "this is happening a lot everywhere because of COVID." Multiple other tenants are having similar issues, and management is not taking steps to secure our packages.
The paint on the walls is cheap and just touching the walls scratches them. We can often hear loud music or talking outside our master bedroom walls.
The apartment is beautiful with great amenities, such as a 24 hour gym, a pool, game room, bar, and large lobby. Prior to COVID, Zoe planned fun activities, such as a wine night, brunch, basketball and football viewing parties, flower arranging, etc. It is a great way to meet your neighbors and is a fun pick-me up after work. She is always sweet and approachable. Lately, she has been planning virtual activities via Zoom.
The apartment is in a great location. I feel safe here moving from a small town to Philly 1 year ago. It is a short walk to the zoo or Art museum and a short drive to Kelly River and Fairmount. Center City is a short Uber/Lyft drive away. There is an Aldi at the end of the block and iMunch, which is one of our favorite brunch places.
There is ongoing construction as The Hub expands, but the parking lot is littered with rock/nail/debris and I have gotten flat tires. While my significant other and I were changing my tire, the maintenance man went out of his way to help us.
