GUNS, SHOOTINGS, & MURDER • Residents (or may be visitors) open carry guns during the middle of the day and openly deal drugs on property.
• April 3, 2024 – MURDER: See aftermath images. I woke up to loud music and partying around 11pm. By 12am, a series of 10+ gunshots were fired. I looked out my balcony window to find a young man murdered. He was lying in a pool of blood from a gunshot wound to the head. It took 15-20 minutes before cops and paramedics arrived on the scene. I will spare you the details of viewing the pictures of a deceased man. At the property managements request, I provided testimony and graphic photos from my phone, the next day, to a police sergeant. Well, property management still refused to let me terminate my lease (even with a 60-day notice) despite trying to help bring a sense of justice to the tragedy. I was outright ignored by property management. They refused to acknowledge me, and other residents, either in-person or through phone or mail. I am left to deal with and work through my own post-trauma and discomfort living here. The property management's focus appears to be revenue at the expense of human lives. There is a reason why the rent here is significantly cheaper than nearby competitors.
• The office staff and maintenance staff are solid. This review is mainly indicative of the property and the property management company.
• Since signing a lease here, there has been an influx of crime and residents not respecting the community. Property management (is it ARIUM?) appears to let anyone live here without conducting background checks. The apartment and the amenities are nice, but the residents, resident guests, and strangers that roam the property have turned this place into a living nightmare.
CAR BREAK-IN’s • The gate to the parking garage has been broken more often than is functional which leads to constant car break-ins. My car was broken into (see images) in the nice frigid month of January. I have witnessed a car break in broad daylight as if it was ‘just another day in the neighborhood.’ I once had to pay for a $75 parking ticket because I could not park inside the parking garage - due to a broken gate. Fortunately, the office manager (shout out to Chrystal) was able to credit my rent $75 for the following month. LOUD PARTIES • Constant, loud parties at the pool area amongst residents and people who do not live here. My unit faces the pool area, so I can count the sleepless nights strangers or residents use progressional grade DJ equipment to blast music. This goes on ignored. There are no cops, nor security to stop the chaos. Anything goes at this residence. DOG POOP & URINE • Dog feces are any and everywhere. Everyday there is dog poop or urine for you to step into or navigate through. In the elevator, in walkway, parking garage, and in the gym (they only recently disallowed dogs from meandering and staking territory in the gym). I get it. This is a pet friendly community. However, they take it to the extreme by allowing pet owners have their pets do as they wish without consequence. OCTOBER 2023: Walked out of my unit to go to fellowship around 7pm. I was alerted to a shooting in the parking garage. Fortunately, I do not believe there were any fatalities that occurred. I was on the 4th floor. Shootings were on the 1st. JANUARY 2024: Additional shootings with possible fatalities. Specifically, shooting at a child’s birthday party within the property confines. TRASH • Trash piled up outside the trash shoots. This attracts roaches and other vermin. Again, you can do what you want here as a resident and face no fines for non-compliance. PARKING GARAGE DRIVING • People drive recklessly (drive the wrong way and at high speed) through the garage.

Read moreThe location is wonderful, but the price is unreasonable for some of the living situations that you have to deal with. Just keep in mind that the office is open for a period of time 7 days out of the week, but they NEVER answer their phones and are not very knowledgable on problem solving.There are a couple things to note, take them with a grain or salt depending on what your preferences are.
There is no business center, but there is a printer in which you can hook your computer up to print.
The gym recently renovations and is open 24/7.
The office is typically open everyday although it is hard to reach someone over the phone and you will never be able to solve an issue via the staff. This place honestly has some of the most uncaring staff I have ever met who truly does nothing but provide the most horrendous customer service.
Trash valet is a charge that you cannot opt in and out of so it is in your best interest to use it, although there are so many rules it is best to simply throw away your own trash and dispose of boxes on your own.
The parking deck stops at the 5th floor so if you are on level 6 or 7, you will be walking up some stairs to get to your place or be taking the elevators. Also, there are consistent break ins through the "secured" parking deck and the remotes decide to work whenever they would like. I personally have had to wait 2-3 minutes for it to finally work and have had a roommate come let me through the deck before.
There are no light fixtures in the bedrooms so you will have to provide your own lighting in there.
Maintenance is absolutely horrendous as they do not come on weekends unless there is an emergency. Their definition of an "emergency" covers absolutely nothing. There are times when they leave notes and others when they do not to let you know that the maintenance has been completed. There is an option to opt in for text messages whenever the maintenance is done which I would recommend.
