The developers, Wick Properties, have been terrible neighbors in the name of their greed. The property was formerly elder housing owned by the township and the building on the site took up about 1/3 of the square footage of the new building. It was a grass covered lot with many beautiful mature trees and other plantings, raised garden beds lovingly tended by the residents, a gazebo where the seniors enjoyed socializing, and ample parking for residents and their guests.

It was purchased for a fraction of the market value. Developers then received an exception to build all the way to the lot lines over the objections of abutters in order to extract every possible penny of rental income. It was deemed that the re-development was for the greater good. Ironically, it was much more “park” like before Wick eliminated everything green from the lot in order to squeeze in an excessive number of units.

Building to the lot line meant Brook Street was closed to all vehicular and pedestrian traffic for over two and a half years, with North James Street also being closed intermittently. The builders flouted noise ordinances and began work earlier than permitted. Neighbors’ trees and shrubs were also removed to facilitate construction. Additionally, they required the use of abutting private property during demolition and construction, including closing off neighbor’s parking areas. Several cars of tenants were also damaged by falling wet concrete. Wick provided cleaning, but no more than an apology for the inconvenience and damage.

Now that construction has been completed and units are being leased, parking has become an issue in the neighborhood. Another irony of the name “The Park” is that residents have to pay an additional $125 a month at present for a space in the garage on top of their very high rent. The inadequate amount of parking was a concern also raised by abutters prior to development moving forward. There is no visitor parking available, so good luck having friends and family come visit your beautiful luxury apartment. Many residents and their visitors take their chances by illegally parking in private neighboring lots, including in posted firefighter only parking across the street, presenting the risk that firefighters reporting to the firehouse to respond to a fire may find themselves with nowhere to park, thus impacting response times. As a result, many have had their vehicles towed for doing so. Coming out to no car and having to pay a few hundred dollars definitely puts a damper on a nice visit, right?

I do not place the blame on the new residents who moved to our great town. I hope they come to love the town and neighborhood as much as I do. All of these issues were the logical and predictable result of putting too many units on the site in order to make exorbitant profits. I’m sure residents will in time see the downside of renting from a company...

Still no security deposit… 60+ days and counting.

I moved out two months ago, and Greystar still hasn’t returned my deposit. This isn’t just bad service—it’s a direct violation of NJ law, which requires landlords to return deposits within 30 days.

I left the apartment clean and damage-free, as confirmed during inspection and the official closing statement. Since then, I’ve contacted the apartment manager Andrew about refund of the deposit, for more than 20 times via phone and email. And every single time I was met with robotic replies like: “It’s processing. You’ll receive an email within 3–5 business days.” “I’ll talk to accounting and get back to you.” What actually happened? NOTHING. No payment, no follow-up, no accountability. Just an infinite loop of “we’ll get back to you” and ghosting. They think tenants are just going to forget their own money?

Other issues with the apartment:

Shoddy construction: The floor is tilted (try placing a ping pong ball—it’ll roll). Window frames were distorted, letting cold air in during winter. When asked, management blamed it on an “earthquake.” Sure.

Barely-functional water heater: You’ll get a solid 20 minutes of warm water… then good luck for the next few hours.

Suffocating summer heat: Even with just two small windows and barely any sun, the unit heats up to 90°F on a 80°F day. It’s like the walls are made of heat-retaining concrete. Expect your electric bill to double.

Location: The convenience of being across from the transit station is outweighed by constant loitering of homeless individuals and drug activity around the station.

Bottom line: We moved in for the location. We left with nothing but frustration, inflated utility bills, and a missing deposit.

Avoid Greystar. Avoid this apartment. Look at Metuchen, Rahway, or anywhere else. Huge regret. Learn...

In my 2 years at this property, I can speak on a few things:

Big fan of location. Woodbrige Station is literally footsteps from the building and then under an hour ride to NY Penn Station. Clean and well maintained. Big shoutout to maintenance here. Package consolidation. I order a ton of packages and while it was a bit of a free-for-all in the beginning, the building team has found their stride in organizing them. Otherwise, they're in the Amazon Hub located in the lobby. Huge improvement and respect to the team. Attentive and professional staff. I've lived in luxury buildings like this in NY/NJ and I'll say this place has set the bar. Original manager and maintenance guy are gone, but the new team has been extremely helpful as well. Quiet building (mostly). I was lucky enough to have a mostly peaceful residency here. I had a pretty loud neighbor in my first 6 months, but it looks like they might have been evicted halfway into my lease lol. Can't fault the building as living in any apartment building is like a lottery with what kind of neighbors you get, but I was ecstatic when they were gone. Had a VERY peaceful 1.5 years after that. Amenity spaces. Rooftop is amazing & there's a bar ONSITE. I'm not a huge drinker, but I like to have a drink here and there and we had an actual bartender at the building bar 3 nights out of the week.
