I have been living here for about two years now. Overall, the location is ideal, perfect for people from all different backgrounds, especially those working at UCSF Parnassus or are students there.
I’d be lying if I said the complex is well-maintained.
We have an AMAZING onsite resident manager at Mount Sutro Apartments, Rayonni Seegmiller. Rayonni is truly the heart and soul of this place. She is always friendly, attentive, and quick to address any concerns. Rayonni is approachable, fully transparent with tenants, and always willing to go the extra mile to ensure residents are happy. She has an incredible knack for making everyone feel heard and valued. Her dedication is evident in how she handles every situation with professionalism and care. Whether it’s a minor maintenance issue or a major concern, Rayonni tackles it head-on with efficiency and empathy. She is quick to respond to emails and phone calls, often going out of her way to follow up and ensure that the problem is resolved to the tenant's satisfaction. Her ability to manage the day-to-day operations smoothly is what truly sets Mt. Sutro apart. Without her advocating for the tenants, I would recommend steering clear of this apartment complex! RUN, DON'T WALK.
On the other hand, Kimberly Welch, who is part of Mt. Sutro's “higher management” has been a repeated disappointment. I met her the other day for the very first time (after numerous emails to her, which she has ignored and refused to address even when tenants are begging her to respond). To call her rude is an understatement. For example, the other day she blocked me in my parking spot with her car instead of parking on the street like everyone else who doesn't have a parking spot. There was no note on her car saying she would move soon or even an apology. When I finally encountered her (because she finally decided to show up on-site), she ignored me. She didn’t say hello, introduce herself, or apologize for any inconvenience.
Expect Kimberly to reach out to you only if it is relating to monthly tenant statements, other than that do not expect anything from her as she is MIA and very unprofessional.
Through my experiences at Mount Sutro, there have been multiple health and safety concerns that I and other tenants who have been living here for 20+ years have vocalized (the reason that some of these older tenants still stay is merely because the place is rent controlled and the price that some pay can’t be beat).
Whenever these concerns are brought to Kimberly’s attention, she turns a blind eye and refuses to respond directly to tenants, even when messages beg for her to respond instead of delegating to Rayonni. While Rayonni is the first point of contact when issues arise, Kimberly's job title warrants communication with tenants needing escalated responses. Rayonni does what she can, but Kimberly ignores, ignores, ignores.
For example, there is MOLD in these apartments. My health and my roommate's health have deteriorated since moving in. We have brought these concerns to higher management multiple times, but they try to cover it up with band-aids and refuse to take responsibility or help solve the issues.
Furthermore, forget about paying for a parking spot. My car has been broken into, and the same goes for numerous other tenants (one tenant had his entire car stolen). Yet “higher management” refuses to take accountability, provide a gated garage to solve the issue, or help with the financial costs of the damage done.
All in all, if you can afford to live elsewhere, do it! This place is not worth the headache. I, for one, am leaving and never...

More often people leave bad reviews because of one off experiences that anger them enough to leave a review but there’s a building full of people who live here and everyone I’ve talked to seems happy here. If you see reviews about construction- there’s no more construction. I’ve been here for a year and a half and was nervous moving into an apartment building from a house with a super accommodating landlord because I know that’s not always the case everywhere but I’ve been nothing but pleased with the building management here. They are always very quick to take care of everything, are super friendly, and very accommodating. Kimberly, Anji, and Hugo have been so on top of it and take good care of their residents. I’m on my second renewed lease and plan to renew a third time. My apartment is beautiful and my views are amazing. The street has unrestricted parking and I’m usually lucky enough to find a spot a few times a week, otherwise the furthest I park is a block away. Nice spot, quiet building, all the laundry works and there’s plenty of machines- than other places I’ve seen. It’s super clean, I’ve never once seen an undesirable bug or rodent. Read moreI have been contacting the “Community Manager” who will remain unnamed unless they do not get back to me (it’s been 3 months with no response), at which point they will be mentioned by name. They were great when we signed the lease but ever since they have been horrible. There is a big issue with stolen packages and break ins but the management is doing nothing to protect their residents. I have lost numerous packages to theft, as have numerous other tenants, and the management has yet to implement any measures to prevent future thefts of packages. All they need to do is get a camera inside so we can see which resident is stealing from their neighbors. Furthermore, and a much bigger issue, is the fact the management promised to have a discounted rental price for the first 3 months of our lease period due to planned, very loud construction. The construction is still ongoing almost 8 months into the lease with no end in sight. This has caused personal and financial issues for our family and we have been forced to work from friends and family’s houses to avoid the incessant noise. Management has not responded to 5 emails about this issue and it’s been months. All I want is for the community manager to respond to me and offer some solution for these issues.