Your rent is posted online several days before the 1st of the month so you have a large window of time to know what the charges are and pay them. That is when the website decides to work of course.
Water is set up whenever you move in so there are only electric and cable to worry about.
Cable services are pretty open so any carrier seems to be fine (Comcast, At&t). Note that anything that needs a dish would not be an option.
Mailroom attendant is very rude and will not let you get your mail for a span of a couple hours while they sort, yes even at 5-6pm. Also, the door handle has been broken various times so the security of the room is questionable itself.
For visitor parking, there are so many rules. You get one additional decal for visitors, but you must have the clicker to get into the parking deck. If you have more than one car of guests coming over, then you need to have the leasing office give you a sheet of paper and they have to fill it out and put it on their windshield. It is mostly an inconvenience so I suggest having people street park or carpool.
The washers and dryers either in your unit or in the laundry facilities are small and stackable so just be aware that anything, such as a comforter, would have to be dry cleaned or taken out for laundry.
The pool is nice and gets a lot of sunlight in the summer after 1pm. There is a fire pit and patio furniture so hosting friends is always fun. The grills are awesome and propane is provided for you!
Walls and entire apartment in general have very good soundproof measures.
Be sure to document everything as there are no cameras that actually work anywhere on the premises. We were bothered by our neighbors and asked if footage could be checked in order to address the issue which was when the front office let me know that there were no cameras on any floors or in the parking decks.

Read moreBeware! It’s a lot but please read! The leasing agents don't have sell you on the property itself. The grounds are beautiful. Nice resort size pool, nice rec area, fitness room, and great a "midtown" location. Even tho they advertise the Ferst as a Studio apartment online with studio pricing, when I arrived I was told that the property decided to no longer call that particular style unit a studio . They placed a partition in the middle of a room that is the same square footage as the studios they were renting for a cheaper price. It's now considered a one bedroom and that I have to pay for. Needless to say that the amount due was much more than was discussed and expected, but hey, what I'm I going to do? I needed a place to stay and my move in date was in a week. I attempted to contact the leasing office several times that week prior to give them my deposit and 1st months rent, but it is practically impossible to get in contact with anyone in that leasing off via telephone... EVER. I even stood in front of one of the leasing agents one time and called the the office . It didn't even ring in the office. It just went straight to voicemail. So I just showed up and hoped someone was there. They look my money and that was it. No move in instructions for my move in date. When could I show up? Where am I supposed to unload? Who will have my keys or garage fob for me? None of these questions were answered. I called and emailed my concerns with no response. They finally get back in contact with me to let me know a good time I could stop by to pick up my keys/fobs. I stopped by and I ended up speaking with Devon, who seemed fairly new and inexperienced. He didn't seem to know any details about my move in or where any of my information was. After about 10 minutes of asking around, he finally located my information, handed me a green envelope with 2 mailbox keys, my unit key and some paperwork and told me to go take a look at the unit. I thought that was a bit odd because most properties I've stayed before in give you a tour of your new home before you move in. This was not done. I was not given a fob to get in the parking garage or the or a decal to safely park my car there. My friend's car and mine being booted within the first weeks stay at my new home. The unit was dirty upon moving in . Red sauce fingerprints on the blinds, the tub didn't work properly. It would constantly clog causing me to take showers surrounded by puddles of dirt at my feet and ankles because the tub would not drain. They told me to stop washing my hair in the shower. I DON'T EVEN WAS MY HAIR IN THE SHOWER! There was no hair in that drain . They take care of work orders when they feel like it. The blinds in the apartment are dirt cheap. They fall off the track any time u attempt to touch them. The water pressure is super low and count on only about 3 good minutes of hot water in that shower. There have been several car break-ins in our garage. A friend of mine told me she was assaulted in our elevator after a late night workout. One of our elevators was non operational for 2 months. During Labor Day weekend there were large puddles of blood in the elevators, walkways and the lobby area. We alerted the authorities and when we woke up the next morning everything had been cleaned up. No explanation. No email. No mention of it at all. And don't let your garage fob stop working after business hours because your night will be spent searching and paying for street parking in front of your own home. UNACCEPTABLE. They have made some improvements to the look of the property. Like, repainting the building and hallways, building a bike rack and opening the new mail room, but all the aesthetics in the world can't cover up how big of a joke with management company is. All this has happened in less than a year of staying here and not once has any one reached out to rectify these situations.
