Staff has no idea what they are doing. My girlfriend and I applied for an apartment on 6/21 and put down the deposit/fee payment of $700 after being told if we apply before 6/23 that we will lock in the price on that date and have the application/admin fees returned to me. Hannah then asked us for income verification, renters insurance proof, and FPL setup information of which I sent to her. Then I get an email from Ilse asking for the same information. Neither one of them communicated with each other but rather repetitively asked me for the same information over and over. And even though the information had been sent, neither one of them could process the move in without the approval of their manager Lane who was on vacation. Because of this, the move in date kept getting pushed back farther and farther after being promised it would be the 23rd. Finally after they decided they had all the info they needed and Lane was finally back from vacation, they would send over the lease. The lease price was $400 more expensive than what was agreed upon and I was told “the price changes each day and is not set it stone”. I was told this by the same lady Ilse who told me to lock in the price on the day we applied. She then went and talked to Lane to have the amount “corrected”. I asked Ilse what was the price that it had been changed to but all she said was check the email with the new lease and then she left the leasing office for some reason and told me she’d be back in 5 minutes. After waiting I decided to go over to talk to lane myself about the situation who said she needed to talk to Ilse whom she called with no answer, then told me she’d need to talk to her before making any changes. I told Lane that this process has been a nightmare and decided at that point I had had enough and left. I told Ilse the next day I had no interest in signing a lease and asked how I should get my $700 back. She told me to reach out to her boss and gave me “her email”. I reached out to it and got back a could not deliver response from the server. I then asked Hannah who gave me two different emails both of which I tried but never got a response from Lane. I later got a call from Hannah stating it was against their policy to return the application fee even though she said Ilse was new and didn’t know what she was doing and that all the mistakes were made by the complex. Total waste of time dealing with these incompetent people!

Management is terrible, very unresponsive and will cost you more cause they don’t care. Don't bother emailing, they do not respond. Read all the fine print I swear! Front desk never picks up the phone either. Before they wouldn't even let it ring once before they picked up, now you have to call 8 times to get someone who answers mad at you. BLACK MOLD EVERYWHERE. Overgrown grass always with incompetent grass people. When it does get cut every 6 months that is. ANTS AS FAR AS THE EYE CAN SEE. Whole bushes of them. Holes from dogs in dog park. Apartments are terrible. Also most of these reviews are from people who worked here. Management is writing these reviews. Bobby, Alyssa, pretty much most of them. Worst property management company I’ve ever had. Good luck renting here. Enjoy your $3k piece of garbage. Also enjoy your hidden fees. “LIFESTYLE FEE’s” are what they call them now

Look no further, the gated community apartments of Springs of Port Orange is a place to feel safe everyday and night and a place to call home.The staff is amazing from the girls who answer our questions and concerns to the maintenance guys who keeps up to our standards.Moved here from Indiana in August and I’ve had nothing but a great experience, all around great neighbors and friends I’ve already adjusted to. Believe me when I say “no need to look around for a better deal because this is the place you want to be part of .” The convenience of this location is outstanding, Dr.s , restaurants,shopping,etc…all with in walking distance.This is the place period .

Look no further, the gated community apartments of Springs of Port Orange is a place to feel safe everyday and night and a place to call home.The staff is amazing from the girls who answer our questions and concerns to the maintenance guys who keeps up to our standards.Moved here from Indiana in August and I’ve had nothing but a great experience, all around great neighbors and friends I’ve already adjusted to. Believe me when I say “no need to look around for a better deal because this is the place you want to be part of .” The convenience of this location is outstanding, Dr.s , restaurants,shopping,etc…all with in walking distance.This is the place period .

Springs, springs, springs... Many reviews listed here are very accurate. My wife and I did experience good moments as we rented there since the beginning of this community, especially when there were no issues. However, this service and living arrangement is not what they're charging you for. The management changes there so frequently that this itself should be questionable. The apartments are advertised as "luxurious," but is that all that true? The wall paint is coming out with one swap of sponge; the plumbing is constantly clogged; many people complained about their A/Cs not working for weeks, and some one-bedroom unit layouts are ridiculous. The pool and grill area are disgusting. Have they not hired staff for a year to clean that nasty little fridge or spider webs all over the sitting area? The BBQ grill was often out of gas, and the pool had the pump shut off... I mean, for the price, you'd not expect that... Their valley trash pickup is always problematic; the dog areas are full of mud, and the landscaping usually neglects many weeds. And office ladies :) Well... They generally have little to no purpose in being there except selling the units to the new renters. The maintenance requests sometimes took longer than ever to fulfill (these guys were sweet but overloaded with work), and many apartments had pest issues. I had two pest appointments that had not been fulfilled, and the office staff didn't care to get involved in them, even per an email request to get help with them. After complaining to Lane, the main manager, something started to be taken care of. Oh, the gate- yup, works only 25% of the time. So, either fight the price or live somewhere you pay for a "gated community." They are embarrassing themselves with these silly monthly email updates about the repair that was supposed to be fixed in July... September... December... and guess what? It's still broken! For almost a year now. The "lighting strike" became their new excuse to delay the repairs. Gosh... I also find it funny that you must pay for the cleaning when you leave the property. Greed never stops, that's for sure. There are many funny fees like "lifestyle fee" to use the gym or pool area.. most complexes include that in the rent price. Make sure you're aware of the fine print and all the fees. There are good things, believe me: located right by a shopping mall, a beautiful neighborhood with greenery, and a pond right in the middle. Once a week, there's a food truck in the neighborhood, and they're hosting some events. Still... We had to leave the apartments earlier than what we had the contract for, paid a lot in fees, and it's sad to see such a beautiful community being disappointing when we look back. I have lived here for almost 2 1/2 years. I feel very safe here and enjoy my apartment very much. I wish the walls, floors and cabinets were lighter so that it didn’t feel so dark inside. That isn’t a property issue, it’s a corporate issue. The office can only do what corporate allows. I’ve found both the office staff and the maintenance staff very responsive and always friendly. There was a communication issue with one of the agents but she is no longer there and everything appears to be running smoothly. They remember everyone’s name and never fail to say hello or wave…even when they’re not with prospective residents. I’ve lived other places where the only time an agent said hello was when they were driving by with prospective residents. It used to drive me crazy! Especially when I’d stop in the office and they would act like they didn’t know me. Now to get down to the nitty gritty. The office staff is not the problem. The problem is the residents who refuse to clean up after their pets. Even with having to pay a “poop DNA”, the situation is only getting worse. That is not the fault of the office, it is the fault of irresponsible pet owners who think the rules apply to everyone but themselves. We have some very beautiful and friendly large dogs and the poop is not their fault. It is their owners. In an attempt to rectify this problem, the office has tried to come up with a solution. In theory, this would work… possibly. Unfortunately, in this real world of Ring doorbells and security cameras, this plan could actually become very dangerous. If you’re flagging someone’s poop, they see you on camera, but the office has fined them, what’s to stop the offender from tracking you down? It could potentially be a very serious situation. If everyone would just pick up after their pets, the area would be more sanitary. We all have to remember, little kids love to run around barefoot in the summer. If anything, do it for the kids and try to remember how much you “enjoyed” stepping in poop when you were younger. I’m sorry for this long post but people have to be...
