I was the 8th person to move into the building, and although every apartment in San Antonio has its pros and cons, this is by far the best one I’ve lived in.
Pros: Very private and quiet. Previously I lived at Sonterra Blue “luxury apartments” and it was like living in a college dorm. If you’re a professional looking for a quiet place to live this is it. The price point weeds out the crowd that are looking for discounts and look and lease deals. I care more about quality and service than holding onto an extra couple hundred bucks. Staff is personable and caring. Most apartments in San Antonio feel very cold and unwilling to respond to requests or assistance. The staff here is a small team, Nico, Cynthia, and Natalie, and they are awesome. It’s a small community, one building, I believe 190 units, and every person I have met is polite and friendly. The clubhouse area, pool, rooftop lounge, are always clean, well taken care of, and were meticulously designed. Sometimes I work from there instead of my office because why not. the rooftop lounge is one of the best views in San Antonio Inside the apartments: I love the quality of the fixtures, countertops, and lighting. Best I’ve seen in San Antonio outside of The Cellars. Every weekend I can walk 8 minutes to the pearl farmers Market. I walk downtown frequently now, and hopping in an Uber is super cheap because you’re around all of the spots. It’s super convenient. Far better than living out near 1604 or I10 where you have to get in your car to go anywhere.
Cons: (these are pretty nit picky, but whatever) Currently construction is still going on, so you do have to move around construction workers in the hallways, but they do their best to be respectful. When I first moved in I got a river view, since I was the 8th person to move in there wasn’t a lot of data to tell me if it was going to be loud. Just an FYI, the VFW is across the street and the homies like to party outside. I love hearing Ramon Ayala as much as anyone, but when you have to work and it’s 1am on a Wednesday it gets old real quick. Also, social spot down the way has Karoake nights on Thursday, the sound seems to amplify off the river into the apartments. During the winter all of that shuts down, so right now you’ll be fine, just be aware that it will get loud if you’re trying to sleep during the summer. I think that will get worked out with time and noise complaints. (Positive note: the staff understood and immediately relocated me to the courtyard, it’s extremely quiet and although it doesn’t have the river view I couldn’t be happier) The air filters are super cheap horse hair filters, and for some reason they can’t get proper pleated filters, so you’ll have to go to the store to buy your own pleated filter. No joke you can pour kosher salt through the stock standard ones they put in. Some rooms depending on the location in the building have bad cell phone service, just check your phone while you are getting a tour of your prospective apartment. Overview: All in all, I’m a firm believer that if you want a plant to grow it needs to be placed in good soil. Jones & Rio is by far the best apartment in San Antonio for a professional. This is a beautiful apartment complex with high end finishes and a great location and pool. Those things sold us. However, we very quickly regretted our decision.
The maintenance team is great. They fix small work orders very fast. They are kind and courteous.
The leasing staff seems stressed most of the time, they are kind, but it seems like they are constantly distracted. My guess is they avoid talking to residents due to the larger issues at this campus.
Noise — the noise at this location was severely down played during our tour. The bars and restaurants around are LOUD. So loud that over the weekends that our windows actually shake, no exaggeration. I advise anyone moving in should pick an apartment on the courtyard. You will notice how many apartments facing the river are vacant — there is a reason why! These owners should invest in soundproofing their windows. It would pay for itself by having higher occupancy.
Elevators — The elevators are down more than they work. Again, no exaggeration here. We lived here 15 months and we just got used to the stairs. I have no idea how anyone with any physical limitations can live here. Constantly times were both of the 2 elevators are both out of order. It’s completely outrageous.
Water — We went 6 weeks with zero hot water this summer. The broilers broke. These things happen, but what really disgusted us was how this management company chose to handle this. They avoided the issue, they just waited for us to come forward. We found out dozens of units were without hot water. Instead of being proactive, they buried their heads in the sand and prayed no one else would come forward. Absolutely nothing was offered to us — zero rent discounts, zero hotel vouchers or coupons — nothing! They could’ve even partnered with a near by complex or gym to provide a place for residents to shower, but they didn’t even try. All we got was apathetic emails every week. It was honestly deplorable. I feel bad for the front line staff that wasn’t in control of it. The management really did them wrong.

Read moreAlways appreciate having a home and I thank Jones and Rio for my unit here, but my experience here has done nothing but go downhill ever since I moved in and I cannot recommend, especially if you are trying to avoid upstairs neighbor noise. I am unwell due to my physical, mental, and emotional state because of this ridiculous noise. I knew about the downtown area noise from the local bars and restaurants and don't mind it, in fact, I rarely hear or notice it. But being able to hear your upstairs neighbors stomp like giants all day and night in NEWLY built apartments while nothing is being done about it is exhausting. Seems as if EVERYWHERE the rent has gone up way too high, but the quality of the apartments are staying the same. Smaller units, basic or non upgraded appliances, and rude and uncaring customer service.
I wanted to add that according to the manager Pamela, they will not contact the neighbors on my behalf anymore because, hard STOMPING is not considered excessive noise like loud music or arguments. When you explain to Jones and Rio that the walking is more like stomping, and there are additional pounds and bangs to the point where it sounds like the upstairs neighbors are directly in your unit and that you have developed constant headaches and are overall not well due to the noise, you are told that this is just normal everyday noise and no help is given. This is what I am dealing with in what is supposed to be my sacred, private, and personal space.
