I've lived at Avalon in the loft building here in WPB for a little over two years and through a couple different managment firms (Most recently being Avalon / Avalon Lofts). I've really enjoyed the staff and maintenance team here, as they've been wonderful to deal with regarding any issues that have arrised. I do, however, have to take the time to write a few words for Avalon management/leasing and how you're valued here at Avalon as a tenant.
Throughout my tenure here at the community, I've held back complaints, issues and concerns as I'm usually not one to cause a fuss over things I ultimately have little control over, but events over the past few months have warranted a few words on my behalf. Things i've dealt with while living at Avalon (particularly the loft building) have been: Elevators being out of service for nearly a full year of my lease time, walking through rain and weather to get to your car, and having to use two different elevators to get to your vehicle (parking is across the street), pool / ammenities being closed for long periods of time, bathroom ventillation that apparently connects to other units, so conversations , smoke, etc flow through to your unit on the regular, an AC duct in the parking garage that decided to downpour on my vehicle to which I had to jump through hoops to get a new spot assigned. While these issues were tolerable at the rates I rented at initially, that has changed.
My first lease renewal here at Avalon, my rent was increased by $100 and an additional parking charge was added to the lease. (This is okay, and understandable that rents vary with the market and it's not an astronomical amount, so I ultimately decided to renew and continue as I did enjoy the character of the building). During my second lease renewal, Avalon sent the new rates with an Increase of over $400/month or $6,000/year to stay in my current unit. The market is indeed high out there currently, but the renewal rates seem to be based on square footage alone, and don't take into consideration the nuances you endure while living here. I reached out to ask if these rates were negotiable in any way, as that this sort of an increase is life-changing for most, including myself. The response I received was essentially 'The market raised by X amount and we could actually charge you more. Thanks for listening to how lease renewals work'. After I expressed my concerns via email, Avalon has yet to respond in any way.
While searching around the area, there are properties priced similarly (to the new, higher rates) that are non-studio units where you don't need to walk through bad weather to get to your vehicle and through multiple elevators etc and are more updated units. The rates are not indicitive of the units themselves, regardless of what the market rate of square footage is. (this is pertaining particularly to the loft building). At the current lease rates that they're requiring, and the notion that Avalon will essentially raise your rates by horrible ( I would argue criminal) amounts upon renewal, regardless of how reliable of a tenant you are, I would recommend looking elsewhere if you're wanting to search for a rental that's longer than a single lease. While renewal rates are one thing, future tenants have an option of choosing where to spend their money. I would recommend choosing a community that takes even a small effort to value you...

Around 10:30 AM yesterday, my kitchen sink started overflowing with what appeared to be sewage water. The smell was absolutely unbearable, and as someone who works from home, it became immediately impossible to focus or even breathe properly. I began having a severe headache from the fumes alone.
I immediately contacted maintenance, and to their credit, they arrived quickly. The maintenance staff were great and clearly doing their best. However, the equipment they used to vacuum the water had been used in other filthy situations, and it worsened the smell significantlyâturning my entire studio into a toxic zone. With no windows and poor ventilation, my unit became uninhabitable for nearly 8 HOURS.
The issue wasnât resolved until around 7 PM. I was left with nasty, black water all over my floors, and had to clean and disinfect everything myself after an exhausting day of trying to work through the chaos. Keep in mindâthis situation wasnât caused by me, an unit nearby just experienced something similar (confirmed by management).
I asked the leasing office about compensation for lost work time and an unlivable unit. I was told to speak to someone higher up, Jen, the Regional Director. Unfortunately, my conversation with her was incredibly disheartening. Her response was filled with corporate jargon and excuses like:
âWe responded quickly and fixed it by end of day.â
âOther tenants have had it worse and didnât get anything.â
âYou should file with renterâs insurance.â
She told me there was no one else to speak to, and financial compensation was completely off the table. No accountability, just dismissive policies.
Iâm leaving this review not just for myself, but for the countless tenants whoâve probably gone through similar situations and were told the same thing. This isnât treating everyone equallyâitâs corporate exploitation, plain and simple. We pay premium rent, but when disaster strikes through no fault of our own, weâre left to suffer and clean up the mess alone.
Update: They recognized the trouble i had to go through but was only willing to give me 100 credit due to that I had to clean up the mess after the plumbing issue is fixed. I standby my view that if your unit is borderline inhabitable for nearly 8 hours with no fault of your own, itâs only right you are compensated accordingly. The Avalon maintenance team is absolutely awesome and quick to respond when issues arise, so shout out to them. However, I am not okay with the narrative that âdue to companyâs policy, we canât offer any financial compensation. And we have to treat everyone equallyâ. Donât let the corporate walk all over you. Thank you to the entire Avalon team - front desk, leasing, maintenance, community - for making me feel so at home every day. Kimora, Sydney, David, Tristan, Zee, Taraly, Steph, Ana, Charity, and too many others to name, everyone goes above and beyond and always with a smile. Example: David from maintenance, who is a military vet, was on call during Labor Day Weekend when my AC happened to go out at 3am during a major FL summer heatwave. I submitted a maintenance request not expecting to hear until the next day. Not only did he reply right away, but he was at my apartment within 30 mins to help. I've never found this level of care elsewhere and never want to leave!
