SCAMMY MANAGEMENT - do not live here!! I had the lovely pleasure of living here for 3.5 years. The location is great and the apartments are pretty nice. However, there were several issues throughout my tenure at River House. We will start with the fact that my water heater broke for over 2 weeks and Maintenance couldnât figure out how to fix it. After several freezing cold showers, they fixed it and then they gave me a cute little candy bag for my troubles (LOL). Another issue that happened in early 2022 was when I paid my rent, it âbounced backâ and I got charged a $50 fee. I contacted my bank, and there was never even an attempt to charge my account so how could anything have bounced back? (Still a mystery to me!) I provided a written statement and transaction history from my bank, confirming this & yet JD never removed the fee because it was âout of his handsâ and he just started to ignore my emails after that. Lastly, the week before I moved out my hot water heater broke again so I was blessed again with days of cold showers in the middle of January. :-)
THE CHERRY ON TOP: after 3 years and 3 months of living here and paying my rent on time and being a good resident - they charged me almost $700 upon move out. They claimed I didnât turn in my keys, charged me extra rent because I ânever turned in my keysâ, charged a painting fee, and charged a cleaning fee. I left my apartment in great shape and patched all holes that were made, and cleaned before I left. The day I moved out 1/30/23 @ 5:30ish to be exact, I gave my keys and everything else to Alexis and said my goodbyes. Somehow she managed to lose my keys and now I have to pay $150 PLUS prorated rent rate of $90 because of her mistake. I even watched her put a post it note on my keys, parking sticker, and my pool bands with my apartment number on it and place them on the back counter for JD in the morning.
After 8 months, of sending emails asking to discuss the charges I received ZERO responses from JD or Michelle. I finally heard back from greystar and basically was told that river house mgmt stands by their charges.
All in all. Great location. But incompetent and scammy management. If you want to receive an outrageous bill upon move out and live in a facility that doesnât have working appliances such as the water heaters or security gates or garage gates ever working⌠then look no further, this is your place!!! Also @riverhouse, find leasing professionals that may be know how to do their job?????

   Read morePros: High ceilings Good location, on the riverwalk Good mail and package handling (unless package is bigger than locker size, then good luck trying to get it from USPS office) The security seems to be good. Fob controlled entry ways and Garage entrances.
Cons: apartment is not soundproof, can hear the stairway doors being slammed all day , upstairs neighbors vacuuming sounds like they're 2feet away from you. Frequent loud drunk people on the sidewalk at night and no Street or guest parking because of the nearby bars.
You can hear flushes from upstairs while in the dining or living room area, gross!
You pay for pest control but no one has ever come to spray pesticide or clean up of any kind.
Without reserved paid parking spots itâs really hard to find parking we paid $50-75 per month
Lights in our kitchen and dining room kept blowing out after we moved in, All the replacements didn't work within a day, so we bought our own and they worked for the rest of our lease.
Most of our neighbors never wore masks in the elevator or the corridors, the apartments never put up signs requesting everyone to wear a mask (it was nightmare to live here when cases all over the country were skyrocketing)
Front staff people are sweet but the manager/management are down right lazy for example, when we moved in we noticed our floors were all warped and dust kept coming from between them, a contractor came into verify what work needed to be done, she told us the floors need to be redone because the cement was basically powder under the floorboards. The requests then sat with management for a month with them doing nothing. It never got fixed.
Maintenance is the worst here. If Iâm going to spend nearly 2 grand every month here I expect at least some maintenance. We always put in our maintenance request and waited 1 to 3 weeks or more before we called the office and they would tell us that they texted the maintenance guy. We would wait another 2-3days then we would go the office in person and explain the issue all over again. Then the maintenance guy might show up that day or the next. (It was same routine anytime we had an maintenance request, so annoying and wastes our time). Some of the maintenance guys don't seem too happy working here (I'm guessing they're overworked and underpaid by the management)
Ventilation is awful in the apartment, one room was significantly warmer than the other.

While the experience started out great, I found that the management turnover became very high--a new manager every several months or so. The property dwindled and wasn't kept up. JD is a horrible manager and will tell you one thing and not follow through with anything. I had an incident in which my bike was stolen from a bike locker on property and he told me he would review camera footage and get back to me--he never did. I had another incident when maintenance came into my apartment when I wasn't home and I had three pieces of expensive jewelry gone. Again, JD said he would look into it with his staff and he never did. My apartment flooded at one point and I had to leave with my dogs for several days with no compensation whatsoever. I finally got fed up with the subpar quality of management at this property after living here for almost five years and decided to not renew my lease. Almost a month after I moved out I received an almost 700.00 bill via email for paint, cleaning, and alleged replacement of two blinds in the living room (which I never used because they were too heavy to pull up). I sent JD several emails asking him to call me and on two occasions he said he would call me--he never did. Only emailed me. I lived in the last apartment there for a little over three years and should not have been charged for painting as I filled little holes from my pictures and cleaned everything from top to bottom. Additionally I accidentally forgot to take things from a shelf in a cabinet in the kitchen, which were a bunch of Young Living essential oils--they never reached out to me to let me know I forgot those things--over 300.00 worth of my items kept by the staff there. There was normal wear and tear on the apartment in terms of the walls and such and after a resident lives in an apartment for three years, one would think that painting walls would be part of the process to prepare that apartment for another resident. All in all, the quality of staff and management has significantly decreased over the last few years. There doesn't seem to be much of a community anymore--no events, no communication, no follow through, no staff that seems to care like the first manager, Leslie did. It's a shame.
