Whatever price you think you're paying add $400-$600. I signed a lease for a single bedroom apt for $1247 and ended up paying about $1700 every month and one time around $1800 in rent. Which is a pretty big bummer and what exactly for? I have no idea. They do give you a list of what you're charged for but you don't have any control over any of it. You can’t opt out of anything like trash which you can do yourself or even the Direct TV that they force you to pay for. They make it a packaged deal where in order to have the internet you have to have Direct TV. This costs another $109 a month just for that. They either are partners with Direct TV or they also didn’t read the fine print because nobody is using that, and if people do use it that's cool, however everyone here has to pay for it even if they don’t use it. They also use the RUBS system. So there is not exactly any point to try to manage your costs like water, trash, sewage, because they use a formula and estimate the whole building including everyone else’s usage to see how much they charge you, not your exact usage. I spent most of my days and time here at work (trying to pay this apartment) and was here mostly at nights barely using my stuff and still got charged the same amount. Hell I even left and went to stay with my parents for about 3 weeks in a month came back and still got charged the same amount. Also for how much you're paying the apartment itself isn't that great. When I first moved in, the floors were dirty, paint chips and scrapes all over the walls, and had a big hole in the roof where the fire alarm was supposed to be. The walls are pretty thin and you can hear noise from everywhere and hear loud thunder steps from above. The gym is alright, and many of the other things this place offers is ok, but with how much you end up paying it all kinda just sucks. There is a Walmart right next door which is pretty sick I guess, there are even some shopping carts left directly in the parking or even right in front of your door in the hallways for you to use. Sometimes it's fun seeing how many you can find. Also the distance between the toilet and the toilet paper holder might be the most insane thing I have ever seen and had to experience. You will have to have the wingspan of a 2X NBA all star player in order to just get 2 pieces of toilet paper. I also always had a hard time getting a hold of the office. I would try calling and emailing and they would never respond. Even after being there for 6 months I still don’t know their official email because they almost never respond and if they did it was with a different email. Almost every time I would have to go to the office in person just for the simple questions that take like a few seconds to answer. The people who work here are extremely nice and very helpful, but they just need to turn on notifications or even just have one main email that someone might read. So if you're willing to pay that much you might as well find a higher end apartment that has a bigger gym, a realistic toilet paper roll distance, better quality, one that won’t surprise you with fees and will maybe answer see an email.

I moved here about a year ago unfortunately it has not been the best experience The pools are filthy, the grills are gross. The gym is not open 24 hours like it is advertised The maintenance are not able to keep up with all the repairs and work orders. I have submitted several which have gone ignored by both maintenance and management people continue to smoke right outside the front doors of the building which is to say the least disgusting and disrespectful! I have told the management the maintenance I have pictures and yet they do nothing, what they really do care about is collecting your rent check every month. I think they need to start holding people responsible for the policies of the complex there was a broken glass outside of an entryway for at least two months before they cleaned it up the HVAC in the apartments are poor I cannot believe this place passed inspections with the way it is built. I have hot air leaking into my pantry and have complained about it for almost 11 months and all they tell me is all of the apartments are that way and there is nothing they are going to do about it. I have started doing my own maintenance solely to make sure it is done correctly and clean. The pools are not heated nor are they kept clean and sanitary for everyday use. I mean how do you allow black mold/algae to go unnoticed. We pay or rent and they don't fix the grounds or amenities. They need to lower the rent for us or take the money and fix up the entire complex!!! I am tired of the management especially our head manager Silken and their spineless way of going about enforcing policies!!! It really feels they are only interested in getting their paycheck and bonuses instead of the residents! This place is not worth living here or dealing with, if I wasn't in the middle of a lease I would get out of here. Most people pay about $2k a month and so far this year the pool was closed and the hot tub is now closed. I mean what the hell are we paying for anymore...?? They have killed the grass and now they are watering it 3-4 times throughout the day hoping it will come back. So they have been overwatering that grass section for a couple weeks now and it is turned into a moldy muddy swampy area that is attracting hornets and wasps to build insane nests all over the complex grounds near the apartment buildings and on the apartment buildings. I feel like they're only making it worse. They're not trying to correctly fix the problem. Our kids can no longer play out in the grass because they will come home filthy! Just to add insult injury, they took away two covered parking spaces that were designated ADA for handicapped individuals and moved them to the other side of the parking lot fully exposed to any and all elements without access to a ramp nearby. It is a very large concern and I don't believe it is ADA compliant. All because the management Feels,those two spaces need to be reserved for residents at the apartment. If you can help it I would suggest not moving here. They are charging us a fee for cameras that were never brought to our attention prior to installation or before charging us.

