Summary: Great location for St. Louis. Central West End gives a bit of a city feel with a somewhat vibrant restaurant and night life.
Value for price: When factoring location, I think the value is fair compared to other newer complexes. St. Louis used to have cheaper housing but these new apartments are changing the landscape so $1900 for 750sqft isn't far off. You also get great walkability to a decent number of restaurants in the fastest growing part of St. Louis.
Presentation: Initial unit presentation was decent. I felt it was a bit less clean than the price would suggest (there was some strange dried fluid on the door for example) but generally not the worst I've seen.
Lifestyle: The amenities are convenient and the people are awesome. Everyone seems generally more pleasant to be around. I've lived in apartments in St Louis where people barely acknowledge you. CP residents are way friendlier. There are also regular events which are fairly enjoyable. They aren't extravagant but generally it can be something like a get together with free drinks and light food. I highly recommend going to these because you'll meet a lot of interesting people.
Amenities: Although there is a pool, keep in mind that it is very small. Not worth it to try to swim. Residents used this as a place to cool off while sunbathing. The gym is decent in size for an apartment complex and not typically too packed which is nice. There is a free coffee machine accessible 24/7 if you need quick easy and convenient coffee. You can also get free green or black tea. The community area is also fairly nice. I've played pool here a number of times with fellow residents.
Management and other staff: Simply stellar. This is where CP shines. They are helpful, courteous, and generally pleasant to work with. You will actually feel like you're in a luxury apartment when dealing with them. Especially Nick on the management side and Barbara on the security side. I genuinely considered Barbara a friend. I always chatted with her when I'd walk back in.
Other notes: The building design overall is jarring for people from bigger cities. You Chicago, NY, and LA people may be confused by a building where you can stare directly into your neighbors window from like 20m. Obviously you can see other people's units in Chicago, but not from so close. This isn't to dissuade you, but a lot of the units have terrible views. I still enjoyed my time here but you need to be forking out closer to $2300+ for a 1bdrm to get a more reasonable view.
Additionally, the area is OK but not great. CWE is growing but you're sort of trapped between some higher crime areas. You can walk fairly far north until you hit Delmar (don't go any further as it's unsafe). Generally CWE is fairly safe. I'd be cautious late at night but generally it isn't terribly unsafe. CWE is probably comparable to most US cities. Never heard of shootings though we did have some car break-ins at one point. The only negative is that it does feel claustrophobic compared to major cities like Chicago. You can't really walk endlessly and have the same upscale experience for several blocks like you have in River North.
Conclusion: If you're moving to St. Louis, definitely consider CP. Compare this to 100 Above the Park, The Euclid, and Orion if you're looking for consistent, vibrant, but not overly-eccentric living. We scheduled a tour with Nina this past weekend with hopes of getting a short term lease for this summer. Little did we know how much we’d love everything that Citizen Park has to offer and how incredible their staff is!
