If I can choose not to give them stars or give them negative stars, I will definitely do it. The only good things about this place is the location.
Poor furniture - The furniture are old. My bed was broken since I came. All my cabinet doors are replaced once but not at the same time. They slowly broke and I don't know why. Sometimes, they broke without me touching them, they just fall out of the cabinet themselves. My kitchen florescent plastic fitting was like that as well two times. I didn't even touch them. If Pure has not changed to IQ, I can will seriously capture all my maintenance and fixing list.
Fire drills - False alarm happens so often that people just ignore it. There was a month that there is more than 3 false alarms in a month.
Microwave - My first microwave was very old and it broke so I asked them to replace it. It took them 3 weeks and a couple of days to replace it, and they replaced it because I asked them to switch my microwave with the one in their office instead. You know what there were still tacos stain on the microwave they replaced. They didn't even clean it. Congrats mate!
Just a light bulb - This one is my friend story. There is once a maintenance guy was ill and he needed to take a week or two off so no one can replace my friend light bulb. ... My friend needs to sit in the dark during the exam period and she was the one who ask the staff to take a bulb from another vacant room for her. She asked him twice. Plus, she need to change it herself.
Lift - Lifts are broken all the time so do not expect that you will have lifts. IQ will provide baggage boys only when the lifts are planned to be shut down. If it breaks (again) itself, congrats no one will help you with anything.
Accusing me of being dirty and I receive no apology at all until this day - They once did a maintenance in my washroom floor while I was on a trip. However, afterwards, lots of room complaint that my room stinks (because of the maintenance chemical), and they accuse me of not throwing the garbage. Once I told them, the room smelled bad because of the maintenance. They literally disappear without an apology.
Maintenance hell - In my second bathroom maintenance, they flush my Harpic Hygienic Toilet Rim Block, and once I got back into my room at 6pm. I need to get it out of the toilet myself or else I cannot use it. Plus, every time there is a maintenance, my room floor is a mess and I need to clean it all the time.
Random maid - There is a maid knocking on my door one day and trying to open my door. I told her to wait because I need to put on my pants but she did not wait and open my door. I then told her to wait again and the same things happen for five times. She wait for 1 second and then open my door again. After I talked to her, she got into the wrong room. I didn't order a cleaning service. She didn't apologize and left quickly. I emailed the management team and I receive no reply. I receive no apology in the end.
Maintenance - they are lots of maintenance before I leave. However, they will only notify you when they plan to do it in your room. So if you are planning on going to bed late or study in your own room, you need to bare in mind that they have the right not to inform you if they are drilling and removing the washroom floor on top of your head ( according to the manager). I mean yes you are not obligated to tell the adjacent room because you are working in a business hours, but you claim yourself as a professional student accommodation I bet this is on a checklist of things you should do because at least it a BASIC AND COMMON COURTESY! All of my friends are very surprised when I told them IQ did things this way.
Study room or sauna - Study room is too cold during winter and too hot during summer. There is an AC but it does not seem to work and there is only 4 tables that can accommodate maximum 16 people for a 500 + rooms accommodation.

Read moreThey've removed the black shelf delivery safe place to leave deliveries, students now have to come down during busy study periods to collect their food, sometimes residents do not answer their phone or check at all leaving us delivery drivers having to wait downstairs for them as we need a pin and there is no safe place to leave the items as they've removed the only one. The receptionist doesn't let you go upstairs to the room number either - make it make sense...
Reception staff are mouthy and speak back to delivery drivers in a rude tone - they have a huge marble desk as well as nearly 5 rows of couches which no one ever uses and you have to wait around standing whilst your feet go numb having to wait for the customer to come downstairs to collect their food.
Delivery Drivers don't get paid to wait, it's quick pickup and dropoff it's fast-food, we can't afford to wait 30 minutes to 1 hour until the person checks their phone to come down taking ages, we get paid less than £3 for these deliveries it's unfair.