You have to press the leasing button, or they won't pick up. I guess that should tell you the priority here. On the plus side, we now know how to find good apartments in the future... Try to reach them through the resident line first. The entire complex is unsanitary- The hot tub was closed by the Utah County Health Department since the beginning of March, but I can't say this was a surprise. The pool is usually filled with leaves, trash, and pool chairs that children throw in. The maintenance is awful, and the pool chairs will stay underwater for weeks at a time before removed. It only takes a small walk to see that every patch of grass is filled with dog poop, the "dog park" is a litter box that reeks to high heavens during the summer (it should really be removed, or the gravel replaced with turf). Shattered beer bottles and cigarettes are strewn about (the broken glass is by the office, no less), and the dumpsters are almost always overflowing with trash and broken furniture. There are stray cats everywhere. Almost everyone here owns a reactive dog, and plenty of them roam off-leash with no owner in sight. It makes it hard for responsible owners to take their dogs out safely, without fear of having their dog attacked. I've included pictures of our apartment's hallway. It sat like this for months gathering dust bunnies, dead bugs, filthy black goop, dog urine, and spilled food. I called the apartment and each time they gave me an excuse. They finally cleaned it *literal* months later. It's now starting to get this way again. Lastly, the internet here is awful. When it's on, it's slow and spotty. When it's down, it's down for days with occasional hiccups of activity while it's worked on. When you take all this into account it's genuinely unbelievable that we pay around $1,500 a month (including utilities) for an apartment with a base rent around $1,100. Viewpointe is now wanting to raise our base rent to $1,299 if we renew. $1,700 is hardly a reasonable price to be surrounded by the constant garbage, poop, and filth. The only reason we might have considered staying here was because some friends of ours were selling their lease, but they ran into more issues with the management themselves. All in all, it's safe to say we probably dodged a bullet, as I can't imagine the apartment going too much more uphill from where it is now. I'm disappointed, because I was fairly happy with the apartment when we moved here, but Viewpointe really let it go downhill. I hope that Viewpointe really will change for the better rather than making excuses. The pictures really do speak for themselves.

Let me start off by saying that I typically try to be understanding and work things out before leaving reviews for things, but this has gone on long enough with these apartments. You will be in for a wild ride if you decide to join us.

To start off with, if you write an honest review they will text you asking you to change it (yes I have the text messages to prove this) because they don't want people knowing the truth.

Lets start with the tip of the iceberg with this place, be warned that the "rent" you are told to pay is not what you will be paying. The rent on paper is one thing, then add over $500-$700 a month of extra fees that you are not told about when living here. This has been said by many of these reviews so be warned. You will pay for things like "valet" trash service that if you have more then 1 bag of trash you will get told that you will be fined if it keeps happening. The "amenity" fees you pay literally don't do anything, the pool is absolutely disgusting to the point that when my friend had a small pool party for his kid we ended up cleaning the pool because of how gross it was. The splash pad hasn't worked in the 3 years we have been here, the courtyard has repeatedly flooded from their sprinkler system having issues, and the internet that you are forced to pay for goes out at least once a week or is so slow if you happen to work from home you need to make your job aware that there will be times you are unable to work because of this.

When you need something fixed abandon all hope of them listening to you about the problem.

