Where do I begin?! The Price for the Weekend (Fri, Sat, Sun) is $23.99 per adult (Dinner?), which is not remotely justified for the Lack of Quality & Lack Taste. Dimassi’s does not represent Mediterranean Cuisine and/or Arabic (Middle Eastern Cuisine). That being said, this is a Buffet Setting that is Self-Serve—No Employee(s) Attending the Buffet. That’s already a Negative, because Every Buffet, especially at this size needs a chaperone of some sort.

Anyway, the Salads are Basic with Basic, Tasteless Dressings. Cole Slaw(?) was Drowned in Generic Mayo. The Macaroni Salad, atrocious: Overcooked Pasta Drowned in a Cheap Mayo Sauce with No Flavor. Olives were the Lowest Quality, tasted like they were brined in Plastic. Hummus (Avocado; Spicy): No Flavor. The Spicy Hummus was loaded with Some type of Gritty, Red Pepper Powder (maybe a mix of Cheap Paprika & Chili Powder). Quzi: Quzi is like an Iraqi Biryani. This one could have been decent, but someone slam dunked a pound of salt in it, which rendered it inedible. The Chicken (Bone-In Topping) also had potential, but it wasn’t even luke warm.

Roasted Potatoes: I got Two (2) Raw Pieces—the flavor was okay; then they brought out fresh ones that were cooked, but again—the Salt Champion Reigned/Rained. The Fried Fish: Cheap, Frozen, Flavorless Product that was So Over-Baked or Over-Fried—Absolutely Disgusting. Dimassi’s Eggplant: Undercooked (Just About Raw) and Flavorless.

Meatball Stew/Soup (?): The Salt Champ is Returning to the Finals! Besides being saltier than a broke narcissist, the Meatball is Generic & has the Texture of Mystery Meat. Stuffed Grape Leaves: Very Generic, Terrible Texture & Taste. The Arabic Style Pickle was okay—the Carrot was Crunchy. Pita Bread was okay as well.

Here’s the Red Flags: There’s a Framed Flyer Offering a Discount if You leave a Review; then, the cashier doesn’t ask you how your experience was; again, no management or liaison walking around to get feedback. The place isn’t clean as others say. The utensils were dirty & the tea station was nasty. Mint-Lemonade was unacceptable: it tasted like Minute Maid, Peppermint Oil & Some Type of Artificial Sweetener. Bathroom was so hot that I saw sa+an fanning himself on the floor.

Karak Chai was empty and not clean around the brewer. The Positives: Chicken Tikka (Boneless, Marinated in Yogurt?) was decent & edible. Rice Pudding was also decent and a good, cool temperature. The Sooji (Type of Semolina) Cake was good. I can’t remotely recommend Dimassi’s.The Owners and/or GM should be onsite ensuring that the product is acceptable to put out & get feedback from the customers. I recommend another Lebanese Restaurant in ATX on Guadelupe; otherwise you’ll have to go to...

I have eaten at Dimassi's for over 15 years at the 183 location.

Being closer to my house we decided to give this location a try. They have locations in Houston as well.

First off, want to start off by saying that the parking situation is kind of interesting. We parked on the south side of the building closest to the door where most people park on the north side of the building as the entrance faces 35.

The first thing you notice is that the buffet is one long line and no open oven. At the 183 location it is a square with a sidebar attached with an open fire oven.

Something we noticed was all of the tables are really close to each other compared to the 183 location. Especially the rough closest to the food line. At the 183 location nobody is close to the food. Everybody's at least double the distance from anybody getting themselves food, which is a stark difference.

Because of the single line formation, people are waiting for extended periods of time while people are making choices instead of having the option to move around because the whole line queues up. With the whole line queued, it's basically a standstill.

Unfortunately, a lot of the line items were also exhausted from the line or empty. Some of the staple items took as much as 10 minutes to replenish.

You would watch people walk by certain sections of a food every 2 to 3 minutes. Looking for the item of desire without any luck.

