I am a newer resident at this property, and I can't say enough about how wonderful the staff is (manager, leasing and maintenance). Each step of the way, I was greeted with kindness and professionalism. The team here is not only incredibly knowledgeable but also genuine, going above and beyond to ensure everything runs smoothly. If they are unable to answer a tough question, they inform me and get back to me in a timely manner. It can’t be easy since they have hundreds of residents and visitors but they do! Their attention to detail and commitment to residents is evident in every interaction unlike previous management who ignored residents’.
I’ve seen some reviews where residents have blamed management for issues that seem more related to misunderstandings or circumstances beyond the property's control, like other residents’ actions. I do want to point out that a little patience and understanding could go a long way in those situations. It’s important to actually read the lease and understand the rules and policies, as a few complaints I’ve read stem from not following those guidelines or from external factors that management can’t control. If there is an issue that involves water, electrical or security, it’s important to remember that some issues need to go to third party vendors and the property can’t control if they don’t have a part or the issue is so large it might take a few days to resolve. They have been communicative for all issues significant to minute which is refreshing so they need to be given grace.
Regarding packages- the package room and mail are organized daily and management can’t hold residents hands if they either don’t pick up their packages for days (or weeks on end) or if they toss them around looking for theirs throughout the day. Management leaves reminders and it’s our job as adults to be responsible and pick up our packages. Amazon is notorious for delivering various places and we need to use critical thinking to find it- is it in the mail room, package room, my door or did it get misdelivered? It’s not managements fault especially when they have signs posted everywhere, directing deliveries to appropriate floors.
Regarding cleanliness, residents will leave trash outside the compactor or in front on their own doors to which management sends out reminders asking them to keep it tidy or takes it upon themselves to put resident trash in the garbage during business hours. Management doesn’t act as housekeeping and there are certain obligations residents have again, as adults. If you want a clean place, keep it clean. Pick up after your pets, don’t throw your recycling or trash on the ground and keep the mail room neat.
Regarding security, again management has certain obligations which they fulfill as do residents. If you leave sht visible in your car, don’t be surprised if someone breaks in. This isn’t Fort Knox and no place or vehicle is impenetrable. There are gates and you have to fob into the property but I have seen residents let just anyone in- so if they access the garage and you have sht in your car, it’s your fault.
I also want to emphasize that while some may mention outside noise, it has never been a significant issue for me since I acknowledge that we live on the water in a very busy area, and it certainly didn’t impact my overall experience. Cars get broken into in the “secure” parking garage. Property manager has mentioned to me that car prowlers have stolen garage door openers which is probably how they have been able to get access in addition to following vehicles through the garage. This was said to me when my car was broken into.
My car has had large white marks at the top of it from a cement substance that drips from the overhead pipes in the basement garage. When I mentioned this to Stephanie I was offered a free car wash after already expressing I got one, but would not take responsibility for the matter beyond that. I needed to have the substance scraped from my vehicle. Rather than invest in correcting the issue, there is tarp sprawled across the ceiling with hose hanging out.
Some residents in the building allow their pets to use the stairwell, garage, atrium and exterior hallways as bathrooms.
There are fobs to access the building, but would not consider the building secure. The back elevator is currently accessible for anyone to enter making it a safety issue for residents. Doors are often propped open when they should not be.
Be wary of the charges posted to your account and services the property management company will sign you up for that requires a fee. Property managers will lie straight to your face for financial gain.
The elevators are extremely slow, one is currently down and has been down for two+ months.
If noise is an issue for you I would be mindful that there is a train that goes by and it does so often. If you are on a lower level there are cars, motorcycles that like to rev their engines, blast music and speed through also you can hear nearby construction.
If you move to a unit on the second floor there is a gym there where people like to drop weights and you will hear it. Also, when there are issues with the garbage compactor the trash piles up and you smell it throughout the entire hallway.
Now most recently someone has been stealing packages from the package room.
Corporate states that they will reach out to you within two business days to address concerns, but are lackluster themselves.

   Read moreThe physical apartment is nice. That’s it. But way too expensive for what you get. The management is the worst part of the experience there. Good luck getting in touch with them in a timely manner, or trying to get a clear answer. Avery is a the worst employee there he just lies about everything or just plain doesn’t know what he’s talking about. You will get random charges that you have to fight to get taken off your bill. If you want any real help talk to Melinda she is very helpful. Accessing the apartment isn’t the easiest either. There is no guest parking if you plan to have anyone over. Especially to help you move you should know there are two elevators, only one is allowed to be used to move furniture but only from specific hours that have to be scheduled. If you work a normal job good luck with those hours. And if you use the other they might try to charge you for it. Beware of your move out. My apartment was left in great condition Avery did the walkthrough and said it was one of the best move outs he’s seen said we should get our deposit back. Until a couple days later they wanted over $900 for a move out fee to paint the apartment and for new drip pans etc.. and this is apparently something everyone pays according to them. On the phone I was told basically to be grateful he didn’t charge me more because he easily can, and said they can charge whatever they want because they are a new complex so he was “being nice to me”. Which is the lamest explanation I think he could think of. Again dealing with Avery. And I know I’m not the only one, every tenant I’ve talked to or became friends with by seeing them in the elevator every day has said similar things about them. I haven’t ever been treated this way before. They act nice to get you to move in but this place is all about getting money from you in any way they can. Without Stephanie the manager or Avery working there it might be a decent place with it being a nice area and all the activities below, but the headache you get from this place is not worth it.