We have tried to work the issue with our AC out with this place but they are outright refusing to acknowledge the issue and not listening to what we have been trying to tell them for years. Our AC runs 24 hours a day which in itself is an issue because our electric bill is through the roof, but the biggest issue is absolutely 0 air flow in our rooms, we have 4 fans going in 1 room and it's 10+ degrees hotter (That seems normal right? According to them it is) and have recently caused us to start sleeping in the living room of a 3 bedroom apartment because it's the only room in the entire place that is bearable. We have put in over a dozen work orders, in the last 2 months there have been 5 in just that time frame. Maintenance showed up for one, the first thing that he said was "I don't know how these units work but I guess I will take a look". He gave us a new air filter, disappeared for 20 minutes, came back and said "I wiped a valve off, lets hope that fixes it because I don't know what else to do". Well...that didn't fix it, so we put in another work order. They texted us saying they would come look at it, we waited almost a month after THEY gave US a time/date to do it but they never showed up. When we contacted them again, they said the work order was closed out. We put in another work order, maintenance didn't even come. A leasing agent came, did acknowledge the rooms are hotter, but told my wife the first few lines that you get when you Google "AC issues". We replaced the filter like she told us to and her own words of "if it doesn't work by Monday let me know". Well...once again it didn't work, we emailed but didn't get a response for a few days. When we finally did, their stance is "we aren't going to fix it" (I have all the emails) because they claim they have had multiple vendors come out and look at it which has not happened. This has caused repeated medical issues to the point that we have been hospitalized due to their negligence to listen to us about the issue or even have someone actually look at the issue going on. We have doctor's statements to back this up, but this apartment complex won't listen to anything anyone says and thinks they are the only one's that are right. We asked them could we pay to have someone come look at it and if they find something wrong will it be fixed and they outright told us "no we aren't going to fix it".

At this point we are not in proverbial hell, we are in literal hell because of how hot the rooms are but...

My wife and I lived in a one-bedroom for 2 years while I attended BYU and she worked as a nurse up at the U. Viewpointe used to be a hassle to live in, but since management changed, my wife and I have had no complaints! The new management does a good job of being attentive to tenant requests and enforcing the rules (picking up dog poop, bringing in your trash cans from out of the hallways, abiding by pool rules) so everyone has a pleasant living experience. The complaints I had originally were all about the rowdiness of my neighbors. Management can't be held responsible for that, unless they don't enforce the rules, which this new management does. Since my neighbors moved, this place has been great! It's frustrating to see so many negative reviews about this place, most of the ones I saw were about move out fees and how rent increases when you have to renew your lease, which are both examples of tenants not understanding how apartment living works. Most people who post about dishonest fees upon move out did not understand the upfront move out fees and use their review as a platform to vent. We ended up paying about 330 in move out fees and that is standard (a modest cleaning fee of 50 dollars, a standard carpet cleaning fee, and the last 2 months of utilities which are back billed. That's where the majority of the fee comes from). Every apartment complex by law has to clean carpets and viewpoint will tell you that they charge everyone a cleaning fee upon move out, more if you don't clean well but you still have to pay a little even for clean apartments as they still go in and professionally clean out of courtesy for the next tenants. And when your lease expires, it is standard procedure to extend a new offer based on current market rates in the area, and anyone from Utah will tell you Utah housing rates keep increasing, so that's why rent goes up. So don't listen to the naysayers about the fees and rent price hikes, that's them being ignorant. And don't get me started on people complaining about app fees, literally every complex charges an application fee, that is not them stealing your money! And if you don't read your lease contract (which outlines what is refundable and that you have to give them a written 60 day notice to vacate by going into the office), don't be upset at them when they charge you those extra fees, that's on you. Other negative reviews I have seen were about rowdy neighbors (which is the luck of the draw and comes with not having your own house) but from my experience this new management is good about addressing issues. Our apartment was very clean and all the appliances were new and in great shape. The kitchen is awesome, lots of space and has granite countertops. Other reviews mentioned dirty and rundown apartments, maybe it was the luck of the draw, but we did not experience that at all! Also, maintenance is awesome here! Very nice and hardworking. The washer and dryer were also great and so nice to have in the unit! I gave this place 4 stars as it's a pretty good place to live, but not quite at a 5 star level of a luxury apartment complex (which would cost you more to live in). Bottom line: for the price range, it's a good place to live! Nice area, close to the I-15, we always felt safe, and it does have good amenities like a small but decent gym, pool, covered parking, washer/dryer in unit, pet friendly, and a nice kitchen. The only negatives in our opinion: if you live here, you have to pay for their cable and internet (95 a month) and their valet trash fee (20 a month). You could find cheaper internet and not pay for cable or a trash service elsewhere (it's not hard to take your own trash to the dumpster, I don't need to pay someone to do that for me). But those fees are spelled out in the lease beforehand, so it's not like they hide them. Also, you end up paying around 15 bucks a month for the common area utilities like the clubhouse and gym. Other complexes I've lived in pay those as a courtesy, but it's not the end...

