First and foremost, the constant pesticide that we would see at the counter and the toilet is beyond disgusting and disappointing. I’ve already requested countless times for the cleaners to close the drainage on the floor after they clean, because the cockroaches tend to get out of there and disrupt our unit. Even my unitmates expressed their frustration about it. That they can’t move around with a lot of insects roaming around. At this point, I dont see the point of them cleaning and then purposely leaving it out open for more insects to come and and roam around the living area, kitchen and bathroom. It’s like they dont even care.
The second thing, some cleaners at block D are very condescending and judgemental. I experienced this multiple times wherein if I would just bypass them, they would stare and stare and talk with one another. This made me uncomfortable in another level to be honest, like I’m being judged for living in a house where I’m supposed to feel relaxed. In addition to that, some even get mad and shouted for using the facilities like the toilet right after they cleaned it. I mean… do you really expect for the residents to not use just so you wouldn’t clean it all the time? One even came up and talked to me in a language I didnt know and began to scold me just for using the toilet and shooing me away when I was still fixing myself in the mirror. This made me cower like I’m at fault for even using the facilities I paid for in the first place when I shouldnt be.
Another instance is, if they would clean in the morning and change the trashbin, they would bang the door so hard and we would wake up abruptly. As a student, I really want to utilize the time I have to sleep and relax and with the experiences I’ve had I can honestly say it was rather disappointing to live in an area where you would feel judged and criticized in your every move.
4th reason is putting people as roommates who are obviously not compatible with each other. I’ve had to share a bathroom with one of my unitmates, and I can honestly say that this person is very messy. My other unitmates had a problem with her as well and we ended up having a peer group meeting with a mentor. Although I appreciate the Management Team that they sent someone to help be the middle ground for that one unitmate of ours who wouldnt communicate and fix her attitude in being a decent and clean unitmate, the meeting didnt do much to fix the actual problem. The ending being we just had to be the bigger person, which is not even a solution to be honest on our part. The management team failed to see that that person was incompatible with us as unitmates in terms of communication, and living capability because of how messy and unreliant to communicate she can be. They could have transferred her but they wanted us to be the first to make the move and communicate with her. But didnt we already, before it got to the point that we needed a mentor for it?
5th reason of why I hated living here was the rent. To be honest, you really just dont get what you paid for. You could do much better somewhere else.
6th is the gym facilities. There was a limited amount of gym appliances that you can use and most of it are treadmill. To add, some of the appliances are broken, so if u really have a goal to accomplish in terms of health and bulking/toning up your body, I dont think u can accomplish that with the limited and mostly broken gym appliances that they have at Block D that never got to be fixed, so youre just left with using the treadmill.
Overall, I would say that I wouldn’t recommend students to live here to be honest. Would I recommend other students to come here? No.
Why?
Firstly, when I entered my room on the first day, it was very dusty and dirty; I had to ask the management to have it cleaned again.
Speaking of which, the management can be difficult to work with. I’m not entirely certain but sometimes, there are residents who work at the management office and they may give out incorrect information.
For example, when I submitted my termination form, the student resident told me I had 7 days to move out but apparently I didn’t according to an actual staff.
The rooms in Block A are unacceptably small and may make you feel claustrophobic. In my case, I rented a single room. It literally was just the size of small hallway as the furniture was taking up too much space—I could barely move around. It is for that reason that I had to constantly rearrange my things so I would have enough space.
In addition, during my whole stay there, my A/C never worked properly. My room was never cold enough so I had to open the windows at night. And even then, I would wake up in the middle of the night drenched in sweat. So, you could imagine how terrible the quality of my sleep was when I lived here.
(Not to mention that the ceiling fan was old and extremely dusty.)

The kitchen was always nasty. Some of my roommates would cook (although it wasn’t allowed) and leave a mess. The sink is also too small and there’s no drainage on the floor so we would always have to walk around the spilled water to prevent accidents. The faucet was also broken and nobody ever came to fix it.
(And if you want to actually cook, you’ll have to go down to the student lounge which is so inconvenient, loud and dirty.)
If you think the kitchen is nasty, the common toilets are nastier 😭. Literally, sometimes my unit mates would leave their sanitary pads in the shower or toilets. Absolutely disgusting. And the toilet flushes would frequently stop working.
I also don’t think only 3 showers and 2 toilets are enough to be shared amongst 10 people.
Other minor things I didn't like during my stay here was that there were no fans while you waited for the elevators to come down to the ground floor. Most of us would just walk back to Waterfront from school and I swear, I was sweating more waiting for the lifts to come than walking. There was also no ventilation in the lifts so aside from sweating, you can barely breathe inside.
Another thing is the limited food options available. Sure, there is The Lunch Box, Cube Pizza and other small stalls at Block C but they were all overpriced and had extremely small portions. I even once contracted the stomach flu after eating food from The Lunch Box. I had diarrhea several times in a day and was extremely dehydrated, tired and in utter discomfort for two whole weeks.
Overall, you just don’t get what you pay for. I paid RM 1,250 (x3) every quarter for my single room. And even then, they still want to increase the rent in the following year to RM 1,350. Honestly, this is what pushed me to move out as although rent goes up, there are absolutely no improvements made to make the student residents experience better. Read moreI stayed here for 12 months, and it was one of the worst experiences I’ve ever had. From disgusting roommates and a cockroach infestation to broken facilities and an utterly incompetent management team, this place was a complete nightmare. But by far the worst part and the main reason I decided to terminate my contract was the security guards. Their attitude is beyond unacceptable. They treat residents like trash, acting as if we owe them something, speaking to us with pure disrespect, and going out of their way to be as rude and condescending as possible.
One incident that stood out was when I went to collect a parcel from security at 3 PM. Instead of simply informing me that he (in dark blue uniform and on a bigger size) was busy and asking me to come back later, the guard pointed at me, glared, and shouted, "Come later, can't you see I’m busy!?” then waved me off like I was some filthy pest. That’s exactly how they see us, not as paying residents, but as nuisances they can push around. When I went back to collect the parcel at 430pm guess what he was doing 🤔 sleeping at the back lol.
Another time, a guard physically blocked the lift entrance for no reason, demanding that we show our access cards while barking orders at us like we were criminals. No courtesy, no professionalism just pure intimidation. And yet, when it comes to actual security? These same guards are too busy scrolling through their phones, gossiping with their friends, or playing Mobile Legends to do their jobs. If a real emergency happened, I have zero confidence they’d lift a finger to help.
I’ve stayed in many different condos and school hostels with security teams, and none have ever been this rude, lazy, or unprofessional. Their disgraceful behavior, combined with the management’s complete indifference, makes it clear that this place has no regard for its residents.
What’s even worse is that this isn’t a new issue. I’ve seen countless bad reviews about the security guards dating back from two years ago to just a few months ago, all pointing out the same problems, rude behavior, power-tripping, and complete lack of professionalism. And every time, Waterfront’s management responds with the same generic excuses, claiming they will "improve" and "make changes." But after living here, I can say with certainty that nothing has changed. The same awful treatment continues, and the management clearly has no intention of fixing it.
No one should ever have to pay a hefty RM1,550 like I did just to be disrespected, belittled, and treated like a nuisance in their own home.
