I've used Dedant twice, but the next time I'd probably consider trying somebody else.
In the last instance I attended the inspection in person with Michael and found his approach a little bit difficult to work with. He spent an hour looking around the house without saying much even though I asked him if he's okay to share his thoughts as he's going through it which he agreed to. After the job was done he just asked me what I wanted to hear about - which is something I'd expect a B&P inspector to be able to tell me directly as I don't know much about B&P and that's the entire reason why I paid these guys. I asked him to tell me and just gave me some high level information about the property without going into too much detail. It was the end of the day so I just felt that he really wanted to get home and get the job done as fast as possible without engaging with his client. I would have appreciated it if a bit more effort would have been putting into setting expectations rather than whatever this was.
The report was recieved fast within 24 hours, it was OK. There's an excessive amount of disclaimers and useless text that takes away from the key messaging surrounding the condition of the property inspected. It made it very hard to decipher the report and I didn't get the value I was hoping from it. Discussing it verbally would've been an option if I didn't already attend the inspection and try to do so. Some areas of the house were missed that I otherwise had noted to myself already (including a large wasp nest out the front), just reinforcing that the level of service provided was subpar.
Overall I felt the service was lacking this second time (first time was just OK, similar experience) and I didn't get as much as I had hoped for. The entire process just felt a bit lackluster and impersonal. I considered Dedant since they promise they have 20+ years of experience in the industry, but I don't think that translated very well to their communication skills.
I think next time I'd focus less on the experience of a B&P inspector and instead somebody who is proactive and responsive to my questions and somebody who will be able to tell me...
Read moreDedant performed a building and pest inspection on my property for a buyer. I must warn people that the person performing the inspection has provided misleading and false statements regarding my property. The inspector has claimed power was not on and had been disconnected or turned off. This is untrue. The only power that had been turned off was the hot water system as it is currently vacant. Claimed that due to no recent rain a leak in the roof could not be ascertained. In the 5 days leading up to this we had received over 200mm. There is no Sarking installed. This is a complete lie and makes me think the inspector didnt even check. An inspection under the laundry sink couldnt be performed as it was full of personal items. Another fabrication. It was completely empty apart from 2 plastic door stops. One of the bedroom doors could be pushed open when closed without turning the knob - would not shut properly. Another fabrication. I double-checked myself and filmed myself gently closing the door which would not open without turning the door-knob. Wood fungal decay present on fence. No photographic evidence was given and I could not find an issue, minor at best. There is a significant number of palings with pine sap secretion, but this does not cause decay.
It appears the report was a cut-and-paste job, and perhaps from the wrong inspection
Edit: the sale did not fall through, which is another untrue assumption on your part, but as is customary, I received the report. The client has asked for some rectification works. The issue being, the report was vague at best, misleading at worst condsidering if we were to engage a tradesperson we would not know what to specify as part of the scope of works. One example is the door not closing properly. The client wants this fixed by a tradesperson. As mentioned above, this is not true. I see the owner is not concerned by the number of misleading and untruthful comments which is even more reason to stay clear of this company. I had my building and pest inspection done this afternoon for $520.
I never used this company before but I saw the high rating on google so I decided to rely on it.
Last Wednesday, we scheduled a time for 1:30pm today. Then when I went there at 1:15pm, I saw the agent. He told me the inspector contacted him this morning to change the time to be around 12:30pm. I was shocked. As a customer, I didn’t get contacted about the time change at all.
The inspection was completed around 2pm and I got the report in 30 mins. They used a predefined software to generate the report. Inspectors just need to click on the options and insert a few photos and the comments are automatically created.Noticeably, I never got a chance to be shown where the major defects are right at the spot.
I’m not eligible to comment about the qualifications of the inspector. But as a customer, the quality of the report is a lot worse than the one I received 2 years ago from another building and pest inspector when I purchased another property. That report is more detailed and more customised for a buyer and I could understand it a lot better.
One thing I noted was that the office was really pushy to let you pay before they provide the service. I wonder there might be cases people refuse to pay because they are not satisfied.
Overall, I was pretty upset about the service quality and as a buyer, I didn’t get much knowledge or confidence about the house I was about to purchase. While the inspector could still be good and professional, the way the company treated the customer was really disappointing.
For my bad experience, the company didn’t want to acknowledge or rectify it. They simply just didn’t understand how a home buyer felt but just cared about the money.
I didn’t want other home buyers to have this kind of bad experience so that I am sharing my thoughts here for your future reference.
Edited: I just recalled that even no taps in any bathroom hv been turned on....