I'm loving Viewpointe, and it was as I expected in that where there is good management you will find a good and fair accommodation. Not only is this complex very nice, but it is more reasonably priced than the rip-off "luxury" apartment where I lived before! The amenities here are complete and are very nice, (that's right! You can go swimming or relax in the hot-tub the very day you move in!). The best way I know to explain how great viewpointe is, is to compare it to another place that everyone, (who hasn't lived there) thinks is great. The utilities are metered for each apartment at Viewpointe, which is awesome because a resident will never be overcharged, but only charged for what was actually used... No! Not any more overcharging for utilities! At Viewpoint, when I get my monthly utility charge, it fairly represents the utilities I actually used that month. That is A HUGE benefit of living at Viewpointe! Take it from me, this is important! As someone who may be shopping for a nice place to live with great amenities, you owe it to yourself to find a place that has separate utility metering for each unit, (HINT:THIS IS IT!) Because the excuse I got at the other place when I complained was: "This is how everyone else does it too!" I said, "Well that doesn't make it right!" and I was correct. I actually sleep better here at Viewpoint for several reasons: First, I don't feel like I'm getting ripped off every month anymore,which gives me peace of mind, and second, because the great management here, does a great job of renting to good "grown-up" renters. We have a good "grown up" community at Viewpointe. 1)Quality of management makes a huge difference in quality of life in an apartment. We simply have the best at Viewpointe. 2) Don't get ripped off at an apartment that overcharges for utilities by way of using some sketchy formula to calculate your bill because they didn't want to pay extra to have each apartment individually metered 3)Take your time, as I did, to figure your cost per square foot for an apartment, . Then when you come to tour Viewpointe, not only will you find the apartment, complex, and ammenities beautiful, but also that the cost per square foot is less than most because the owners here are not crooks! Then you'll be so glad you din't sign the lease for that ugly duplex or fourplex with NO ammenities! Do yourself a favor and come to tour Viewpointe! You can start by seeing the photos online, You'll be so glad you did! I only wish someone had told me these things about Viewpointe 2 years ago when I made the mistake of signing at that Orem rip-off. UPDATE*The above review written by me is still true to the best of my knowledge, however, I no longer live at Viewpointe, and I f would be doing my community a disservice if I did not update this review with some facts as to why I chose to leave Viewpointe when my lease expired.....There are 3 reasons that led me away from Viewpointe,

  1. NOISE FROM ABOVE: Apparently this complex was built with very little separating a large stomping person on a second or third floor from the unlucky person in the apartment beneath them...
  2. LACK OF FLEXIBILITY FROM OWNERS WITH "COMMUNICATION" PACKAGE: At Viewpointe the $90 "communication package" is MANDATORY! If you live there you have to pay for it, (Even if you don't want it) This package includes century-link internet, directv and valet garbage pickup once per week. I disconnected my directv box and used a good indoor OTA antenna for 6 months and took out my own garbage to the dumpster but I was still REQUIRED to pay the $90 each month. I offered to bring he directv box and valet trash can into the office because I didn't need them, but the manager told me that I would still have to pay for the package anyway. 3)EXCESSIVE COMMON AREA UTILITIES: I don't need the hot tub boiling away all winter long with no one using it, and I don't need the lights and tvs on in he clubhouse all night every...
