Good concept, not great execution. The breakfast banh mi has potential, but it was dry, and the vegetable strips were way too big and barely even pickled. There was a decent amount of bacon in there, and the egg was well cooked. I just think it needed more oomph - the sriracha mayo wasn't bad, but it really wanted a dose of vietnamese nuoc mam. I'd rather just have a real banh mi - and it would cost half as much. My friend enjoyed her crumpet, but it seemed like a small serve for $20. She ended up getting a Portuguese tart from here afterwards which she said was delicious. The coffees were good, I like the shaved ice in the latte. The service was friendly but overwhelmed, they made a mistake in our coffee order which was quickly fixed but it's a bit of a waste for them. We had to follow up on the pastry we ordered as well, though it had been put down in their ordering system I don't think we would have got it if we didn't ask after it. It's a great spot to sit outside with your dog, or just watch all the dogs go by. It's a pity that during the winter mornings the outside area is in the shade, but they provide little blankets to keep you warm. I bet in the warmer months it's a great outdoor area. I will probably come back and give them another go once they've settled...
Read moreOne of our favourite local cafes since 2021. Leo the owner is a friendly face and always brings good chat. The pastry cabinet has a wide range of sandwiches, toasties, savoury and sweet burrek (a favourite for visiting friends and family), Butter Boy cookies, gluten free/tasty cakes. There’s something for everyone.
When we do sit in, we enjoy the range of breakfast options, some Asian inspired, some familiar favourites. Service is swift, food is reliably delicious, and we’ve never had a bad coffee. Dirty chais are good too.
Highly recommend the Bahn mi style bacon and egg roll. I wish I had a photo of this- two fried eggs, bacon, housemade pickled green and sambal- SO GOOD! Another favourite is the miso mushroom bowl- such a generous bowl of umami deliciousness.
Anyone local with a dog will know that every doggie will drag their pet parents to the doggie treat tin. Leo keeps this jar replenished so you’ll often find doggies of various sizes and breeds sitting very nicely.
Leo puts on a fire in winter- great to have coffee indoors and stay warm.

It's hard to miss this gem. From the moment you see the unique GREEN DOOR to the open window that lets you peak into the cafe from where you are - YOU WON'T BE DISAPPOINTED!
There is something for everyone. The moment you are greeted and enter Precinct37 you feel WARMTH & WELCOMED! I have been twice since they opened (I was at the opening). The owners Leo & Petch know what they are doing - quality service, delicious food, amazing atmosphere and vibe and helpful & attentive staff are the sure recipe to why they continue to be busy during service times.
The food is absolutely impressive, the magician in the kitchen makes the most absolute scrumptious dishes. The beef & chicken burgers ARE THE BEST!!! The onion rings on the beef burgers MOUTH-WATERING!!! Wanting something light, refreshing & filling - go for "The Glory". The pastries are delectable.