When the food was replenished it was in small increments and usually was exhausted once the line did move.

Also notice the lamb shake is by request at this location instead of available on the buffet as it is on 183.

The drinks were noticeably different from the 183 location. The rose water was less rose and more sweet. The mint lemonade was not minty and very sweet.

The desert bar also was lackluster compared to the 183 location. All the baklava was not uniformed and half the normal size of the 183 location. I had to fond a normal size for comparison.

Overall, the experience was very disappointing compared to the 183 location. The 183 location is very well polished off as it's been there for a long time. They have more staff more Cooks more floor help.

I think the biggest pet peeve was the sun was beaming into the restaurant and there were no window blinds or any dressings to address it. And there's no tint on the window. So good heat also comes through with the blindness.

If you have the means to drive to 183, do so. It will be better.

If you are eating here for the first time, congratulations it's good food. I promise the service will get polished.

Dimassi’s is the best in Mediterranean food in my opinion, I can eat there every single day because of their food selection. We normally eat at their other locations over 183 and McNeil, but we decided to try the new place because it pop up on my IG, the location is great with plenty of parking better than the other location, the Building is beautiful with new walls and brand new Disign. The welcome man and at the register is very friendly and smiling and the lady in our way out was also the same, she asked us about our experience and how the food was. The food presentation is very good and everything has labels to keep you informed about the food names, the salad bar is great with lots of options and the hot food very clean and presentable to make you come back for more. With buffet price you are welcome to ask for one piece of Lamb that is very juicy and delicious. Most people don’t comment about Bathrooms but bathrooms needs to be clean on every restaurant because you don’t want to be eaten next to a bad smells, Here the bathrooms are clean and inclosed but there is a weird smell SO PLEASE ADD SOME ACCENTS LIKE AUTHENTIC DIFFUSER TO THE BATHROOMS. I know most people are going to say that you go to a restaurant to eat not to see a bathrooms, but unless you don’t wash your hands before and after a meal.

The rose water was less rose and more sweet. The mint lemonade was not minty and very sweet. The desert bar also was lackluster compared to the 183 location. All the baklava was not uniformed and half the normal size of the 183 location. I had to fond a normal size for comparison. Overall, the experience was very disappointing compared to the 183 location. The 183 location is very well polished off as it's been there for a long time. They have more staff more Cooks more floor help. I think the biggest pet peeve was the sun was beaming into the restaurant and there were no window blinds or any dressings to address it. And there's no tint on the window. So good heat also comes through with the blindness. If you have the means to drive to 183, do so. It will be better. If you are eating here for the first time, congratulations it's good food. I promise the service will get polished. *Too small, cramped *Lack of staple food on the line on time or in quantity *Odd parking *Blinding/heat windows *Feel like Dimassi's lite *Bread suffered.

Dimassi’s is the best in Mediterranean food in my opinion, I can eat there every single day because of their food selection. We normally eat at their other locations over 183 and McNeil, but we decided to try the new place because it pop up on my IG, the location is great with plenty of parking better than the other location, the Building is beautiful with new walls and brand new Disign. The welcome man and at the register is very friendly and smiling and the lady in our way out was also the same, she asked us about our experience and how the food was. The food presentation is very good and everything has labels to keep you informed about the food names, the salad bar is great with lots of options and the hot food very clean and presentable to make you come back for more. With buffet price you are welcome to ask for one piece of Lamb that is very juicy and delicious. Most people don’t comment about Bathrooms but bathrooms needs to be clean on every restaurant because you don’t want to be eaten next to a bad smells, Here the bathrooms are clean and inclosed but there is a weird smell SO PLEASE ADD SOME ACCENTS LIKE AUTHENTIC DIFFUSER TO THE BATHROOMS. I know most people are going to say that you go to a restaurant to eat not to see a bathrooms, but unless you don’t wash your hands before and after a meal.
