Shady outside tables with parasols with a pleasant outlook along tree lined Hay St. Excellent pricing with a good range of sandwiches and small bites. Super friendly and kind staff. Jiun even toasted my BLT and brought me out an extra cup of water. Got to love Perth! And I love the graphics on the cups!! Thanks for a tasty, reasonably priced lunch, Juin.

Staff are very friendly and nice, and there's a good breakfast deal of coffee + croissant for $7.50. Only 3 stars because coffee wasn't very good. Not terrible, but tasted watery...