Do not live here - they control your food and won't let you get the service you've paid for, that's why people order takeaway it's so that they get the food delivered straight to their front door without stepping outside of their rooms door it makes no sense why you make people wait and come down too, sometimes the residents when ordering tell us delivery drivers to leave at their door, so they won't answer their phone anyway leaving us stuck, silly accommodation didn't think anything through when they removed the black safe place delivery shelf, this place gets around 100 deliveries a day if not more, how do you expect us to wait around when outside is a double-yellow and we risk getting parking tickets and penalty fines as delivery drivers on motorbikes and vans, there's no parking so we cannot wait for the customer, the customer is never downstairs ever to be ready to collect their items, everyone wants 5 star service for cheap - not how it works in London, receptionist have a "don't care" attitude as they're paid per-hour whilst us delivery drivers are left with little pay sometimes £3 an hour (if we have to wait for customers to always come downstairs) - you're useless and do not need 4 staff members all in the reception if you're not going to do receptionist work.
Forget about delivery drivers and food just look at the average ratings of this accommodation they all have 1 star ratings, not a good service to their residents either - I would suggest you find another more better service student accommodation as this one is not it if you value your peace of mind and good service you won't find it here.
Their excuse for removing the delivery shelf is "residents leave the food overnight and don't collect it" well if that's the case use your common sense and throw the food away if you've seen that it's been there rotting for 2 days, have a policy where if you don't collect your items in 24 hours it's thrown away by 9 AM the next day - no excuses.
I witnessed one of the staff members throw a customers food outside on the pavement to frame a delivery driver and make a fake report - when confronted they hid away not taking accountability for the fact they just tampered with someones food that's been paid for without food safety training or any food hygiene they disrespectfully threw the food onto the pavement outside in the public where anyone could steal it or it could be a trip hazard as it was in-front of the sliding 2 automatic doors - let's hope they have public liability insurance should anyone slip and fall or trip from this hazard they...
Read moreTo be honest, the life at Pure Hammersmith, and followed by iQ Hammersmith, was pretty enjoyable and pleasing. The location, room capabilities and services here were all great, and I would have given a 5 starred review based on my experience before. However, that had changed drastically when I was trying to move out.
As I was aware that in block C there had always been a broken lift, sometimes both, that everyone had been complaining about. This didn't affect my living much as I live on the second floor therefore I can use stairs as an alternative. When the moving out time approached, I started to concern about the lifts since I need to carry large and heavy boxes downstairs, and I could imagine the torture it would be to transport the masses using stairs. Fortunately, I received a mail saying that the management team had called for a baggage service in case we need help. I was so relieved thus I am so regret that I didn't check out one day early, even though I need to find a place to store my luggage.
On the day I was moving out, everything was a chaos. My tenancy said I need to check out before 10am. But when I was packing up the final stuffs in my room, I started to find out that they do not offer baggage service at that specific day, when I believe everyone needed them as that day was the last day of quite a few people's tenancy. It was quite shocking that you didn't get the promised service at the time you needed it most.
I tried to use lifts, but since there was only ONE lift working, and everyone was trying to occupy the lift, those who lived at higher floors (8/9) were happily moving out with no obstacles, where we, living at lower floors, could only carry my luggage using staircase. I was planning to get a baggage service in advance since I had got quite a few boxes, but the short notice left me no choice but to carry them on my own. I was planning to finish luggage moving by 9.30am, then clean up my room using 30 mins, which was more than enough to get it done. However, thanks to their irresponsible short-noticed mail and the never-got-repaired lift, I found myself in a trap that I had to pay for the ridiculous cleaning fee of £75. I did try to go back to see if I could clean them myself, but I found my door card revoked thus that was it.
I am not arguing that I should not pay this, since I did leave a few boxes, a fan and some food that I didn't have time to finish. I just find myself a bit pathetic as I trusted the management team too easily. If I had ordered baggage services myself, if I had started packing earlier, or if I had not waited so long for the lifts, I could have avoided the charges.
So above all, I was hoping the iQ management team may be different to the Pure team, but it turns out I might be wrong. I find myself getting everything I deserve in the tenancy, but nothing else. Thinking back, as they are doing business here, I don't blame them to focus on profit only, otherwise they have already fixed the lift, since they had taken up the property since April. The moving out experience let me feel that it's a trap carefully designed for me so that I have to pay for the cleaning fee, although if as I planned I could have get it done myself.
Did I had a good time living here? Yes, until the morning 7th September 2018. That's why I leave a 2 star review.
