When we moved into the rental home on Brandt, it seemed like a gem. As time went by, we realized just how deceiving looks could be. I lost count of the number of work requests we had to place between the fridge that died, the dryer that died, and the water heater that had to be replaced after coming home to cold water multiple times, among the myriad of other issues. When we moved in there was a box of rat poison in the laundry area. I thought it was a remnant of a past issue until I found rat droppings on our laundry. When we told Kim we had a rat issue we were told it was up to us to solve. Never mind the fact that there was a gaping hole in the ceiling of the laundry room that was never closed in and other gaps in the ceiling. $400 later we had rat traps put out. Caught 3 rats and a possum. The possum ran out of the laundry room when my husband opened the door. Also had two flea infestations in the house and we had no pets. We had moisture issues and lost shoes to mold. We had to put dehumidifier all around the house. The tile in the shower started to cave in and when the contractors came months later to repair it, they got a film of white powder on everything. Kim laughed aloud when I said it looked like we’d been dabbling in illegalities from breathing in the white powder. She then told me I should call Steve to resolve the issue. I told her that was her job to do. I had to just about blow a gasket to get $500 knocked off rent (we spent quite a bit on a hotel and then I had to come “home” and clean all the white powder myself). This was on my birthday too which was great… Mind you, we lived with only one functional tub for months. Essentially a 3/ 1.5. We paid the same rent though and paid it on time. I was told we needed to have the carpet professionally cleaned upon moveout and make sure the house was clean. We complied. I took photos of everything after it was cleaned. She kept $290 of our deposit for cleaning ($40 for drip pans). The drips pans had clearly been used when we moved in, but eh, the $40 is negligible. The $250 is offensive especially after going so far as to mop the porch the contractors left stained in white and having to clean a white film off of everything in the house. Feels like insult to injury. Also, the contractors took up the floor in the hall closet and never replaced it. Looks a mess. Anyways, this is just a bit of our experience. My advice is to find someone else to rent from. We’re not the first to have a bad experience with this company and we won’t be the last. I didn’t have a good feeling about Kim when I met her, and time has shown me why. Trust your gut....
Read moreIn our experience, Kim was relatively responsive with maintenance requests, but they usually weren’t handled very well. For example, there was a cracked water pipe under the driveway and it took two weeks to correctly deal with this so that sewage wasn’t backing up in the first-floor shower. During this two week period, we couldn’t shower, flush the toilets, do laundry without sewage coming out of the shower drain. Looking back, we’re surprised Kim didn’t somehow charge us for this repair. A few months later, a towel rack fell and cracked a toilet lid. This resulted in a $100 charge to replace the lid of the toilet. We could have almost bought a new toilet and replaced it ourselves for that amount.
When we moved out, the oven needed to be cleaned and the baseboards/blinds needed to be dusted. With this, we expected some cleaning fees to be taken out of the security deposit; however, this resulted in a $225 charge. Kim stated “we hire outside contractors to come in and clean the unit so we pass on the charge that we receive from them.” We don’t know who she hired, but the charge, once again, seemed excessive. These unreasonably high fees are in line with every other charge we’ve received from Kim though, so we weren’t exactly surprised.
Renting from Kim wasn’t an overall pleasant experience, and we left feeling used. We won’t be renting through Vineyards PM again and we won’t be recommending them to anyone. If you’re looking to rent from Kim, we highly suggest you...
Read moreThis LLC is owned and managed by a woman named Kim whom you should not trust. She will try to fool you out of your money and try to charge you BS fees . She has, in fact, been sued in her capacity of a real estate agent for retaining monies she is not legally permitted to keep, and has lost.
Kim rented out a townhome to my bf and i, and we had to find out the hard way that the the majority of appliances were failing. She promised to replace the leaking fridge for months, and did not. Ever. The sink broke down and black mold was a consequence. She had her maintainance man come and tell us that "mold does not grow on wood." Wood is one of the most popular materials that mold clings on to btw. After all of this, and we still paid her ALL of the rent. She then kept the WHOLE deposit, normal wear and tear being a huge portion of it.
If you would like to live well, or in a decent space, do not rent out through this LLC. We had to learn the hard way, but you've been warned!
The people who are posting these 5-star reviews, how many of them actually rented out properties through her? Not all of them, I can tell you that.
Edit: I have emailed Kim over the course of my tenancy with all of the issues mentioned above, and my displeasure. There is no surprise I was eager to terminate my lease...
