Majority of the problems with this property are with the builder and location. The migrant trailer park behind it plays Spanish music very loud and it echoes throughout the 410/420 building side. Martin County allows it to play past 11pm. Weekends during enjoyable weather when windows might be open is the worst. The walking along the grass by the canal adds to a very undesirable view like a boarder crossing all day and night. The pests are off the chain. Toxic cane toads swarm the property making it scary for ground floor pet owners. The garages and storages are full of mold and the hallways flood regardless the floor. The stairwells fill with driving rain and make puddles making them unsafe and then the water pours down the steps pooling at doorways. Puddles attract bugs remember it’s in a waterway. The lights in the open hallway adds to bug attraction especially during knat season. Lots of issues with parking lots flooding as the draining is into faulty holding tanks that slow drain into the canal. The insulation is poor and noise is horrible between apartments. You can hear everything even from lower levels. The list goes on and on with the build. My former unit per the new owner had a zero pitch on the balcony allowing water to pool into the track and then it filled up inside the track in the apartment. Yet no fix was made and it was rented again without repairs. They therefore are not hurricane proof. The new owners didn’t want to hear complaints. They violated existing leases and changed the smokefree initiative property to smoking while we were still in contract. My father was denied over and over to break the contract while I was allowed permission as retaliation they wanted me gone so as to not have to address my legitimate right to advocate they uphold my contract. No measures were taken during my stay to protect me or my father from second hand smoke and they went as far as allowing someone on a smoke free lease to smoke without penalty. With the assistance of a senior legal aid attorney we followed their direction and got my father out. His apt was clean but they charged him a cleaning fee for breaking his lease per the manager even though Fl does not allow cleaning fees for normal wear tear or normal cleaning. I was not charged but I left this place at end of lease and not a crumb left behind. He did not break the lease. They violated a major clause in our lease and dad left early for his health as he had second hand smoke from above him day and night. He requested ada accommodations in the end, reported the smoke and requested that lighting parking ramp and pooling water at his door and mold in his hallways from garages be addressed he was told prove the puddles and the garages are not his problem they are not his by the property manager Alyssa. They gave him only hours notice to vacate without penalty and they will reply to this denying that. However we are confident his letter sent with legal advice prompted them to let him go and avoid trouble. You will deal with these issues as they are not easily resolved. Fire ants dog waste irrigation and such may be improved if they are willing. The person below me kept his trash for weeks months piling up in his truck this added to my view. He would have his friends come over and drink in the parking lot and they would pee next to the truck and drive off intoxicated. Lots of questionable residents dogs with aggressive behavior some off leash. The dumpster omg was that bad. Lots and lots of people were complaining of the same. I was just persistent. Most everyone that moved in originally has left. If you do your due diligence frequent the property often and on the weekends walk the hallways. Notice how many doors have big gaps in the seals. Visit during the rain. Reviews on here are primarily right after move in or from original residents as soon as new management took over as they smile and gave a big boost of hope. But failed.
