editing because I did in fact reach out and got no response! After living at these apartments now for almost 4 months, I think it’s fair to leave our review. We moved from Georgia to Apollo beach due to my husbands work. We researched apartments in the area and landed on these prior to moving to the area. We loved how they looked, it seemed as if they were always doing activities, and were excited to move in! Our experience hasn’t been great from the start. There was a lot of miscommunication prior to moving in. Move in day, we were there right at opening, they didn’t have anything ready for us, keys/additional paperwork we needed to sign, they basically weren’t even tracking we were moving in. We had to wait over an hour to get all of this done so we could move in. We weren’t showed where our apartment was, given a tour or anything. We found our apartment and went in where we found maintenance guys working on the washer and dryer. One said “oh they gave you keys”. They weren’t tracking anything either. There were several things dirty upon move in. At this point I’m just ready to get moved in as we had to delay the movers due to the front not being prepared. The mail box keys we were given didn’t work. We told them, and they gave us another set that also didn’t work. This took 2.5 weeks for them to give me the correct ones. We weren’t given a trash bin and I had to ask several times before getting one. I’m forced to pay 25$ a month to have my trash picked up, yet it’s missed several times. The doors to the buildings and gyms never work. When I put maintenance orders in they aren’t attended too unless I call and can check on them. I put a maintenance request in a week ago tomorrow and called the front to check on it today. The new lady down there was extremely rude and unprofessional. She told me she didn't see a maintenance order in which I responded that I have the email confirmation and I can see it on my end that I put in. She said well they probably already closed it out, I said well I’ve been home and no one has come. She “advised me” to put another one in. When I asked how long this would take she told me she didn’t know because they’re busy working on the door from the lightning which happened 2 weeks ago, yet no one is working on the door. No one is fixing anything. Every time I see one of the guys he’s on his phone hanging around. I said ok, thank you, and she just hung up! No sorry for the inconvenience, no have a nice day, nothing. Very unprofessional and rude! I would expected better from someone who’s fairly new and “experienced”. The trash receptacle so gets so out of hand it’s disgusting. Residents basically do whatever they want around here with no repercussions. Theres always different people in the front office because it seems they have a high turn over rate. Residents don’t clean up after their pets. They let their kids destroy the pool. We pay entirely too much money here to be treated this way, and for the area to look the way it does. Read moreMold apartment 307 I moved in 9/29/2022 the apartment was not clean but I brushed it off as hurricane Ian just passed through. There was paint all over the bathroom fixtures which Nicole from the office pointed out. The breaker box was not properly set in the wall, the baseboards were missing paint, there was a huge pile of cement on my balcony. The carpet in the master bathroom was not tacked down at all I have to continually stretch it which I complained about to Nicole and I have the email. The carpet in the second bedroom was missing the threshold piece completely on day one which I also brought up. You had to be careful not to step on the tacks. I noticed my AC leaking 10/9/2022 and multiple times I had maintenance in my apartment to look at the leak stating it was condensation. I began having electrical issues 12/16 which maintenance (then confirmed by property manager Chelsea) that the breakers in the 2 bd apt are all bad they all trip and it’s something we just have to deal with. Finally 11/3 so almost a year later Jimmy was able to fix it was a crossed wire in one of the outlets. On 3/21 I began to complain about the water spots on the ceiling which Angelo(no longer employed their old manager) came and took pictures but did nothing. 8/2 Jefferson and the fire Marshall came and saw the leak water damage and mold during the fire inspection to which they told me to put vinegar to clean it which did nothing the mold still grew. 10/19 it spread to my kitchen and finally Jimmy was able to stop the leak there was a cap missing that entire time and gallons of water were leaking a day from my AC, there was a drain in the closet but it didn’t stop it from splashing on the walls. They then cut hole in my ceiling because water was supposedly leaking from outside into my apartment. 11/3 they cut another hole in my bedroom. 11/6 the hillsborough code enforcement came and cited them with two violations. 11/9 mold inspection came and told them there was high moisture in the walls and it needed to be cut out. It was then on 11/9 after the inspection they agreed to break my lease with only $404 plus utilities . 11/13 someone came and patched my ceiling but it was still damp so it already started to droop before I moved out. On 11/15 the news came and interviewed me over the condition of the apartments. 11/16 I moved out. Since moving out they have completely gone back on their word and are trying to charge me $1300. $600 in damages to the carpet which needed to be replaced any way because the whole unit was infested with mold. They refuse to admit or acknowledge that there was any growth in the apartment even with photo and video evidence and maintenance coming in multiple times. I lost all my furniture, most of my clothing. I have not gotten a single apology from this company. I would love to post the photos here but the Google review will not allow me. I moved here from out of state and the whole experience has been a nightmare from start to finish.
When I first spoke with Kimberly in the leasing office, she was super nice, helpful, and quick to tell me about all the “deals.” I couldn’t tour in person, so she sent me a video of a beautiful unit. Between the great reviews and what I saw in the video, I took the risk, applied, and was approved.
Because I was driving in from states away on a planned two-day trip, I asked if a relative could pick up my key in advance. Kimberly said yes. I scheduled my trip accordingly so I’d arrive late at night and could immediately unload my rental truck.
Then, the day of my move, while I’m literally loading the truck, Kimberly tells me that’s no longer allowed — they now needed to see me in person before giving me the key. This was never mentioned before I paid my deposit and signed the lease. It threw my entire schedule off, forced me to rush to get there during their limited Sunday hours (1–5 p.m.), and left me calling their office for three hours with no answer while stuck in storms and traffic from Georgia through Florida.
When I finally arrived, no one was in the office. I texted Kimberly, who told me she was “on a tour” and asked me to wait. After two days of driving in bad weather and being jerked around, the answer was absolutely not. She finally came back — no apology, no empathy, nothing. Just handed me the key.
Then came the apartment itself. It looked nice at a glance, but up close it’s a mess: • Four electrical outlets falling out of the wall • Scuff marks and scratches all over the floors • Nails sticking out near the dishwasher, which isn’t even secured in place • Paint sloppily splattered on the thermostat, light switches, baseboards, and doors • Hole in the baseboard • Just overall rushed and careless work
The property exterior is maintained, and someone cleans the common areas daily. The pool and clubhouse look nice — though there’s graffiti on the pool walls. Unfortunately, my unit faces the pool (something I was never told). People swim and make noise at 2 a.m., and I’ve already had to ask them to keep it down.
The location is near shops and right off 41, and there’s a secure package room. Those are the only real positives I can give.
Bottom line: Once they had my money, everything changed. Communication went downhill, the move-in process was a disaster, and the apartment quality is far below what was shown to me. I would not recommend this place to friends or family. I wish I had found the Citizen apartments across the street before signing here.
