Edit: changed to one star from three stars because of its shitty management practices. They have yet to replace their property manager, don’t notify residents when the water will be out/will be back on until way after it’s already been shut off, and have yet to fix the keypad system that allows access to one of the doors. Oh and not only do they not have a property manager on site but they don’t answer their phone or call you back. What am I paying for?
Cons: Pretty pricey ($4k+) for its location and not having any community amenities besides a couple picnic tables. No gym, no pool, no dog park, no grills, no community center (or lobby), etc. The building has a bunch of empty space on the first level too so they could definitely put in at least a gym or something. The lack of amenities and high price point is the main reason for the 3 stars. If you want a garage it’s $200 extra. All utilities are extra but paid through the apartment complex (except WiFi), so it’s based off that like sharing formula. Ever since Nicole (the previous manager) has been gone they take forever to answer emails.
Pros: it’s walkable to the restaurants, shops on Broadway. There’s food trucks outside about 3-4 times a week, and a beer place on the first floor. If you have a unit that faces the water, it’s a nice view (not walkable to the water though). The building is secured with a digital passcode, and Sand City itself feels safe with its own dedicated police force for just 3 miles of city. Sand City also has the night market on first Fridays during the summerish time, and the West End Celebration in Aug, which are all walkable from the building. The bedrooms are spacious and the apartments do seem updated. They are pretty quick with maintenance requests.

I am frustrated with Ashley and Nicks lack of customer service and integrity. It took them 4 months to fix a window, two months to fix the water heater I had to take freezing shower until it was fixed. I have written numerous emails and texts to Ashley and Nic, often times they won't even respond to my emails or texts. Today was the last straw for me. For the past month I have been waiting for an explanation on a lease renewal issue, they have yet provided me with one. When I finally reached out to upper management, Kirk instead of trying to resolve the issue he immediately told me that he is not going to change the property manager and that I should move instead!! I did not ask him to remove Ashley and Nic all I wanted was better customer service. He was presumptuous, unprofessional and condescending! Sadly it kind of make sense to me now, Ashley and Nic's lack of professionalism, customer service and integrity is a direct reflection of the president's leadership and attitude toward their tenants. The property manager, Saratoga Capital has gone thru so many property managers: in 2020 we’ve had Ashley, Kim, Carla, Yolanda, Max, Kathleen, Gabriela and Nicole! It’s been a terrible two months in the middle of Covid and lockdowns. The building is aging, now about 10-13 years old depending which floor. The maintenance team just turned over again. The only amenities are what’s inside your unit when finally repaired.
