What to like: Facility and residential units well kept. Property managers do their jobs well and all appear like good people. Good location to live at in Spanish Fort.
What not to like: Unit is significantly overpriced for what I am getting, but the leasing market in this area does permit landlords to take advantage of this demand. The owners have grossly exploited their tenants in several way during my stay. The owners will arbitrarily change the agreements on the lease after you sign it. Here are a few examples: 1) during the COVID19 crisis, they have shut down nearly all promised amenities and the walk-in office for which we agreed on after signing the lease without any financial compensation as a result. The owners know they can exploit their tenants during the crisis by making extra profits through shutting down these amenities and their upkeep charges without reflecting this in the overall rent prices to the tenant each month. 2) A further exploitation is the arbitrary water utility change after signing. Then a further arbitrary alteration in the agreed lease as it pertains to the water utility is, they promised to charge only based on the usage rate, almost immediately after this change a further change was initiated by charging a new flat rate for water; that change happened because the water meter conveniently did not work. 3) The pool was closed down for almost the entire duration of a one year leasing cycle when they decided to have maintenance conducted. This would had been fine if financial compensation would had been given to the tenants who signed thinking they would have access to the pool. 4) A new garbage service was forced on all tenants when the lease agreement did not annotate any such service. Long-of-the-short, expect to have your lease agreement changed against you after you sign it, to include additional charges against you. If you get in a bind, you will be most definitely be exploited by the owners. You will need to set extra money aside to anticipate these exploitations when they happen as I did. If you plan on using the communal laundry washer and dryer, anticipate them to arbitrarily changing access to that service or one like it, to include denying the amenity altogether after signing. Rent is guaranteed to go up each lease extension. Do not expect to say at your rate if you anticipate on needing to renew. The offer I got was nearly $100 more per month. Ā Ā Ā Read moreI lived in Spanish Fort for over 2 years. I moved to Spanish Fort sight unseen which can be extremely scary to rent a place without seeing it first. I couldnāt have been happier with my apartment. The complex has a very tropical, beach vibe and is very well kept. My apartment was nice, clean, and didnāt have any weird stains/smells upon move in. Some of my favorite aspects were the very large bathroom, built in bookshelf, large balcony, and large laundry room. It was very spacious compared to other apartments Iāve lived in. The grounds are well kept, there is a brand new pool that is beautiful, and there is a huge dog park for your pups to enjoy.
The maintenance team is wonderful. Frank is literally one of the nicest people Iāve ever met and always willing to do whatever needs to be done to resolve an issue quickly.
Vanessa, Annie, and Carly are also wonderful. For example, I was at work one afternoon when I got a call from ADT saying my alarm had gone off. I was 30 minutes away and my dogs were home alone. I called the office, and Annie immediately went to my apartment to check on things. Thankfully, the only issue was that I had stupidly left my door unlocked and not closed all the way and the wind had blown it slightly open. Annie was able to check on my dogs and make sure they were safely inside. The office staff is just extremely considerate and always willing to help.
One of the best things about living there was the location. There is a great sushi place within walking distance called Oishi. Get the Shakalaka roll.. so good! The Fort is a container park with lots of delicious restaurants and is right next door. Sollyās is a new Mexican restaurant and their brisket tacos are to die for. The owner is awesome and they make great margaritas. The bar located at The Fort is great as well. They have $2 mimosas on weekends and itās always a great time. I will really miss living within walking distance of such great restaurants. There are also great places to get exercise with a great view nearby. Five Rivers is beautiful and has lots of great trails. Blakeley park also has a lot of great trails with varying levels of difficulty. We also loved taking our dogs to the campground across from Five Rivers. Beautiful views from the piers. Overall, the apartments are located in probably one of the best locations on the Eastern Shore.
